The space

This three-story waterfront home offers multiple living, sleeping, dining, and work areas for families, groups, and longer stays.

TOP FLOOR - MAIN LIVING AREA AND KITCHEN

The top floor is the main gathering area, with oversized waterfront windows and sliding doors opening onto the deck.

The living room includes a sleeper sofa, TV, projector, extendable dining table, and breakfast nook.

The updated kitchen includes an induction stove, refrigerator, microwave, Keurig, coffee maker, toaster, and cooking essentials.

A wall A/C unit cools the main living area. This floor also has a full bathroom with a bathtub/shower combination.

Approximately 15 interior stairs connect the top and middle floors.

MIDDLE FLOOR - BEDROOMS AND SPA ROOM

The middle floor includes:

* King bedroom with desk and closet
* Queen bedroom with desk and closet
* Full-size bedroom with desk
* Full bathroom with shower
* Spa room with soaking tub, sink, massage table, and seating area

Important: The middle floor does not have A/C. Floor fans are provided. Bedrooms may become warm during the daytime in warmer weather but typically cool down in the evening.

The middle and top floors have central heating controlled by an Ecobee thermostat.

Approximately 15 additional stairs connect the middle and bottom floors.

BOTTOM FLOOR - STUDIO SUITE

The bottom floor features a spacious studio-style sleeping and living area with a TV, closet, dining table, and full bathroom with shower.

The kitchenette includes a refrigerator, microwave, sink, and portable stovetop.

The studio does not have A/C. A floor fan and portable heater are provided.

DEDICATED OFFICE

The separate office includes two desks, a printer, and an additional sleeper sofa for remote work or extra sleeping space.

The office has its own wall A/C unit for cooling. A portable heater is also provided for cooler weather.

WATERFRONT DECK, HOT TUB AND DOCK

Enjoy Delta views from the waterfront deck with outdoor seating, fire pit, grill, hot tub, private dock, and paddleboards.

Important: The exterior stairs from the upper deck toward the waterfront are currently not usable. Guests can access the hot tub, dock, and waterfront using the designated exterior walking path.

Guest access

Whole-house guests have access to the entire property, including all three levels, bedrooms and bathrooms, studio, spa room, office, kitchen, living areas, deck, hot tub, fire pit, grill, paddleboards, waterfront path, and private dock.

Parking accommodates approximately 4 to 5 vehicles depending on size. All vehicles must remain within the designated parking area. Street and neighboring-property parking are not available.

THREE-STORY HOME AND STAIRS -
* There is no elevator.
* Top to middle floor: approximately 15 stairs

* Guests with mobility limitations should consider the layout carefully before booking.

EXTERIOR DECK STAIRS -
* The exterior stairs leading from the upper deck toward the waterfront are not usable and must not be used.
* The hot tub, dock, and waterfront remain accessible by the designated exterior walking path.

YARD AND WATERFRONT CONDITIONS -
* This is a natural Delta waterfront property. Seasonal weeds and vegetation may be present around outdoor and waterfront areas.
* Guests should not expect a manicured suburban yard or resort setting.

SPIDERS, INSECTS AND WILDLIFE -
* Spiders, mosquitoes, insects, cobwebs, birds, and other wildlife are normal around waterfront properties.
* Outdoor areas are cleaned regularly, but insects and webs can return quickly, especially around lights, doors, windows, the deck, and dock.

WATERFRONT AND SWIMMING -
* The California Delta is a natural body of water with currents, boat traffic, aquatic vegetation, and changing conditions.
* We do not recommend swimming from the property.
* Use of the dock and waterfront is at your own risk. Children must be closely supervised around the water, dock, deck, and hot tub.

PADDLEBOARDS -
* Paddleboards and life vests are available for guest use.
* Life vests should always be worn. Do not paddle during unsafe weather, strong currents, or hazardous conditions.

QUIET NEIGHBORHOOD -
* This home is located in a quiet residential waterfront neighborhood.
* Outdoor music and excessive noise must stop by 11:00 PM.
* Quiet hours are 11:00 PM to 7:00 AM. Please keep voices, music, hot tub activity, and outdoor noise respectful during these hours.

NO PARTIES OR EVENTS -
* Parties, events, DJs, disruptive gatherings, and excessive noise are prohibited.
* Only registered guests are permitted unless additional visitors have been approved in advance.
* All visitors and overnight guests must be disclosed and approved before arriving.
* Unauthorized guests, parties, or gatherings may result in termination of the reservation under Vrbo policies and the reservation terms.

PARKING -
* Approximately 4 to 5 vehicles can fit in the front parking area depending on vehicle size.

* Street parking is not available. Do not park on neighboring properties or block neighboring access.

WATERFRONT DINING AND LOCAL FAVORITES -
* Sugar Barge is approximately a 2-minute walk or paddleboard away and is generally open Friday through Sunday.
* The Rusty Porthole is approximately a 10-minute walk or paddleboard away.
* Nearby options also include Gateway Market, Delta Bar, La Bonita, and a local taco truck.
