You’re an 8-minute drive from Queenstown Town Centre and about 7 minutes from the airport. That puts you between town and Frankton, close to shops, restaurants and the ski fields.



The Space

This is a warm, light-filled home located on Middleton Road. The living room, dining area, master bedroom and balcony all look out over the lake, Kelvin Heights and the marina. Every bedroom has its own heat pump, and electric blinds make it easy to control the light.



Please note: There is ongoing construction on the neighbouring properties directly beside and below this property. Construction work only takes place during working hours, so there may be some noise during the day. Evenings and nights should not be affected.



Layout: Single level, with open-plan living, dining and kitchen at the front and a separate bedroom wing.

Bedrooms: A master with an ensuite, lake views and balcony access; a queen room; and a bunk room for children. All bedrooms have blackout curtains.

Bathrooms: A master ensuite and a main bathroom, both with walk-in showers and heated towel rails.

Living areas: A lounge with a leather sofa, a smart TV, a Bluetooth speaker and board games, plus a lake-view dining table for six.

Kitchen: Fully equipped, with an induction cooktop, oven, dishwasher, air fryer and a barista-style coffee machine. A breakfast bar seats three.

Balcony/outdoor: A wrap-around balcony with lake and mountain views, outdoor lounge seating, and a private corner off the master bedroom.

Guest Access

Guests have full use of the property, including the kitchen, lounge, bedrooms, bathrooms, laundry and balcony. One cupboard near the kitchen is reserved for the owner and stays locked.



The Neighbourhood

The home sits in a quiet residential street on the hillside above Frankton Road. Its raised position gives it clear views over Lake Wakatipu, the marina and the Remarkables. Queenstown Town Centre and the shops and restaurants of Frankton are both a short drive away. The lakefront walking and cycling trail runs below the hill.

Good to Know

Stairs: The house is reached by about 32 steps down from the car park, with a handrail and automatic night lighting. There are then 3 steps up to the front door. The property is not suitable for guests with limited mobility.

Parking: Two off-street parking spaces at road level: one for an SUV and one for a standard car. Heavy or long vehicles (i.e campervans) cannot be accommodated.

Heating: Four heat pumps (one in the lounge and one in each bedroom), plus heated towel rails in both bathrooms.

Wi-Fi: Fibre broadband.

TV: Streaming apps only. There is no Freeview or cable.



Extra linen and a mid-stay clean are available for a fee.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.

Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.

The first round of amenities is complimentary. If you’re staying more than 5 days, we’d recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22.

No pets, parties, or smoking/vaping indoors — and please, no glitter.

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
