CAPACITY & BEDDING
Our base rate covers up to 6 guests. The property can accommodate a maximum of 8 guests by utilizing two provided Twin rollaway beds (best suited for children or young adults).

PET LIABILITY & FEES
We are proudly pet-friendly! A standard non-refundable pet fee is automatically applied to your reservation total when you select the number of pets in the guest count. While the backyard is fully fenced, pets must be supervised at all times. We assume zero liability for lost or injured pets. All pets MUST be officially declared in your reservation details prior to booking.

A/C EFFICIENCY & SYSTEM PROTECTION
To combat the Florida heat, our A/C system is highly efficient. All exterior doors and windows MUST remain closed while the A/C is running. Leaving doors open will cause the A/C system to freeze over, fail entirely, and require emergency HVAC dispatch during your stay.

TROPICAL ENVIRONMENT & WILDLIFE
This property is located in a tropical environment. We maintain a rigorous, professional pest control schedule to ensure our high standards. However, native wildlife (such as small lizards, ants, or tiny insects) is part of the natural Florida habitat. Occasionally, a rogue insect may find its way inside despite our best efforts. We strictly do not issue refunds for isolated encounters with native nature.

POOL HEATING DYNAMICS & LIMITATIONS
Your private pool is heated free of charge via an electric pump. Physical Limitation: During cold snaps below 55°F, the system must enter a mandatory safety defrost cycle, causing the water to temporarily cool down. Because this is a weather-dependent mechanical safeguard, we strictly do not issue refunds or discounts for fluctuating pool temperatures or non-use of the pool.

COMPREHENSIVE STARTER SUPPLIES
We fully stock the home to ensure a seamless experience, providing premium linens, towels, and a generous supply of daily essentials (toilet paper, paper towels, dish soap, basic toiletries, and a fresh propane tank for the BBQ) designed to comfortably cover standard stays of up to a week. For extended reservations, guests are responsible for replenishing their own consumable supplies once this abundant initial inventory is depleted.

SCHEDULED EXTERIOR MAINTENANCE
To maintain our 5-star property standards, professional lawn care and pool technicians visit weekly. They only access the exterior perimeter and backyard, work quickly, and will not disturb your stay indoors.

TRASH & RECYCLING LOGISTICS
City collection is early Friday. Please roll both bins to the driveway edge Thursday evening (after 5:00 PM).
• Regular Trash: Bagged garbage only.
• Recycling: Loose items only (paper, cardboard, plastics, metal). STRICTLY NO PLASTIC BAGS.
Our automated system will send you a quick reminder on Thursday afternoon so you don`t have to memorize this schedule!

SECURITY & PRIVACY
For your security and our liability protection, exterior cameras monitor the front door, driveway, side perimeters, and backyard. There are NO cameras inside the home or pointed directly at the private pool lounging area.

TRIP PROTECTION & CANCELLATIONS
We strictly enforce our cancellation policy to protect calendar availability. We strongly recommend opting into the travel insurance offered directly by Airbnb at checkout to safeguard your reservation against unexpected travel disruptions or weather events.
UNAUTHORIZED GUESTS & PARTIES
Max capacity is strictly enforced. No parties or events. Exterior security cameras actively monitor arrivals and property perimeters. Unauthorized overnight guests incur a $100 penalty per person, per night. Parties or police dispatches due to excessive noise (Quiet Hours: 10:00 PM - 7:00 AM) will result in immediate eviction without refund and a $500 penalty fee.

PET LIABILITY (DOGS ONLY)
We exclusively host dogs. Unapproved animal types or undeclared dogs will trigger a $250 penalty fee. Dogs must be crated if left unattended indoors. No pets on furniture or in the pool. Failure to clean yard waste results in a $50 sanitation fee.

SMOKING & VAPING
100% smoke-free indoors. Smoking is permitted outdoors ONLY with all doors completely closed. Evidence of indoor smoking (odor, ash, butts) triggers an automatic $500 smoke remediation and deep-cleaning fee.

CHECK-OUT PENALTY
Check-out is strictly at 10:00 AM. Unauthorized late check-outs severely disrupt our commercial cleaning schedule and incur a $50 fee for every 30 minutes past the deadline.

A/C SYSTEM PRESERVATION
Exterior doors and windows MUST remain closed while the A/C is running. If the system freezes due to doors being left open, the guest is 100% financially liable for the emergency HVAC repair invoice (minimum $150).

PLUMBING & SEPTIC
Flush ONLY the provided toilet paper. `Flushable` wipes, paper towels, and feminine products will destroy the system. Blockages caused by unauthorized items will result in a $250 minimum plumbing service fee billed directly to the guest.

POOL SAFETY & EQUIPMENT
STRICTLY NO GLASS near or in the pool. Broken glass requires complete pool draining and incurs a $1,000 mitigation fee. Pool equipment is professionally calibrated; unauthorized tampering with the heater or pump triggers a $150 service call fee.

PARKING & VEHICLE LIMITS
Driveway parking only. STRICTLY prohibited: street parking, grass parking, RVs, campers, and commercial vans. Violators will be immediately towed at the vehicle owner`s expense without warning.

BBQ GRILL MAINTENANCE
Guests must scrape and brush the grill grates after use. Leaving the BBQ excessively filthy requires specialized sanitation and incurs a $50 cleaning fee.

LINENS & TOWELS DAMAGE
We provide premium white linens and towels, as well as specific black makeup removal towels in the bathrooms. There is strictly no justification for using our white inventory to remove makeup, self-tanner, or clean up floor spills. Irreversible stains or damage to our white inventory will result in an automatic replacement charge of $25 per
