🏡 House Rules – Please Read & Strictly Adhere To

To ensure a comfortable, safe, and enjoyable stay for everyone, we kindly ask that you follow these rules:

1️⃣Quiet Hours – Keep noise levels low between 10 PM and 8 AM to respect the neighborhood. Excessive noise may result in a $500 fine after 1 warning and you may be asked to leave without a refund.

2️⃣ No Parties or Events – Unauthorized gatherings are strictly prohibited. A $1,000 penalty applies, and your reservation may be cancelled without a refund.

3️⃣ No Smoking or Vaping of Any Kind (including E-Cigarettes) – Smoking inside the house is strictly not allowed. A $1,000 fee will be charged if evidence is found, and an ozone treatment will be required to remove odor.

4️⃣ Undisclosed Guests – Additional guests not listed on the reservation will incur a $50 per person per night fee.

5️⃣ Tampering with Security Devices – Do not disable or obstruct outdoor cameras, smoke detectors, carbon monoxide detectors, or noise monitors. Violations will result in a $1,000 penalty and possible removal from the property without a refund.

6️⃣ Early Check-In / Late Check-Out – Must be pre-approved. Unauthorized early arrivals or late departures will result in a $100 per hour charge.

7️⃣ Pet Policy: No pets allowed. Service animals are welcome per Airbnb guidelines, but the cleaning fee still applies to maintaining an allergen-free space. A $500 fine will be applied for any undisclosed pet.

8️⃣ Trash Disposal – All trash must be securely bagged before being placed in the outdoor trash cans. Do not throw loose trash directly into the trash cans. Excessive loose trash or improper disposal may result in additional cleaning fees.

9️⃣ Missing Items – Guests will be held responsible for any missing items from the property. Replacement costs will be determined based on the value of the item(s) and charged accordingly.

🔟 Damage Costs – Guests will be charged for the repair or replacement costs of any damage caused to the property during their stay. Charges will vary depending on the extent of the damage and will be assessed after checkout.

➤ Use Hours: 8 AM – 10 PM
➤ No Glassware near or inside the hot tub
➤ Hot tub use requires a bathing suit at all times.
➤ Shower before use (remove lotions, oils, sand, or dirt)
➤ A $300 cleaning fee applies if left in poor condition (excess dirt, debris, or foreign substances)
➤ Replace cover & secure it after every use.
➤ Keep the temperature at 104°F (max safe temp: 104°F)
➤Do not climb, stand, or sit on the hot tub when the cover is on, as the cover may break.
➤ Liability Waiver: By using the hot tub, you acknowledge and accept all risks and release the owner and host from any liability.
