Location is not very far from Frankston. Check in pretty easy. Quiet neighbor and good room sizes. Free wifi access but need to turn it on. Plenty of in-house coffee and tea beverages provided. The centralized heating system does not work anymore (should have put a note there) instead guests were provided with multiple portable electric heaters.

Unfortunately, at a glance upon check-in, it was immediately apparent that the property had not been properly cleaned and done after the previous guests’ stay. I would rate the overall condition 5 out of 10. I am not sure who is responsible for managing the property and checking the door-key safe and PIN, but one of the bedrooms was a mess and not prepared when we arrived. The adjacent bedroom was clearly filled with the smell of cigarette smoke, suggesting that someone had smoked there not too long ago, despite my understanding that the property is smoke-free. And there is a water tumbler left in the guest room. That cleaner should be reprimanded. Also the rubbish bins were already full and overflowing when we checked in, which was not a good first impression. Overall, the property standard of cleaning, upkeep and preparation before guests arrive needs significant improvement. A proper post-checkout inspection and a "verified cleaning checklist" should be placed at the door/in place to allow guests to verify and ensure the property is really done and ready for the next guests.
