Great location just a 10-15 minute walk to Registan Square. The rooms are new and clean, and it offers great value for money. The staff are incredibly friendly and caring—they waited up for our late check-in, made us breakfast, and even packed us wonderful breakfast boxes for our early morning check-out. Highly recommend!

Location is the big bonus here, it is exactly at 500 metres from the Registan. You come out of the street, go through the park ad are you are there in a few minutes. The staff is a very friendly family, sweet old lady, although they do not speak English. By signal we managed to enjoy their hospitality. Breakfast is huge Uzbek breakfast, but coffee and bread are missing.

We were disappointed as soon as arriving, the property did not seem to be what we had booked, although checking it, the pictures were accurate. First, it is not a hotel, it is guest house, that is what it is written at the entrance, it has just three rooms, and another one for breakfast, the property is under construction. There is no garden, the one in the title. It is a courtyard, very poorly keep, with the grass all over, one tree in the middle but not a single flower or other plant, and it is not used for breakfast or anything and do not have a single bench or seat, which could help taking into account that there is no space in the rooms. The room was really small, with almost no space for opening the luggage, we had just two small cabin bags and managed. The only room window is to the courtyard, with a glass, so you could not open it. They did not clean the room during our four nights stay. The first day i brough some dust into the room after traversing the courtyard and just wanted a broom to clean it up. It was almost imposible to have the conversation because of the lack of English and at the end after calling the owner, they understood, so they did remove the dust but not even considered to make the beds or replace the toiletry (seems to be the norm across this type of property, unless you explicitly ask for cleaning). During the day there are people at the property, but no one at night. The owner does speak English but he is not there, he said he was reachable by WhassApp, he kept asking us for breakfast time, because someone would come to make it, texting until late at night. Two days we set a timing, both days they could not make it on time, and the last morning we did not say any time and the owner woke up us at 8.30, for breakfast, for no reason. If they invest in the garden, and improve in these areas, this could be a really nice place.
