2-3 hours: $200
Note: Early arrivals and late check-outs are not guaranteed due to our tight cleaning schedule. Please request approval in advance.
Refund Policy
A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.
General Guidelines
●NO PETS
●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.
POOL RULES
●Use at Your Own Risk: By using the pool, guests acknowledge and agree that they are using these amenities at their own risk.
●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the pool.
●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the pool to maintain cleanliness.
●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the pool. This helps maintain the quality of the water for all guests.
●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool (e.g., diving, rough play).
●Damage: Any damage to the pool caused by misuse will be charged to the guest.
Joseph Ellen Guest Protection Program. We believe vacation should be about making memories—not worrying about "what ifs." And let's be honest... nobody likes unexpected damage claims.
To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.
As part of the simple pre-arrival process, you'll:

Review and electronically sign the Joseph Ellen Rental Agreement.
Choose one of the following protection options:

Best price in Jacksonville Beach for a 3 bedroom with its own swimming pool.The Lanai room was most used and enjoyed by our family.The distance to the beach is walkable if you are only bringing a towel and backpack, otherwise you need to drive the chairs, cooler, floats, and umbrellas. Free parking was pretty limited. Weekends were tough, but weekdays were no problem.

House was super clean and had necessities provided. Nice pool and patio/sunroom. Close to some great restaurants. Beach access is about a 15-20 minute walk, although if you have kids or concerns about walking, it is easiest to drive. We had a great stay and will book again!

Great location, beautiful pool, perfect Florida room! AC was great on even the hottest days. The hosts were also accommodating which is hard to come by sometimes on these sites. Laundry was also nice. Plenty of beach towels. If you have a bigger group I’d recommend bringing some extra paper towels and laundry detergent. They provide some, but supplies ran a little low by the end of our stay.

Upon walking into the home, it was evident the care that goes into keeping up with this house. It was immaculate. The kitchen is decently stocked should you decide to stay in and cook your meals, there are PLENTY of towels, the beds are comfortable and the POOL was lovely. We thoroughly enjoyed our stay. Thank you for hosting!
