Extremely well located, very cozy, clean and characterful 3 story property

I was staying 2 nights in order to hike through the Dee Valley and Deb's place was the perfect home base. Breakfast in ready in your room (homemade glutenfree muesli, yogurt, fruit, bread and jam, coffee and tee, milk and water so you can have it whenever you feel like it - in my case very early as I was taking the bus at 8.00 both days. Early bag drop off was also possible, giving Deb a heads up first. You are 5 min from the bus stop, where the line 5 takes you all the way to Wrexham (Erdigg Hall), or Ruabon to catch the train to Chirk (Chirk castle, Chirk circular hike + hike back along the canal and POntsyllyte Acqueduct). I also did the Llangollen history trail to explore Dinas Bran, Valle Crucis Abbey and the Horseshoe falls. There are also so many other places to explore and you are perfectly situated. The room is spacious and well lit with view over the garden. The bathroom is shared and very clean.

Location excellent for a trip to perform at Llangollen. There is no parking but a convenient and not too expensive overnight car park opposite. You could find street parking with a little roaming around. Attractive spacious room and outlook onto garden. Owner very responsive: replies almost instantly to emails. We didn’t meet due to her working times but very friendly and helpful with cafe suggestions and parking advice.

The entrance is quite confined if you had large luggage and the keys quite fiddly. Stairs are steep and two flights to the room, so mobility and access could be an issue. Needs highlighting in the description. Bathroom is shared and is down one flight from the room. Did not expect breakfast to be self catering in my room but it was all thoughtfully provided and quite relaxing to do it that way. De-caf tea/ coffee would be a good other option, though lots of interesting tea alternatives are provided. A little more milk to cover more than one drink and water in the fridge especially for the summer would be good too.

Location was good - views of the garden were good and the house had a nice ambience to it. Rooms were clean and serviceable. Host was very pleasant.

What we didn't like was the lighting in the room was dark and dim especially when getting ready to go out. The stairs to the bedroom were very steep - there was two sets of them and narrow. Bathroom was shared which is ok but on the lower floor not on the same level. There was no running hot water in the bathroom - although there was hot water in the shower. Access is up a dark alleyway to the front door with no security lights and the actual locks of the door two of them were awkward to use. On entering the building the door space is the foyer and you have to access the stairs to close the door. We had been out one day and on returning someone had left a key in the lock so we couldn't get in. We heard the key being removed but saw noone. Made us feel like intruders. Breakfast was in your room - fridge toaster and crockery all provided daily by the host - however we had to request which cereal we wanted as a choice was not provided - the yogurts provided were long life and am allergic to them so they were taken away but not replaced - although fresh fruit and chocolate was provided. There is no running water in the bedroom or water facility except a kettle - no facilities for hygiene either in the room. Fairly basic offering considering the price of room - we could of camped for less money with access to better facilities.
