The property is located in a quiet area in the heart of Siena’s historic center (ZTL), just a stone’s throw from Piazza del Campo and the main tourist attractions.

The apartment consists of a living room with a kitchenette, three bedrooms, two bathrooms, and a balcony with a breathtaking view of Siena’s historic center!



The 120-square-meter apartment is located on the first floor of a building WITHOUT an elevator (35 steps to access it). PLEASE NOTE: Inside the apartment, there are two steps at the entrance and two more to access the sleeping area.



The apartment is laid out as follows:

- BEDROOM (2) with a double bed and walk-in closet;

-BEDROOM (3) with two single beds, desk with chair,

-LIVING ROOM with sofa, Full HD TV, split A/C;

-KITCHENETTE with induction cooktop, dining table with chairs, refrigerator with freezer, electric coffee maker, dishwasher, electric oven and microwave, toaster, immersion blender, various kitchen utensils, wine glasses, access to the balcony;

-BATHROOM (1) with shower stall, bidet, and toilet;

-BATHROOM (2) with shower stall, bidet, and toilet;

-BALCONY furnished with a small table and chairs.

Seven days before arrival, you’ll receive instructions on how to register your documents and pay the tourist tax (2 euros per person per night) through our Guest Portal.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

ESummer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which heating is permitted and the daily operating duration depend on the climate zone defined by the regulations.

Siena Climate Zone D: 11 hours per day from November 8 to April 7.



For check-ins between 8:00 PM and 9:00 PM, a surcharge of EUR 20.00 will apply, payable in cash upon arrival.

After 9:00 PM, ONLY self-check-in will be available. Further information will be provided after booking.
