The apartment was well equipped clean and tidy.
I would say it needs updating. It’s quite tired looking.
The blinds on the lounge window are broken
There’s no kitchen blind at all meaning that people on the balcony in the other building can see straight in.
Personally I didn’t like the area that the apartment is located in and it’s a good 25 minute walk to the beach, which wasn’t a problem for us but would be if you had children.
The swimming pool was closed due to a leak but to be fair, we were advised of that a few days before travelling and given the option to cancel for a full refund.
On the plus side, whilst there were a couple of issues, the property manager dealt with them swiftly and attended the property to rectify things. Tomas was really lovely spoke perfect English and was very friendly.
There are a couple of supermarkets within a 10 minute walk and a beautiful restaurant too. Kato Pathos is lovely, beautiful warm sea lots of bars and restaurants you feel safe and it’s so clean.

From booking to arrival great communication from Stephen & Beverly, taxi was booked by them & was waiting despite flight & luggage delay, apartment was as described , everything was clean & all we needed was there, complex clean , pool was lovely ( mostly only us ), central to exploring the Island

This is to second time that we have stayed at this apartment.
We had a number of 'niggling' issues which were dealt with promptly by the owners.
Unfortunately, we initially tried contacting the property manager regarding the 'niggling' issues, telephoning them on numerous occasions but they never 'picked up'. Fortunately, these issues were not major but if they had of been it could have been a real problem.
I think it would be very useful for guests if the 'apartment details' included the emergency services number along with a recommended GP & Dentist contact details.
We found that the double bed became very uncomfortable by the end of our stay (4 weeks) & would suggest that this be changed for more substantial / thicker mattress.
However, even in view of the above we had a very enjoyable stay in this apartment which catered for all of our needs

Long wait 3 years to get to this holiday as operation & covid years, very disappointed, place was shabby on entrance then when we entered it was disappointing to say the least, very outdated needs up date everywhere dirty not been cleaned properly, had to actually clean toilet before we used it as pee was all over it. Shower taps not good very hard to turn off, white shabby plastic curtain needs replacing. Awful towels thread bere, double bed not a proper size more like a kids bed, not enough room in it.my husband had to sleep in the other room, mattress are awful, bedding needs replacing was awful. The balcony had 2 plastic sunbeds they was bulky so no way carrying them down to the pool every day 2 flights of stairs as there was no sunbeds you can use as all had numbers on for others apartments, or damaged, one of the pools was ok but other needs sorting, toilets & showers dont work at pools either. To top it off we went out for meal on our way back in the evening my husband tripped over curb stone landed face down cutting his knee & shin both elbows, toe as metal rods sticking out of ground but you cant see as no light near them. Due to this the rest of the holiday was ruined. Overall the apartment needs a total makeover

Such experience for the first time
We spend a month in this apartment. Unfortunately we had not so pleasant experience there. On our arrival there was no electricity, the manager did not visit us to check the problem, all we got was polite discussions with owners and property manager about and around this incomprehensible problem (as they said) by phone and chat. Altogether we had to spend 20 hours without electricity, 4 days without hot water (and without presence of responsible person), as it turned out that the problem is old water heating element that knocked out electricity. Finally that was replaced in 3 minutes. Please note that in situation like this you cannot expect a money refund or compensation, or temporary replacement in other apartment or hotel. We believe that real estate cannot be managed in this way.
As you can read in previous reviews, there is still no pan in the oven, kitchen window have no curtains, the kitchen pots and pans are small, used up and without lids, knifes are not sharpened at all, wall paint in the apartment is very outdated. We noticed some dirty blankets and curtains in bedroom.
On arrival you are kindly asked to respect the housekeeper and wash dishes and get rid of trash after yourself (which is normal, of course) but there were no hand soap, no liquid for dish washing and no trash bags in the apartment.
We failed to turn on the air conditioner for heating in living room and the electric heater was able to work only on 30%. Take in mind that during winter it is not hot outside anymore.
The apartment is spacious, in quiet neighborhood, with good Wi-Fi, comfortable balcony and seating area, car parking as well, but somehow we were left with a feeling we are not welcome. For the first time in our long travel experience.

