Welcome to ShoreLine, a bright and updated 2-bedroom, 2-bathroom condo with ocean views, located on the 4th (top) floor of the Brigantine Beach Club. With two community pools and a convenient pathway leading toward the beach, this coastal retreat makes it easy to enjoy everything Brigantine has to offer.

LIVING AREA
The comfortable living room is a great place to relax after a day at the beach or pool. There is seating and a Smart TV (no cable, only streaming), as well as a queen pull-out sleeper provides additional sleeping accommodations when needed.

KITCHEN & DINING
The kitchen is equipped with the essentials for your stay, whether you're preparing breakfast before heading out for the day, packing up snacks for the beach, or enjoying a relaxed meal at home.

BEDROOMS & SLEEPING
• BEDROOM 1: King bed, ensuite bathroom, smart TV
• BEDROOM 2: Full size daybed with twin trundle + additional standard twin bed, Smart TV
• LIVING ROOM: Queen pull-out sleeper

BATHROOMS
The condo features two full bathrooms, offering added convenience for families and groups traveling together.
One bathroom is a ensuite for Bedroom 1.

POOLS + BEACH ACCESS
Guests have access to two community pools: one family pool and one adults-only pool.

Pool tags are required for access and will be provided for your stay. Please keep track of all tags and return them to the unit after use. While we make every effort to ensure pool tags are available for every reservation, they can occasionally be lost, misplaced, or taken by a previous guest. If any are missing upon arrival, we will do our best to obtain replacements as quickly as possible; however, replacement availability and timing are managed by the building and cannot be guaranteed. There will be a $50 fee per tag that is not returned.

A pathway to the beach is located at the back of the building between the two pool areas, providing convenient access to the sand. An outdoor shower is also available for rinsing off after the beach.

BUILDING + UNIT ACCESS
ShoreLine is located on the 4th (top) floor of the building. There are two elevators for convenient access to the unit. There are also stairs in the building. Please note that we cannot be responsible in the event an elevator is not working or being maintenanced during a guest stay.

Entry into the building is secured by a coded access system, and guests will receive the necessary access information prior to check-in.

PARKING
The property has a private parking lot that requires parking permits. Up to two parking permits will be provided for your stay.

We make every effort to ensure permits are available for each reservation; however, because the permits remain with the property, they can occasionally be lost, misplaced, or taken by a previous guest. If this occurs, replacement permits may require additional time to obtain. There will be a $100 fee for parking permits that are not returned.

Street parking is also available in the surrounding area.

ACCESS & ENTRY:
-Guests will have access to the entire condo unit
-The condo unit is in a building that has shared entry and hallways
-This unit is on the 4th level of the condo building. There are 2 elevators and stairs
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
There is keyless entry to the building and the unit. Your host will provide you with the access information approximately one hour prior to check in the day of your trip.

PARKING:
-Free parking is available on site with no designated parking spaces.
-Two parking permits will be provided for use of the parking lot.
-Additional vehicles may utilize available street parking.
-Please keep track of the parking permits during your stay. While we make every effort to ensure both permits are available, they can occasionally be lost, misplaced, or taken by a previous guest. If a permit is missing, we will do our best to obtain a replacement as quickly as possible, but replacement timing cannot be guaranteed. There will be a $100 fee for parking permits that are not returned.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located near local beach access, so it may be busy due to beachgoers during the summer season.

This property is Hosted and operated by Cozy Cohost LLC, a short term rental management company based in Atlantic City.

HONESTY & EXPECTATIONS:
At "ShoreLine", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

RESERVATION/CANCELLATION NOTES:
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-Trip Protection suggested for added coverage.
-After booking, guests will receive a secure link to complete a rental agreement through our third-party guest portal. This should be completed prior to check-in to avoid delays

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Brigantine is a barrier island; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beach amenities are not provided. In the event there are some beach items left by the owners or guests, you may use them.
-Personalized house guide with local information, suggestions, and recommendations.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

ADDITIONAL INFORMATION:
-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-8am.
-This is a condo building with shared hallways, main entry ways and amenities
-We ask that you please respect the neighbors, the neighborhood and the home.
-Please monitor noise levels, especially during the night.
-We ask that you please read the house rules and listing in full when booking.
