The only thing going for it was it was on the ground floor.
Although the bed was comfy it was jammed against a wall making it very difficult to get out off . There was no toiletries for the shower and strong smells of mould . Could do with a refurb.The kitchen area was very good although we never used it. .

I stayed there B4 in this accomodation, its ok, but thats it.The price was then around 50`£ this time 70+ what is overprized.I booked earlier on a different date, with no refund, I asked them if i could change the date later. They confirmed the change date, but i had to pay the first one also. At the end, i was not able to make it on the extended date also, and requested refund. But it was negative. Meaning i paid 2 stay without being there.
Few years ago, I booked in Rome, with no refund, I had to change date and it was no problem for the host. No charge and changed date without problem. Thats how you treat your customers.
I stay few times yearly in Lancaster, but never again here.

Good location, nice clean room with a comfortable bed and decent facilities. Booked to allow us to see friends locally, worked very well. Only used the kitchen facilities on the ground floor briefly but they looked good and everything was very clean.

The location is good. Close to city centre. Good cafe nearby.
The window won't close and it was facing the street. Didn't get a decent sleep all night. The room is not very clean. There were some problems with the bathroom door and someone put a piece of tissue there to prevent the door from closing. Probably a used tissue, I didn't check.

central location
it’s on a noisy road and the window was broken ( would not close so stayed wide open all night ) so very noisy all night . anyone staying here in future should enquire that window now repaired . otherwise nice clean compact room

Great location
Room very small. Flakey paint work in areas . Floor was uneven ,sticking up . Trip hazard.hence when walking on floor wardrobe shocked .TV remote not working. Bathroom no plug in hand basin . Shower was dirty around door tracking and grouting needs to be cleaned / replaced.

A lovely little guest house, with comfortable,clean rooms and facilities. Prefect location. Very central but still very quite and really good value for money.
The only Negative things I could think of is I couldn't get the heater to work in my room. Would be great to have some instructions on how?. The TV remote was out of batteries.

Great location. Clean and comfortable.
Only issue I would say is that you need to retrieve the key from the keysafe and lock the external door when you leave. Not a problem for me to do so, but some residents were possibly unaware and not checking door was locked on leaving, allowing anyone off the street to walk in.

the location and the shower was good. Room was clean. will definitely stay here again, due to the location the value for money.

Property was in a great location and the host was very helpful and accommodating. There’s a fully equipped kitchen available for use which was handy. Bed was very comfortable. Tea/coffee available in the rooms. Hallways and landings are well kept, clean and tidy.
Might be worthwhile putting bin bags in the bins in the rooms. Shower didn’t drain properly so had to be used in 30 seconds intervals to avoid flooding and window didn’t close so it was a little loud but that’s to be expected in a city centre location.

Convenience for the city
Shower cubicle very poor. Handle hanging off and rusty. Only a small amount of toilet roll in room. Had to go hunting for more

Was so nice to be able to be just left alone and go out come back when needed as a mum of two was a nice place just to chill and relax

The bed was great and we had a small bathroom which was unexpected and really good. Considering it's on a main road it was fairly quiet which was also good!
Heating unfortunately didn't work in the room but did in the bathroom, probably just a fuse in the plug.

Perfect location
But my room was very cold. There was a used towel in the shower on the door. The window didn’t close properly, it was very cold inside. The shower was wet, water was not poured off properly, so when you step in, feel the cold water.

The location is ideal if you want to do things in Lancaster. The place was very quite. The common areas were very clean and the kitchen is fully fitted.
Once, there was a guest that walked in my room by mistake. You should probably have different security codes.

Location
Where do I start. When you book a room for the night you don't expect to get there and find the room in a total mess, with takeaway wrappers and bed like somebody has just slept in it with hairs all over, the toilet was disgusting with excrement splattered in there. We basically had to book into another hotel. I never leave negative reviews but on this instance I had to,just to let other guests know what they are about to book.
We did contact the owner with this issue and demanded a refund but so far no luck. ☹️☹️☹️

The bed was very comfortable, plenty of pillows and there was also plenty of hot water and very good water pressure in the shower. The TV was good with a wide choice of channels and a strong wi fi signal.
The building was quiet from the point of view of other residents and it was very clean.
2 points that were OK but should be shared with people booking a room; it is next to an extremely busy road with traffic throughout the night and the rooms are also student lets.
Some instructions would be helpful, I never did work out how to get the electric radiator to work.
