**Pizza Oven and Wood-Burning Fireplace are NOT available for use June 1st-September 5th
Welcome to Mulligan 13, your luxurious retreat in the heart of Sunriver. Set along the 9th hole of the Woodlands Golf Course, with western exposure and a peek at Mt. Bachelor, this four-bedroom, four-bath home blends modern style with the relaxed warmth of a high-end mountain escape. Sunset views from the deck and great room give every evening a little extra magic.
Inside, a spacious reverse-living layout creates an effortless gathering space. The great room features soaring ceilings, a glowing wood-burning fireplace, and a smart TV for cozy nights in. The chef-ready kitchen includes premium Sub-Zero and Wolf appliances, generous prep space, and a seasonal pizza oven for memorable meals around the island, at either of the two dining areas, or out on the deck. Modern touches with Sonos throughout the home and smart TV’s in all bedrooms and entertaining spaces.
The main-level primary suite offers a serene king bedroom with newly remodeled spa-style amenities, including a walk-in shower and soaking tub. A second main-level guest suite features a queen-size bed, a smart TV, and a private bath.
Downstairs, a second king ensuite with a twin sleeper sofa and large smart TV offers comfort and flexibility for couples or families. The fourth bedroom, featuring extra-long twin bunks over queen beds, provides groups with ample space to spread out. A newly remodeled full guest bath is conveniently located on this level.
Entertainment is built in: a game room with a newly remodeled wet bar, pool table, game closet, X-Box console with 4 remotes, cozy sectional, wood fireplace, and a large smart TV, perfect for movies, kids, or late-night laughs. Additional bonus space in the oversized garage includes a ping-pong table and a cornhole setup.
Step outside to your private decks for grilling, dining, and soaking under the stars in the hot tub. The lower covered deck offers a cool, shaded place to lounge on warm days—perfect for watching golfers, spotting wildlife, or simply unwinding in the fresh mountain air. Enjoy peaceful golf-course views, quiet mornings with coffee, and striking Oregon sunsets that paint the sky each night.
Scenic trails, biking, winter sledding, fishing, the Nature Center, SHARC, and great local dining are all close by.
