A cozy, recently renovated 100-square-meter apartment on two levels, sleeping 4 people, located on the 1st floor (NO elevator) of a three-story building. The property is located in a quiet residential area of Siena, equipped with all major amenities and well-served by public transportation, which allows you to reach the historic center in just a few minutes.
The apartment consists of a living room with a kitchenette, two bedrooms, two bathrooms, and three balconies.
The interior layout is as follows:
-> LOWER LEVEL:
- LIVING AREA with KITCHENETTE (gas stove, refrigerator, freezer, coffee maker, oven, microwave, dishwasher, kettle, toaster, wine glasses, and various kitchen utensils), dining table, sofa, and TV;
- BEDROOM I with two single beds, a desk, a closet, and access to the balcony;
- BATHROOM I with a shower stall, sink, and toilet;
- TWO BALCONIES (one balcony accessible from the entryway and furnished with a table and chairs, and a second balcony accessible from Bedroom I);
-> UPPER LEVEL (attic):
- BEDROOM II with a double bed, desk, closet, and dresser;
- BATHROOM II with a bathtub, sink, bidet, and toilet;
- BALCONY.
ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited pocket Wi-Fi, independent heating, washing machine (in the bathroom on the upper level), fans, iron and ironing board, clothesline, hair dryer.
PLEASE NOTE: The apartment is suitable for children; however, please be mindful of the stairs leading to the upper level.
Bicycles can be stored on the balcony.

Seven days before arrival, you will receive instructions on how to register your documents and pay the tourist tax (€2.00 per person per night) via our Guest Portal.
We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).
Esummer: the average air temperature must not fall below 26°C for all types of buildings.
Winter: the weighted average air temperature must not exceed 19°C. The period during which heating may be used and the daily operating time depend on the climate zone defined by the regulations.
Siena Climate Zone D: 11 hours per day from November 8 to April 7.
Check-in will be via online self-check-in; completing the registration is MANDATORY in order to receive instructions on how to retrieve the keys and gain access to the apartment.
Keys can be retrieved free of charge via the on-site smart lock.
In case of problems, telephone assistance will be available until 12 a.m.
