The comfortable and bright living room has a television and a corner sofa bed (140 cm). A pantry completes this level and offers ample storage space, with direct access to the garden. Upstairs, the landing leads to two attic bedrooms, each lit by a Velux window: the first, facing east, has a double bed (140 cm), and the second, facing west, has a double bed (140 cm) and a single bed (70 cm). A shower room with WC completes this floor. Outside, you'll enjoy a garden of approximately 70 m², complete with two terraces, offering total privacy. Garden furniture and a griddle invite you to relax in a peaceful and welcoming setting, facing west. This family home, in excellent condition, charms with its typical Arcachon character, original parquet flooring, and modern comforts: reversible air conditioning in every room and electric roller shutters on the Velux windows. The location is ideal: local shops (bakery, cheese shop, delicatessen, etc.) are 250 meters away, the beaches are 750 meters away, and Arcachon town center is 2 km away. Free street parking is readily available.
