John's place is in an incredible location so close to everything if you want to venture out. The house is also incredible when you want to stay in. The host and his team are very responsive and helpful with communication. We've already booked another week!

It was a gorgeous property. We loved the iguanas that surround the property. It was very clean and cozy with incredible views. We were very comfortable for the entire week. The hot water issue, is not an issue as far as I’m concerned. Yes it runs out but frankly the normal temp of the water here is very refreshing We had everything we needed and would definitely return!!

Amazing property with an absolutely gorgeous view! Short walk to Maho Beach. Wouldn't hesitate to stay there again.

I’m hard pressed trying to recall nicer accommodations from all my travel. Yes the airport is close by and the hot water runs out in the shower, but these minor issues were more than compensated by the overall experience.

This property is Awesome! Great ocean view, location, layout, and privacy make it far beyond my expectaions! I would love to move in or at least come back again!

Been staying on the island for years. This property was nice. A couple things need to be addressed. There was a sewage smell that came the first day that was almost unbearable but went away before I contacted the owner. (However this can happen on the island sometimes in some areas, still should not happen) There was an ant problem that needs to be corrected. Small sugar ants and can happen at an island beach house but unacceptable to pay to rent. I feel like the house is almost there but not quite yet and not worth what I paid for the house. The owner is super attentive and would I'm sure help if needed but I didn't want to deal with it on vacation. Complaints of poor hot water are nonsense. It's fine. A couple more steps to address these things and I would come back.

Airport noise can be intolerable. You can hear planes land and take off as if you are standing on the tarmac. Nature of location. .nothing they can do about it. 5. Kitchen cutlery and glasses can use a refresh. Certain things are unavoidable and inherent to the location. Other things can be fixed, and its simply bad management. If you are on a tight budget, its acceptable. But this is no luxury stay.

The house is perched on a cliff with stunning views of Simpson's Bay. The location of the property is very convenient to Maho Beach and exploring the French side of the Island. The airport is very close and is not a distraction. The property could use some TLC but is overall in good condition.

Property location was beautiful and allowed us to relax. The inside of the home was spotless and John was super responsive with us and worked with us. We would definitely stay here again if we were to return!

We loved our stay on the island, the house needs some updating and maintenance. I would like to see that not only this property, but others would update their pictures more often. The deck area is nothing like the pictures show, it is run down and needs a lot of work. The pool had a leak in it so we had a water hose running in it the whole time we were there, and water was very cold, we did know that there was no heater so not sure if it would have gotten warm enough if an outside water source was not a constant need. There is an issue with the drainage system in the bathrooms, we had a poop smell the entire time we were there. The north side of the building by the roof is deteriorating as well. Like I said about the deck area the entire place needs some TLC. On the plus side the beds were comfortable, and we felt safe the entire time we were there. We also had plenty of towels and bedding and toiletries.

It's a nice place with great views both for sunrise and sunset. Spent a lot of time watching the Heineken Regatta sailboats crossing the finish line, awesome experience! Location is really convenient, just driving past the Maho beach is a bit dangerous since a lot of people walking at the Maho beach watching the planes take-off and landing. The management company is very good and responsive. The kitchen is well-stocked. Lovely overall, will rent it again if needed.

We had such a lovely time at this property. Gwen, the property manager was very responsive and we appreciated all the little touches (some snacks and drinks for our arrival, beach chairs and cooler, etc.). We really like the Beacon Hill area. It's close to Simpson Bay and Maho and has such a nice view. The bed in the room we stayed in was so comfortable and the pool was great. It was just a really great home base for exploring the island and we would absolutely stay here again.

The accommodations were exactly as described and we would definitely stay here again. You really couldn't ask for more unless you wanted beach access right from your room - the ocean is right there but it's a cliff, but the beach was literally one minute drive. Coming back soon!

This was a fantastic property to stay at. We came as a family of five (two adults, two teenagers and one child) and we were very comfortable. Teenagers described the view and accommodations as "Instagram-worthy". We had a great time. Gwen was very nice and helpful. We will come again!

Clean, private location close to both Maho and Simpson Bay.

Excellent view of Simpson Bay. The airport is close so you can watch the planes if that is your thing. You will need a car staying at this villa , as most places of interest, restaurants, bars, and markets are a long walk away

The Cliff House was exactly what my wife and I were looking for to celebrate our anniversary. It is very private and peaceful. I just can’t say enough about the views as they are breathtaking. I made a point to watch the sun rise every morning from the back deck and the sun set from the front porch. Very calming and peaceful location. I highly recommend renting a car. The island has so many beautiful sights and The Cliff House is pretty much in the center of it all. Gwen and John were lovely hosts and very helpful. It was our first visit to the island and we are planning to go back again next year and plan to stay at The Cliff house again...it’s perfect.

As a person who has been on the island of St. Maarten on/off for the last 24yrs, and seen the various hotels and resorts on the island I believe my assessment would be extremely fair. It's a European style house (alot of white) but very nice, just as you see in the pictures, and the views off the back deck are spectacular. Location is perfect (I prefer the Dutch side of the island so we were right in the perfect place to pop into Maho or Simpson Bay). The pool needed to be refilled and cleaned a few times during our week long stay (random iguanas like to stop by from time to time-no they're not dangerous nor are they invasive, enjoy nature and it's beautiful creatures). Yes it gets a little windy at night but...you're on a cliffside...what do you expect? Between Gwen and our housekeepers, each person associated with the house that we encountered were extremely sweet and helpful anytime we needed anything. The only issues we had were extremely minimal and almost insignificant, the dish washer, washer and dryer were all in a foreign language so it took some trial and error to figure out what we needed. And like I said the pool needed to be filled and cleaned multiple times. The pool boy came one day in the very beginning of the trip and honestly we did not specifically ask for him to return, had we asked, I'm sure John would've sent him to clean it again so that partially is our fault. Overall we had a great experience and I would definitely consider renting this house or another from the same owner during my next stay on the island. I would rate this house much higher then several resorts I've stayed at, we also enjoyed having space and freedom that comes with having a private house.