An okay place to stay
This apartment is okay for location wise not views, It's walking distance to Paphos bars and restaurants, 20 to 25mins walk to the beach, The apartment itself is okay there was no Barbecue on the balcony as there should have been, no grill pan in the oven, no blind up to kitchen window which doesn't sound to bad, but there's a balcony right facing it who can see right down the hall seeing anyone walking out of the bathroom and bedroom so gotta make sure you've got something on.
We have stayed on the Universal Area once before so should have known most places don't have good views in this area,
I would recommend if its views you're after staying somewhere down by the front or higher up like Tala or Peyia

A sparkling clean apartment
As soon as we opened the door we were met with the welcoming scent of a freshly polished apartment. I've stayed in more modern apartments than this that we're not nearly as clean as this was. It was impressive!
The location is fantastic if you want to get around. We had a car and it was no more than 10mins to the harbour. If you choose to stay on the complex there are two decent sized pools that are clean and refreshing. There aren't many sunbeds but we spent most of the time in the water so it wasn't a big deal. In the evening there's a lovely big balcony to sit on when it's cooler.
I'd definitely stay here again! And the management are super friendly and helpful. Thanks for having us!

Working and cold airconditioning in our rooms and the place was clean. Definitely a good place to stay.Just some minor inconveniences like not having cold water at some times. And also for the first time it is a little difficult to find.But overall it's a very nice place and excellent communication.

Perfect place for good relaxation
Apartment is spacious and well equipped. The covered terras provide shade all day, so you can always enjoy sittong around the big terras table.. Cleannes of the whole apartment was nice. Most of the matracces were good, except one, where the individual springs could be felt (that was a single bed for our bigger kid). We turned the matress on the other side, so it got not good, but ok. The apartment is all in all, what you wish for.
What is really unbeleivable, that, tere are two lhuge pools, where in most of the time we were ourselves. Both of them are so perfect.
A smaller foodstore (Eelephant Kiosk), yet with good selection is only 5 minutes walk,. A bit bigger one is 10 min.
Due to good local buses, we didn't need rent al car, we could get everywhere either bybus or sometimes by walking. Bus (to both directions) stops are at the kiosk . Look for 603 and 603B. They keep what in the timtable. (Ticket costs €1,5 for adults and €0,75 under 14).
Beach is about 45 min. walk or 8-10 min bus ride. We enjoyed the municipal beach the most with it's fun jumping polatforms ( showers, changing rooms, toilet, covered shady benches, all are free) and nice clean water with perfect snorkelling sceenery.
We had great vacation, and would come again. Book with confidance.

Our stay in this property
Property very clean, but there was no extra set of bedding or towels for us to change. We prefer to do our own cooking but the 3 pans were not very big and there was no lids to these, also a roasting dish for the oven would have been handy. Apart from that we enjoyed our stay. Unfortunately we had to cut short our viisit by 11 days due to the corona virus.

Winter Holiday
We thoroughly enjoyed our stay in your property.
The apartment was very clean & comfortable albeit we would have preferred a king size bed.
In places the apartments internal walls were looking ' very tired' & need to be repainted.
The general external condition of the Abitare Apartments (walls, stairways, road etc) was very poor & in desperate need of a total makeover/ refurbishment.
However, this did not detract from us having a very enjoyable stay in your property.

Good location
A good location for touring. A lovely Taverna with great food 10 mins walk and a farm shop.My only concern was the amount of cats.they were everywhere,even trying to get into the apartment,i dread to think what it would be like in the summer when you have your doors open.I am an animal lover but this was too much for me.

Great value apartment
Nice, clean, spacious 2 bedroom apartment with access to 2 swimming pools. A little too far to walk to the main bar & restaurant areas but taxis readily available.
Overall a very good value apartment, would definitely recommend.

Abitare apartment
Spacious 2 bed apartment with a large balcony which has the sun on it in the morning, made good use of the 2 sun loungers provided. Towels, iron and hairdryer provided so saves on luggage allowance. Didn't use the air conditioning but did use the fans. Plenty of hot water provided by solar heating. Washing machine was handy, just used a 15min wash programme and clothes dried in no time at all on the airer on the balcony. Shared pool which was cold but also quiet, we had it to ourselves most days. Five min walk to a bus stop with buses running hourly, bought a weekly pass for 20euros which was fantastic value. A walk down to the harbour took 30mins. Would definitely use again.

Good Value holiday
Very accurate description, on the plus side the wi-fi and television was excellent, the full size fridge freezer was a bonus, the outside sitting area was as described, sunny in the morning and welcome shade later. The sun umbrella provided was very useful and a good size.
A few improvements would be beneficial namely pads on the sun beds on the balcony, new pillows to replace the very stained and worn ones , new cutlery in the kitchen and some attention to the inefficient air conditioning, the fans provided were very helpful.
All in all a very nice holiday, with the improvements mentioned it would gain the extra star.

