Located in the flat coastal plains of Southeast Texas within close proximity to the Gulf of Mexico, the area plays a key role in the United States oil and lumber industries. Northwest Beaumont also provides a pastoral backdrop for many low-rise apartment communities that make for convenient living in this section of Texas. Highway 287 and 96 connect residents to the more urban sections of Beaumont, but there’s still plenty to see and do in this rural locale.

The unit also offers wood-style flooring throughout the main living areas, carpeted bedrooms, generous storage, and a functional layout designed for comfortable everyday living.

**Mid-Term Stay Prep**
We primarily host mid-term stays, though we welcome short-term guests when available.
Because of this, the property is stocked for longer stays and includes **starter essentials only** (one roll of toilet paper, paper towels, and a trash bag). Please plan to bring additional toiletries and supplies as needed.

**Maintenance Access**

* **Annual Preventive Maintenance:** Some units require scheduled checks (smoke detectors, HVAC filters, etc.). We will always notify you beforehand if access is needed.
* **Emergency Maintenance:** For urgent issues (leaks, electrical hazards, etc.), if we cannot reach you within **[X] hours**, we reserve the right to enter the unit to prevent damage.

**Occupants & Guest Policy**

* The main occupant must match the name on the reservation
* The reservation must accurately reflect all guests and pets staying in the home

**Mailbox Access**

* Available upon request; not guaranteed
* May take up to 24 business hours to activate
* Requires a $35 refundable key deposit