After weeks of endless searching, I accidently stumbled onto this beautiful property. The pictures and reviews did not come close to how wonderful the house was. I have traveled all over the world and stayed at countless hotels, B&Bs, vacation homes ect.. but I have never been so taken care of like I was with Gwen and John, the property managers of the Cliff house. Their attention to detail was unparalleled. If I ever visit Sint Maarten again, I wouldn't dream of staying anywhere else.

We stayed at Cliff house with a family group of 5 over the holiday week. I had never booked through VRBO so was a litle nervous. The property managers, Gwen and John, were intimately involved in the planning and coordination of the trip before we arrived. The pictures on the website looked stunning and when we walked into Cliff house, what appeared was even more spectacular than the pictures.

Having visited St Maarten several times and loving everywhere we have stayed, this place was such a disappointment for what we have had in the past for the even less money. 1. Don't expect a hot shower. There is a 13-gallon hot water heater which is not sufficient for four people. 2. They give you one towel per person. 3. Only 3 pool chairs, one of which is broken and the other two are so worn out that sitting on a metal bar is very uncomfortable. 4. The back sliding glass door does not lock. The only way to secure the house is to let the storm shutters down. 5. Bugs were found in the bed when we went to turn down one of the beds on the first night. 6. Kitchen supplies were less than desirable. No "true" plates. Only large platters. 7. Back outdoor lights didn't work along with the lights in the toilet closet. 8. No fault to the condo, but just know if you stay here the winds are crazy 24/7 being located on the peninsula. The pool stayed cold all the time due to the winds. With all that being said....we emailed the property manager while we were there asking a few simple questions. As an owner of several vacation rental, I was appalled at his response. It is not his judgement to decide what is affecting the "quality" of our stay. I will copy his email response below. Hi Amy, I am sorry if you are disappointed by the Villa. I will try to moderate the issues you are mentioning Hot water, there is hot water with a 13 Gallon Water tank which does allow at least 5 minutes showers which is good enough. Door not locking. You have the electrical shutter so this is not an issue. Bedrooms tv, both are smart tvs, one has Roku and the other one smart hub. Moreover it is not mentioned in the description you had live tv in bedrooms. For lights out, I don't have anything to say but it is not a terrible issue and for pool chairs at least 2 are ok. Again I feel sorry about your negative feedbacks but there is nothing which is really affecting the quality of your stay. John was a wonderful host and very easy to work with. He met us at the property and was always available via text or phone. I would highly recommend looking into his concierge services as he partners with some of the best in the business and he does all the leg work for you with minimal, if any, up charge to the prices....well worth it. Please note, this house is not located on the beach, you will need to walk to the end of the street (no big deal) but the upside is you are at the end of a very quiet street with night security. This is the perfect setting for if you like quiet and privacy. The grocery store and a couple bars, restaurants, and a casino are within a short walking distance. (Downtown) Simpson Bay is about a 30-40 minute walk on the beach, which is where you will find the majority of your services. We chose to not rent a car for 80% of our stay and found that walking and the bus system worked wonderfully. You can pick up the bus (they are vans) down the street by Maho beach, a 5-10 minute walk and can get into the business district of Simpson Bay for $1-$2 USD or if you want to go further into Phillipsburg for some shopping and to check out the cruise ship port it will be around $3 USD. You can catch a bus about every 3-4 minutes and we found it was a very inexpensive and efficient way to travel around when we didn't want to walk. I would suggest renting a car for a couple of days and checking out the rest of the island. The opposite of the island will only take you about 30 minutes so with that said, anywhere you want to go on the island is reasonably close all things considered. The pool is small but it is really all you need to cool off and the pool maintenance was wonderful and the water was clean. The only downfall of the property would be that it could have been a bit more clean. The furniture covers could use a good wash and the bedding (duvet covers), floors, but nothing that would shy us away from coming back. Its a tropical house, nothing special, if you're expecting US quality and condition, its not here but seems to be on par with the norm for the area. Tip: Check your receipts before tipping as many places include gratuity in the price. Simply ask if you are not sure, nobody is offended if you ask. Enjoy!

This modest private home was absolutely perfect. If you like privacy and the most amazing views of both sunrise (back deck) and sunset (front porch) book this house. It has a very large lot. I have rented from John previously. He is very professional and I am always satisfied with communication, directions and the properties. You will definitely want to rent a car if you choose this property. It is modest, not super fancy but has everything you need to be comfortable. The view is worth every penny. This stay we communicated with Gwen, a concierge. She was very kind. Easy to get in touch with and answered our questions. She met us on arrival and departure. The only negative I can find with this property is the very small hot water heater. If you like a long, hot shower after the beach, this will not work for you. I was traveling with two teenage daughters. We had to scatter showers, stop the water while sudsing & shampooing, just to keep the water warm. It wasn't a problem just a small inconvenience. It would not stop me from staying again. I can not wait to go back.

The pictures do not do this property justice. Very clean, lots of room, amazing views. John was there if we needed anything. Property is private and felt very secure. We would defiantly think about this property for our next visit.
