The rooms are nothing to get excited about...but the location should have you outside enjoying the beach and balboa island

Absolutely great location on Newport Beach boardwalk at end of pier. Walkable area close to restaurants, bars, shops, and Catalina ferry terminal. Older mission-style set of interconnected buildings. Room 216A was updated but walls are thin and doors to adjoining rooms allow light and sounds through so not very private. Could hear TV and talking from next room so surely they could hear us.

I visited to celebrate my mother’s 77th birthday, and it turned out to be the happiest trip of my life, thanks to the most healing view I have ever seen. I am deeply grateful to the manager for their kindness and efforts in commemorating my mother’s special day. It was an unforgettable birthday journey!

The hotel is on a great location. On the outside, the hotel looks in good condition and well kept. Reception to the hotel was quick and without issues. Valet parking is available but pricey. The room looked clean at first look but upon detailed inspection, issues came up. The A/C unit didn't work so we were moved to a second room where the A/C was noisy and very dirty. The bathrooms in both rooms had pedastal vanities which don't provide enough space for hygiene products and personal care items.

The room smelled musty, the paint on the walls was sagging from water damage. Black mold in the shower. The headboard was moldy. The property as a whole was not maintained.

Terrible! Had to enter room from outdoors with no shelter from rain. It was an open, easy way for anyone from the street to approach your door.
No security cameras even though was told there were "a lot of cameras". Yet when asked to show me one, they would not! I felt very uncomfortable and not safe.
No dresser drawers. Only two small night stand drawers. No bathroom space for toiletries. Had to hang wash cloth and towels from door knob.
Light switch stopped working. Had to stand on glass top coffee table to pull light chain to work lights. Room was always dark and cold feeling. Felt and looked like a very old place in need of renovation.
Continental breakfast was a joke! Only sweet cakes and very limited adult cereal. Yogurt was a good thing.
Bathroom light was an auto motion censor that you could not turn off! Too bright for getting up in the middle of night. Finally taped over it.
Seemed to be very few guest. I only saw three over 5 days. Canceled the rest of my stay (9 days) and went up to Huntington Beach.
I will never stay there again!

This is the second time I stayed there. First time was excellent. This time not so much. I had both nights nearly free with my Hotels.com points and they tried to upsell me into a better room for $100 per night which I declined. So they stuck me in a room that looked like a storage room in the roof that only had one window that faced a wall. It had a funny odor like mildew. But I guess that’s what you get for free. When I arrived the first night, they offered to let me park my own car in the gated in private parking but the directions they gave me to get there were very off. I ended up driving down an alley that wasn’t even a road. The valet was as supported to guide me but after I tipped him $5 he wasn’t found. I won’t come back again to stay here because of the poor treatment I received.

You pay for the location, the hotel itself is below average and the staff is quirky at best, very strange.

The jacuzzi was not working which is why we booked this hotel. Very disappointing as this is the main amenity that we wanted. The sink drain leaked, the freezer was frozen solid, the entry door did not always work from the outside.

The Inn itself is quiet and nice. There seemed to be inly 2 staff members when we checked in but they were so nice. Kyle, the valet/bellhop/concierge, was the nicest and super helpful.

This is classic old are Inn. Place is beat up but still has some charm. The folks there are very helpful. Someone did a remodel but for what they charge they need a complete remodel. It has Location and that is special.

Location was great. Everything else was mediocre. Front desk not helpful in terms of room location, parking, no mention of breakfast (fruit, yogurt, packaged pastries and cereal) or check in or out times. Room was very dated and small. You could hear every door closing, people walking around, and the streets were very loud including people yelling about happy hour specials every 3-5 mins for two hours. When you walk down the stairs you are in the middle of an italian restaurant with patrons eating which was awkward when in very casual clothes. Poor directional signs to rooms, walked in circles before figuring out correct corridor. Air and fan not working. Toilet very sluggish. No shower door and bathroom too small to store any toiletries (no counter). Had a small balcony but not a great view. Overpriced despite the fantastic location right by the pier and many restaurants and shops. Would have been good at $200 just not at $400.

Nice location, nice vibe but i agree with other reviews, facility is old but would be so much better with proper maintenance and care.
Room was clean but noisy, extraction fan in bathroom was terrible, mini fridge noise was bad and doors lack proper hinges so they tend to slam.

The view for a select few rooms is good, but you are looking at the ocean across a large parking lot. The neighborhood is limited in dining, not too bad but mostly touristy t-shirt shops and the like.
The hotel badly needs an update. It felt tired, and the furniture was garage sale type stuff.
Our room would have been about $80-$100 if it had been a mile or two inland. It was pretty spartan and not very clean. The floors were dusty. The toilet reservoir flap wouldn't seal and we had to keep taking the cover off to fix that. The safe was broken. The shower curtain rod fell off. You get the idea.
Staff was friendly and helpful, and the included breakfast was OK, with self serve packaged pastries and some fresh fruit.
We originally booked a "deluxe" room, which turned out to have all the size and charm of a jail cell, and without anything that could be called a view. Totally unlike the resort this hotel advertises itself to be. Calling these rooms "deluxe" is grossly misleading. We upgraded to get a better room, feeling as if we'd fallen victim to a bait-and-switch racket.
If you must stay here (and I recommend you don't), make sure you get a room in the wing facing the ocean. But at this price point, you can probably do much better elsewhere.
The only real redeeming value here is proximity to the beach. It's easy to walk out there and/or stroll along the pier. Unfortunately this hotel made us feel like we compromised too much to justify that benefit.

Bedroom had lots of dirty spots, bed was clean. We were told we had an Oceanview and we did not. Jets in the bathtub came on twice throughout the night. Being across from Cabo Cantina, it was really loud in the morning and at night. Only reason I would stay there again is because of the location.

Great location right by the pier and shops. Bed was very comfy, but there is an all night bar right across from the hotel that is open-air and extremely loud late into the night. The staff was beyond helpful and very nice. If we didn’t have to get up early to drive home, the noise wouldn’t have been a problem. It’s a beautiful old building, but needs better insulation.

Homelessness is almost everywhere I know, but for the amount of money I paid for 2 nights we could have stayed somewhere where there isn’t this problem, otherwise we enjoyed our stay thank you.

Everyone was very hospitable. We liked the proximity to te ferry as we were visiting friends on Balboa Island.

Great spot for direct access to Balboa Beach and the great local community. Walking the bike path yesterday was relaxing and beautiful, and it was right out the front door. The valet parking was quick and made us feel save knowing our car wading sitting out on the street somewhere.

Our room does not look like anything that the website portrayed. Went back down to the front desk and explained that what we booked is not what we got. They were nice enough to move us into a different room. However, the cold tile floors were filthy, and had lots of sand on them. The room across the hall at the door wide-open, possibly airing it out. It was a carpeted room. That room had a refrigerator in it. Ours did not. We didn’t have enough towels. We were told that our room was self cleaning there were still counter space in the bathrooms, nor was there a place to hang anything in the bathroom not at all what we expected for the amount of money we paid. We won’t be returning.
