Cheaper, in a nice calm location. Well maintained. Close to a nice pub.
Shared bathroom.

John was a lovely host and the room was super-clean and tidy, fitted out with everything I could need (including a few breakfast items so that I didn't go hungry in the morning. It's very close to the motorway if you're travelling from Dublin to Limerick, and next door to a lovely pub (which was unfortunately very busy with a party when I visited but the landlord was nevertheless friendly and helpful).
It's not really the property's fault, but the shared bathroom means that up to 6 adults are squeezing their pelvic floors in the morning waiting for their turn to access the loo!! The bathroom's very big, so the owners might consider sectioning off part of the floorspace for a separate toilet in the future, though ... If you're not going to be leaving in 'rush hour', it won't be a problem :)

It’s very clean apart from the shower screen in bathroom
Mattress and bedding were fine , there is tons of storage in the room but it’s overkill for a B&B where you are spending a night or two and it makes the room feel really small
Host was really lovely when we arrived but we never saw him again including when we checked out the next morning
Reviews are so positive we were expecting it to be fabulous and it was just good/average, we were expecting an en-suite and it’s a shared bathroom, possibly my error when booking but it’s not clear on the details
We booked a double room but it was a queen bed so really small for the two of us
You need to drive 5 miles at least to get dinner and breakfast
