This 30 m² studio is ideally located in Fréjus, just a 10-minute walk from the beach, on the 5th and top floor of a secure residence. It is designed to be highly functional and comfortable to live in.
You’ll have a fully equipped kitchen with a combination microwave oven, stovetop, electric kettle, coffee maker, toaster, and washing machine. A living/dining room with a comfortable BZ sofa bed featuring a new mattress, which sleeps two people, as well as a TV for your entertainment.

The living room opens onto a terrace with no neighbors directly across from it, thanks to a large picture window—ideal for enjoying sunny days and relaxing in peace.

Bed linens and towels are provided so you can travel light.

Parking is available with free spaces in the secure residence (max. height: 1.80 m).

By train: Fréjus train station, then a taxi (about 10 minutes).

By plane: Nice Airport, then take the train to Fréjus (about 1 hour 30 minutes) and a taxi to your destination (about 10 minutes).

Article 1: **Definitions**
1.1 **Traveler**: any person staying as part of a reservation.
1.2 **Host**: the owner or manager of the property hosting the guests.
1.3 **Premises**: space, lodging, or property made available for the stay.

Article 2: **Maximum Number of Guests**
2.1 The maximum number of guests authorized to stay on the premises is set at 2 guests. This number includes adults, children, and infants.
2.2 Adding any additional guests beyond this number is prohibited without the host’s prior consent.

Article 3: **Request for an Exception**
3.1 In exceptional circumstances, a request to increase the number of guests may be submitted in writing to the host at least 7 days prior to the arrival date.
3.2 The host reserves the right to accept or deny the request based on the property’s capacity, local regulations, and availability.

Article 4: **Respect for the Premises**
4.1 Guests agree to maintain the cleanliness, order, and good condition of the premises throughout their stay.
4.2 Disruptive activities, excessive noise, and any form of damage are strictly prohibited.

Article 5: **Penalties for Noncompliance**
5.1 Failure to comply with limits on the number of guests or with the rules of conduct on the premises will result in penalties, which may include, but are not limited to, fines, immediate eviction from the premises without refund, and/or legal action.

Article 6: **Amendments to the Rules**
6.1 The host reserves the right to amend these rules at any time. Amendments take effect immediately upon notification to guests.

Article 7: **Acceptance of the Rules**
7.1 By making a reservation and staying on the premises, guests fully and unconditionally accept these rules.


Article 8: Security Deposit

8.1 Security Deposit Requirement: A security deposit is required from all guests prior to their arrival at the premises. This deposit is intended to cover any damage, loss, or violation of these rules during the stay.

8.2 Amount: The security deposit is set at €200 and must be paid to the host no later than 1 day before the arrival date.

8.3 Refund Conditions: The security deposit will be refunded in full within a maximum of 10 days after departure, provided that no damage has been found on the premises and that all terms of these rules have been complied with.

8.4 Deductions: In the event of damage, loss, or violations, all or part of the security deposit may be withheld. The guest shall provide a detailed inventory report as well as supporting documentation for expenses incurred to repair the damage, replace lost items, or cover additional costs resulting from non-compliance with these rules.

8.5 Disputes: In the event of a disagreement regarding deductions made from the security deposit, the parties agree to seek an amicable resolution before taking any legal action.


The purpose of these rules is to ensure the well-being of all parties and respect for the premises. All guests are asked to behave responsibly and respectfully during their stay.


**Article 9: Environmental Responsibility and Energy Management**

9.1 **Principles of Environmental Responsibility**: Travelers agree to adopt an eco-responsible attitude during their stay, particularly with regard to the use of heating, air conditioning, and other energy-intensive equipment.

9.2 **Rational Use of Energy**: Heating and air conditioning systems must be used in a rational and environmentally responsible manner. Guests agree to:
- Not exceed the recommended temperatures of 20 °C in winter and 25 °C in summer.
- Turn off the heating or air conditioning when they are not on the premises or when the windows are open.
