The open main floor connects the living room, a dining table for 8, a coffee bar and a fully stocked kitchen. Three bedrooms are on the main level, including a king primary suite with its own bath. Upstairs, a game loft with a Ms. Pac-Man arcade table, darts and board games sits between two more bedrooms. Keyless entry and free parking out back.



The Space:

The covered front porch leads through the keyless front door into the open main floor.



• Living room: Two leather sofas and a swivel chair face a large smart TV over the decorative white-brick fireplace, with a ceiling fan overhead. The living area flows straight into the kitchen.

• Bedroom 3: Just off the entry, a bright corner room with a queen bed, TV and windows on two sides.

• Dining & coffee bar: Seating for 8 under a brass chandelier, plus a coffee bar with a drip coffee maker, mugs, coffee and filters.

• Kitchen: Stainless appliances including a gas range, microwave, dishwasher and fridge with ice and water, quartz counters and a peninsula overlooking the living room. Fully stocked with cookware, dishes and utensils.

• Mud room & laundry: Back entry with hooks and a full-size washer and dryer.

• Primary suite: King bed, TV, ceiling fan, closet and an ensuite bath with a walk-in shower.

• Bedroom 2: King bed, TV and closet, with a door straight into the Jack & Jill bath.

• Jack & Jill bath: Double vessel sinks and a tub/shower, shared between Bedroom 2 and the main hall.



Upstairs:

• Game loft: Ms. Pac-Man arcade table, dartboard and a shelf of board and card games (Clue, Codenames, Exploding Kittens and more).

• Full bath: Tub/shower right off the loft.

• Bedroom 4: King bed, TV, dresser and a wall of treetop windows.

• Bedroom 5: Queen bed, TV and a walk-in closet.



Outside: Private backyard (patio furniture arriving next month) and parking for 2 cars behind the backyard, plus free street parking out front.

The Neighborhood:

Tucked along a tree-lined parkway and trail on the edge of Bates-Hendricks and Fountain Square, you're a short walk or quick drive from Fountain Square's restaurants, bars and duckpin bowling, and about 5 minutes from downtown. You will hear cars passing and the occasional siren, just like any other downtown neighborhood.



Getting Around:

Cheap Uber or Lyft anywhere downtown (about 5 minutes). Parking for 2 cars behind the backyard plus free street parking out front.



Other Things to Note:

While we allow up to 10 guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house.



PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:



• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• NO smoking inside the house ($500 fine). Smoking outside is completely ok.

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• Pets are allowed for a fee and after confirmation from host. Please keep your pet of the furniture.

•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Shit happens and we are not here to nickel and dime you. This is meant for reckless activity.

• No bookings for guest under the age of 25

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)



Check out instructions:



1. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided).

2. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it.

3. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink.

4. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water.

5. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. Use bleach on white loads only and use laundry detergent, and run the washer on hot.

6. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.
