Staff was helpful and nice. Everything was clean as it normally is in Japan. Air conditioning worked fine. A bit tight on size but that's pretty normal in downtown Tokyo especially. Unfortunately no smoking area there but not a big deal to find an area outside.

Supper clean and well maintained hotel. Room is a little small but enough for 2 people stay. High speed WiFi (up to 700 Mb/sec); you can find the phone charging port every corner in the room. Close to the train station, very convenient to get many good restaurants nearby.