Lovely break
My husband and I wanted a week chill break
We love Cyprus and decided on this property to rent for a week
Communication from the owners were excellent from the very start
When we found our feet the location was very good, we special loved Pambis restaurant food is amazing and staff very friendly
The outside seating area for the property is excellent and very comfortable for shade as well as sun. The apartment had everything you need but TBH getting very tired and some of the items were very worn and do need replacing especially the pillows on the bed they are very stained. We did need assistance with the air-con in one room and Max sorted this for us and we were informed they were due for a service. The air-con was a very big plus and the faulty one never spoilt our comfort
We had a late flight home and we were able to keep the apartment untill we were ready to leave, this was very much appreciated. The Poole was lovely and clean and never very busy
We really enjoyed staying at this apartment and would recommend ... 5 stars would be given if the items in the property were in better condition

Fantastic stay
We’ve just returned home today 3rd September 19 and already have the holiday blues. We stayed at the Abitare apartments in paphos, the apartment it’s self was very nice clean and had all the amenities you needed. There was two pools and sun beds which you didn’t have any problem getting a sun-bed and Both pool were never busy which was fantastic. The location from the apartment you have a couple of supermarkets and a few restaurants, we can recommend Pambis again good food lovely people and not forgetting the Parrot. The beach is 20 min walk away, we definitely recommend coral bay beach.Lots to see and do, the harbour has loads of restaurants bars and shops, we did the Waterpark, tomb of the kings, etc... the actual holiday was amazing lovely weather,(very hot) people,food. Bev and Stephen were fantastic always on hand and happy to ask any questions and thank you Max for helping us whilst in resort. I would definitely recommend the apartment and we will be looking at going back next year.

Great apartment if a little dated
The apartment is set in what seems to be a mainly residential area. This is great in terms of the pools as we generally had them pretty much to ourselves. This also meant that there were actually very few restaurants in the immediate vicinity.
The apartment itself is a good size, very clean and much appreciated air conditioning and fans in the living room and both bedrooms. The kitchen is reasonably well equipped and the washing machine was a bonus. For us as cat lovers the pussy cat that adopted us on the first floor balcony was also a welcome addition!
All in all a good apartment. If it were updated we would have given an overall 5 star rating. €200-€300 spent in Ikea would be all it takes to update it in our opinion. More modern pictures on the wall, a new tv unit without the trim peeling off, modern crockery, sharp knives, tea towels, new mirror, shelf and shower curtain would all give the apartment a fresher look.
Our top tips:
Pambis restaurant and Elysia Gardens Restaurant are the closest to the apartment- neither are particularly special BUT they are only about 10 minutes walk away if you can't be bothered going down to the harbour which takes a good 35 minutes on foot.
St Georges Tavern is about a 15 minute walk away. There is no menu, they serve meze at €17.50/head and will continue serving until you say stop! It's a great way to try loads of new dishes but not so good if you're a fussy eater or short on time! It's very popular with tourists and locals alike so worth booking a table
Tasty takeaway and cafe is just a little further beyond Elysia Gardens, it has a small menu but the kebabs are especially good.
There are loads of restaurants from the harbour and along the sea front. Azure Azure did delicious octopus and the Captain's View set menu was great value for money.
Beaches:
Rikkos beach is used mainly by the locals and is generally quiet which is great if you like lots of space to play on the beach.
Lighthouse beach has very stony access to the sea but is great for rock pools
Coral Bay is very touristy but has lovely soft sand

Everything you need for your Paphos stay
We really enjoyed staying at apartment E11... The apartment has everything you need for your stay, with good bars and restaurants just a short walk away. The apartment is slightly dated in decor, but it is immaculately clean with everything you need for your holiday, including the essential air conditioning, which is a god send. The complex features 2 decent size pools, with our preference being the pool on the western side of the complex, as this was always quieter. The apartment proved to be an excellent base for touring around Paphos and along the coastline... I would recommend a visit (or 2) to Pambis Bar, where the food was always good, as well as the Elephant Kiosk, where there is a very nice and trendy bar and restaurant. I would definitely recommend the apartment for your trip to Paphos.

A home away from Home in the sun
A real positive feel as you enter the property and see the dining area and lounge before you. A very large outdoor dining area under the cover of a roof with a similar open sun terrace was a real treat. Everything we could need was provided. Two lovely pools allow plenty of opportunity for cooling down and plenty of space for sun bathing. It's location allows for easy access to the restaurants and beaches of Paphos and in the opposite direction easy access to the main roads to the east, west and north. Pambi's restaurant is a 10 minute stroll away with excellent local food and a good prices.

