Stayed at a deluxe room for 8 nights. Room is smaller than we're used to but for the location, this is more affordable than most. The ladies at the front desk were friendly and helpful and somebody was always there when we walked by between 9am-9pm. The door to the building only seemed locked at night but we never felt unsafe when it was open. Housekeeping came every time we didn't have a do not disturb sign and they did a great job each time. Centralized AC worked perfectly even when it was 90F outside. There is some outside noise with cars and yelling drunks even with closed windows. We were on the 3rd floor and play some white noise when we sleep so didn't bother us. Bathroom can get humid during a shower so just open the door afterwards and it's fine. The sink is very shallow. Me and my wife both turned the handle the wrong way and water splashed onto us and down the floor. No elevator. You walk up 2 flights to get to front desk level. If your room is 200s, then you go up another set of steep stairs. Wifi worked well but never got more than 25mbps. TIPS: Take a taxi from the airport. You're dropped off a block away. €55 flat fee. You save a few bucks with train but you don't wanna walk 25 minutes to the hotel with luggages on cobblestones. Took the bus everywhere. Just get on and tap your credit card for €1.50. GoogleMaps wasn’t reliable with bus schedules. CityMapper is supposed to be better. Buy a guided tour for the Vatican and Colosseum. Otherwise you may wait hours.

Staff was very welcoming, rooms were clean, hotel was walking distance to most of the monuments. Only thing that could have been better is having our own control of the thermostat and are control as the room was very stuffy.
