The Space:
It's never half-past twelve at this beautiful condo at Waterwheel Condominiums on the Guadalupe River with all the fixings of home! That's because it's 5 O'Clock Somewhere!
5 O'Clock Somewhere is the perfect spot for you and your guests to relax and float the day away and spend your nights exploring all that New Braunfels has to offer. It is walking distance to downtown New Braunfels, Schlitterbahn and only 3 miles to historic Gruene. The private balcony, which is perfect for sipping your morning coffee or a glass of wine at night, has two tables with seating for six. This balcony opens up into the cozy living room with a brand new sofa sleeper and cable TV, free internet. The full sized kitchen comes equipped with cookware, dishes, and utensils. The master bedroom has a king bed and cable TV as well as a private bathroom. All bedrooms have cable TV. The guest bedroom has a queen bed, and the guest bathroom is located conveniently just outside in the hall. All bathrooms come with hotel size amenities, bath towels, and two rolls of toilet paper. High quality linens are provided for all beds and bathrooms.
It is an easy walk down to the river! Rockin' R River Rides is only .7 miles away. The complex has 2 pools, 4 hot tubs, charcoal grills and an amazing amount of beautiful green grass and beautiful trees. It's a perfect place for a picnic! If you're reading this listing and thinking "What would Jimmy Buffett do?" He'd say it's time to plan a vacation at 5 O'Clock Somewhere!
2 vehicles allowed. This condo is on the third floor and does have an elevator. Host must be 25 years of age or older to make a reservation and must be staying at the property. 1 dog allowed under 40lb additional cost of $25 per day. You will receive 2 parking passes and 6 wristbands (max amount allowed). This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.
**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time!

The properties that we rented were accurately described including the location and amenities. The properties were clean and well maintained although one units AC was not as effective as others, we rented four properties. I would recommend this property. We enjoyed being close to Schlitterbahn Water Park. Restaurants were awesome in the area: Blacks BBQ, Krause Café, Adobe Café, Buttermilk Café especially good.

The unit was nice. The kitchen could use more pans for cooking . The ones that are there are old and food sticks to all of it. There could be more utensils, both cooking and eating. The coffee pot was not working. Outside of these issues it was pretty good. The sofa bed was not all that great, but then most aren’t.
