This modern 3-bedroom accommodation is on the first floor of a listed building in the very heart of Rome. For those travelers with a walking disability: there is no elevator available, and there are 20 steps from street level to the door.
The apartment can welcome up to 7 people and is located by the world-known Spanish Steps and the famous shopping streets of “Il Tridente”.
All bedrooms are decorated according to hotel standards and feature beds that are slightly larger than a queen-size, standing at 180 cm wide. Every room has its ensuite bathroom, with one of the rooms also able to fit an extra single bed - especially convenient if you’re traveling with a child.
On top of its own bathroom, each room is complete with a wardrobe, its own desk, an independent heating system, TV and an A/C unit.
The kitchen/dining room is completely equipped and also features a dishwasher. A small balcony can serve as a smoking space.
The apartment has been recently renovated and a free Wifi connection is offered to all guests. Frattina 2 mostly overlooks Via Bocca di Leone, one of the major luxury shopping destinations in the city of Rome. One room is inward-facing. Keep in mind that due to its unique location, this accommodation is in a pedestrian-only area of the city center and cannot be reached with your own vehicle or with a taxi, which will leave you at a short distance, on Piazza Mignanelli. The Spagna subway stop is also within walking distance.

Standard check-in: from 3 pm to 9 pm (With self-service check-in, guests can enter after 9:00 PM without any additional charges).
Check-out by 11 am
Upon request, we are flexible with check-in and check-out times, depending on the apartment's availability and cleaning requirements.
Check-in is self-service. To receive the access details, guests must complete the online form with all the required mandatory information. If the Italian Government introduces regulations prohibiting self-service check-ins, we will provide in-person check-in from 3:00 PM to 9:00 PM. A late fee of €50 will apply for check-ins after 9:00 PM.
An extra fee for check-in in person of € 35 will be charged for check-ins on the following dates: December 25, January 1, Easter Sunday and August 15th.
Check-in is by self-check-in. It is MANDATORY for the guest to fill out the online form I will send when booking the property, providing their ID information as required by Italian law. Additionally, the rental contracts are included within the form, and signing them is mandatory. The form must be completed within 48 hours of the guest's arrival in Rome. Filling out the form takes about 5 minutes.
In this apartment, the following are not allowed:
- hosting parties
- smoking
- bringing pets
- making noise during quiet hours (from 10:30 pm to 9:00 am)
For children up to 3 years old, a travel cot is available upon request, at a cost of € 50 per stay.

If I could I would give this apartment a 6*. All 3 beds and baths were equally lovely and comfortable. There were a few minor things missing in the kitchen and it was resolved quickly. My only surprise was there was no living room and I couldn’t imagine I didn’t realize when I booked it but we were all so tired from being out all day with the extreme heat that we just wanted to rest. The location was perfect with a coffee shop to the right and a lovely restaurant just to the left where we ate for 2 nights. Great shopping all around too. Carrefour grocery around the corner. We fixed our own breakfast in the kitchen.

You will not find a better location for Rome. This street is filled with shopping, restaurants, convenient options everywhere. We literally would walk down the stairs and could get quick service gelato, full service breakfast restaurants, upscale or midscale dining, or any type of clothing stores desired - high end or mid range - all within 300 feet. It was also easily walkable to the Spanish Steps or Trevi Fountain within minutes. All beds were king sized - they were a bit hard for our taste - and 3 full bathrooms and a full kitchen. The a/c worked well in every room and kept us cool from the Rome heat. The check in process was easy and we experienced no issues that required us to reach out about during our stay of 4 days there. If you are looking for a good location in Rome, this would be your place.

The space was clean and convenient for a short stay in Rome before our cruise. Easily located to most attractions and public transportation. The hosts were communicative and provided clear instructions for use of the apartment!

The location is excellent. One has to watch a youtube video to figure out the locks to get in the property. One night the outdoor key didn't work, and we had to buzz every apartment to get in. The elevator does not take you to the floor of the apartment and luggage has to be carried up a flight. We rented the entire apartment, 3 bedrooms. One bedroom had no towels and 2 open and used soaps. We notified the manager and they indicated their cleaners overlooked this. However, they never offered to send towels or soap. We were told to borrow from another room. Other than that, we had a good stay.