5 stars + 1 extra for the cat
Being a 1st time user of Home and Away website, I booked this accommodation on the basis of the many positive reviews that other guests have provided and I am delighted that I did. The accommodation is exactly what I expected based on the descriptions and photographs that are provided. In my opinion you would be hard pushed to find equivalent accommodation at such a reasonable price.
The balcony at the apartment catches the sun from early morning to early afternoon and it was an ideal spot to relax in the sunshine for a few hours with a good book in your hand. The swimming pool which is situated close by to the apartment was a decent size and wasn’t that busy.
As other reviewers have mentioned there are a number of small supermarkets within a few minutes walk from the apartment and within about 25/30 minutes walk there are fairly large supermarkets near the harbour and at the Kings Avenue Mall.
In terms of restaurants, Pambis is 5 minutes away and serves up decent food at a reasonable price. Within 20/25 minutes walk there are any amount of restaurants providing a range of different cuisines. If eating in is your choice, the cooking facilities within the apartment are more than adequate.
I chose not to hire a car and am happy that I made the right choice for me given that my wife and I enjoy walking. The local bus service is good and there is a bus stop a few hundred yards from the apartment. Over and above this there is an abundance of taxis.
The owners of the property, Steve and Beverley, were very helpful in answering my queries, generally within only a few minutes of me sending an email. Likewise, Max who manages the property and is based in Cyprus, made contact and it was reassuring to know that help/advice, if required, was only a phone call away.
My wife and I had a fantastic 10 days staying at this accommodation and have no hesitation in recommending it to others.
Our holiday was made even more enjoyable by a friendly cat which appeared on the balcony on our 2nd day there. It thereafter visited us on a daily basis and by the end of our stay I had grown quite fond of it (quite a statement for me as I am definitely more of a dog person).
During our stay we accumulated a considerable amount of plastic drinking water bottles. Recycling bins seem to be few and far between in Paphos but I stumbled upon a large blue plastic recycling bin situated opposite the school about two minutes from the apartment and I utilised it.

Holiday in Paphos
The property was great had everything you could need and a huge patio with both sun and shade .It was also in a convenient location for everything but I would say a car although not essential is definetly useful to see everything Paphos has to offer.If I was being a bit critical I would say the apartment could really do with a paint job But this didn't affect our stay .Woukd definetly stay here again.Thank you

Very clean and excellent value for money
Lovely flat, with everything that you need. Good bus service near by, which we needed to get about. Perfect place if you have a rental car for exploring Cyprus, as there was plenty of parking in and around the complex.

Exactly as described
Firstly, many thanks to Beverley who answered all of our questions so promptly, from our first enquiry, to little questions when we were at the property. There is also a local contact, Max, who proactively contacted us to introduce himself and to make sure everything was ok.
The apartment was immaculately clean and is exactly as shown in the photos (apart from there is actually a new washing machine which was great, we took only hand luggage for the week as we knew that we could wash halfway through the holiday).
The kitchen has a proper fridge/freezer which was a bonus, as normally I find only a fridge with ice box which is no good for keeping ice creams etc. properly frozen.
The pool was too cold to use in mid Feb, but it was clean and there are sun loungers there to use. We actually swam in the sea as it was surprisingly warm and my daughter had a great time.
We had a hire car, but even so, we walked from the apartment into Paphos old town and harbour area a couple of times, and the beaches just south of Paphos. Probably about 20 mins to the town and 15 to the beach.
I use Homeaway a lot and always have confidence booking a property that has plenty of positive feedback and I certainly wasn't let down this time.

Great apartment fantastic holiday for families
Firstly Bev & Stephens communication from the start to end of the booking/holiday is great and dealt with any questions I had straight away.
We have just returned from a amazing week at this apartment.2 adults,2 teens and a 11yr old. It’s a 20 min taxis ride from airport. Everything you could want for self catering is catered for in the apartment. Spacious & lovely decorated. There is also a pool just next to the apartment. The local people in the area are all welcoming. The location is a 5 min walk from Pambis restaurant & 2 grocery shops. I would highly recommend you visit here the food& people are amazing. It is a 20 min walk to sea front/bars/restaurants/shops, harbour 30 mins but that was fine with us as we love walking and looking about. 1 day we walked 10 miles all around the old lighthouse beach which was beautiful.we also did the mountain tour which was WOW and so many stop off points that will. Low your breathe away and a tour of the island we booked through Stevies taxis for €180 euros. These were amazing days out and was blessed with great weather(these days). Temp was a average of 13-16° Dec 26-3rd jan but did get chilly in the evenings. We are definitely going to be booking the apartment again. Thank you for letting us stay.

It was a nice size and well equipped .
I hired a bike for the duration of my stay and found the apartment to be in a nice central quiet location, with the amenities plus the harbour and sea front all within 5 to 10 mins away.
