Lovely grounds with nice landscaping. Quiet area. Room pleasant and comfortable. Nice pool area. Close to the ocean. Beah next to hotel not swimmable but scenic and there was a better beach for swimming nearby, a short walk along the beach. Eateries and shopping close by. Staff friendly.

I liked that I could walk to the beach and the markets.

The bed/mattress was very uncomfortable.

The staff made us feel so at home and were very kind. I have a handicapped husband and they allowed us to park in the "handicapped" spot without a handicapped tag...they informed the security guard. This enabled us to be very close to our room and made things so much easier for my husband. Soaps, lotions, shampoos were nice. When the coffee maker and the tv did not work on the first day; maintenance came right away and resolved the issues. You also got nice little perks from the hotel for activities. The place is beautiful - right on the beach and we would definitely return because everyone was so very nice.

Can't really think of anything .. maybe a restaurant on site? There are so many food businesses surrounding the area, it really isn't needed.

A little outdated, needs some cleanup, it rained most of the time there and the gutter overflowed the whole time out our window, kept us up all night, told the reception desk numerous times , nobody responded, also the review when i booked said full ocean view, we could only see a sliver of ocean. The traffic out front on the highway is horrible.

BED BUGS! DO NOT STAY HERE! Our room had bed bugs! Hotel Management refused to accept responsibility despite multiple attempts from us. We spoke to Casie Riopta, the hotel manager who blatantly denied that there was any fault of the hotel despite the pictures. Please avoid staying here - it was an extremely harrowing experience that ruined our vacation and peace of mind.

Location was great, especially with an oceanfront unit. Sleeping with the sound of the ocean. very nice and accommodating staff. Garden area beautiful. new barbecues, working very well.

not enough chairs on the beach. smoking used to be confined to a certain area but now people can smoke on the beach. LED lights in room are on the cold side, warmer ones would be more comfortable. no cook top, only microwave. Overpriced, paid almost $400/night for extended stay but had to book relatively short term.

The location and views were phenomenal. The property is right on the beach. Kapa’a is close to airport but you don’t hear planes. There is a market and many restaurants/shops right across parking lot,and a larger Safeway down the road. It is easy to drive to other parts of the island because it is centrally located. Downtown Kapa’a is close and very cute. The staff was very friendly and helpful. The beds were comfortable. The mini fridge was a good size, and there was all the kitchen utensils and pots/pans/dishes etc in stock in the unit. The microwave worked well as did the cable tv and internet. The pool was nice (though a little small). It never felt crowded. Parking was included and easy to do. Our “partial ocean view” was wonderful and relaxing.

The room was a little run down (ie weird non-matching patch of paint on bathroom wall, cabinets and tub wear and tear). There was no snack bar at the pool (only had an alcohol bar at happy hour). There was no on-site restaurant, though there were plenty within a very short walk. We grabbed a couple extra towels off the cart and they charged us $10 which seemed excessive (we had no housekeeping service included while there).

Building maintenance exterior roof. Room toilet runs, bath tub chalking coming off in addition to mold. Wasn’t told about laundry.

Located on the beach, close to restaurants, coffee shops and small grocery store. The gardens were beautiful and well maintained.

First room was not clean and had cockroaches, but manager was able to move us to a much cleaner room the next day after we reported the issue. However we had booked a room with 2 beds and got a room with one bed and a pull out couch. We also lost half a day of our 3 day vacation waiting to move to a new room.

Room has nice balcony with the view of the greenery and sea side, spacious bathroom and comfortable bed.

The room and the equipment in it are outdated, didn’t like the smell of it.

It is a nice location. I’ve stayed here many times and enjoy the familiarity. It’s clean and staff are friendly.

I’ve been staying here for years and now it’s over priced for what you get. There must be new leadership? Hopefully the learning curb with be over soon. Also the mattress is over due for a replacement. it’s a lot of money to pay for a really uncomfortable bed.

We had to wait for our room but we were allowed to store our luggage to go around the property.

Bathrooms needed remodeling. They’re so old they couldn’t be well cleaned from all the mineral deposits over the last 40 odd years.

Attractive french/creole style hotel right on the beach. Convenient location (such as anywhere could be called convenient on the island...you will need car to explore). Staff friendly. Limited on-site facilities but right next to a hotel that has a great resturant/bar (Lava Lava Beach Club). Shopping complex on doorstep for supermarket (with good coffee bar and food bar).

This island is expensive and the room cost me a fortune. I probably could have got all inclusive in the Carribean for what I paid as opposed to nothing included and limited on-site facilities (relative to other resorts, however, it was reasonable). Many of the rooms are privately owned and let on Air BnB (Air BnB ers use the same reception)....so I'd check prices there before booking.
