• The Water: A 16x32 swimming pool with a wraparound Ipe tropical hardwood deck and a hot tub (which can be turned into a "cool tub" for those humid Texas afternoons). Safety Note: A floating rope marks the steep transition to the deep end.
• The Games: An incredible variety including corn-hole, tetherball, outdoor ping pong, croquet, disc golf, giant Yahtzee, scoop ball, and ring toss.
• The Vibe: Gather around the shaded fire pit or sit at one of the two outdoor tables to watch the deer feed in the valley below.

Forget the basic "starter kit” - this kitchen is fully stocked for real meals.
• High-End Cooking: Gas cooktop, double wall oven, and a Ninja blender.
• The "Extras": Electric griddle, crockpot, salad shooter, and a frozen yogurt/ice cream maker.
• Fully Stocked Pantry: We provide the essentials, so you don't have to: EVOO, avocado oil, coconut oil, flours, sugars, spices, and nonstick spray.
• Coffee & Tea Nook: A dedicated space with a Keurig (pods included), a drip maker, and a variety of teas and sweeteners.

We believe the best days start with a good night’s sleep. All beds feature 100% cotton 500-thread-count percale sheets.
• Master Suite: King bed, seating area, and an ensuite bath with a walk-in shower and a clawfoot tub. We even provide hand-crafted fizzy bath bombs and Epsom salts.
• Bedroom 2: King bed with a cozy reading nook.
• Bedroom 3: One Twin XL and one standard Twin, plus a desk and coloring supplies for the kids.
• Shared Bath: Features a deep 6' soaking tub.
• Extra Sleeping: A horizontal Queen Murphy bed with a comfortable 12" mattress ensures the game room can easily transform into a fourth bedroom.

By Day: The Ultimate Hangout

• Cinema Mode: Close the 10' floor-to-ceiling blackout curtains, fire up the popcorn trolley, and grab a seat for the 70" screen experience.
• Game Mode: Challenge the family to a "triathlon" of Pool, Air Hockey, and Foosball.

By Night: The Fourth Bedroom

When it's time to recharge, the room transforms into a quiet, comfortable bedroom:
• The Bed: Pull down the horizontal Queen Murphy bed. Unlike a pull-out sofa, this features a true 12" mattress and the same 500-thread count cotton sheets found in the main bedrooms.
• Privacy: With the blackout curtains drawn, the room stays dark and cool, making it perfect for late sleepers.
• Convenience: All the board games and gaming tables stay in place—no need to move furniture to get a good night's rest.
