Christchurch Park sits at the heart of this part of Ipswich - 65 acres of parkland with formal rose gardens, ancient trees and Christchurch Mansion at its centre, a handsome Tudor house containing one of the finest collections of Constable and Gainsborough paintings outside London, and free to enter. It's the kind of green space that makes a city stay feel considerably more generous than it would otherwise.

The old town immediately surrounding the flat has some of Ipswich's most characterful streets - the Ancient House on the Tavern Street is one of the finest examples of pargeting in England, and the independent cafés, bars and restaurants around Tavern Street and Princes Street are all within easy walking distance. The Waterfront - with its marina, converted warehouses and restaurant strip - is a short walk in the other direction. Ipswich station connects directly to London Liverpool Street in under an hour.
