Location was okay.
The guy I met at the reception on Saturday 29 /04/2023 at about 2pm was really terrible. He was reluctant to give me the receipt of payment and even when he eventually gave me, he gave me a receipt of 195 riyals instead of the 230 riyals I paid. I found out only at the point of checking out.

The facility is good
1. The location is wrong on the map. No nearby restaurants.
2. The manager we met was unconcerned and unhelpful. But others were helpful.
3. The room I booked and was confirmed was unavailable when we arrived. So I had to pay for another I didn’t plan for.

looked modern and clean , good value for money
They sold my room despite booking ( 2 weeks in front) and asked me to leave as they have no free room for me. It never happened to me before in my life. A bit stressful experience for foreigner in strange county at late evening . After I refused to leave they call to partner hotel and find me a room. Finally I stayed in hotel with much lower quality, very dated and I have to payed original price plus extra taxi to get there.

Friendly Staff who is really trying to make it a good stay. Cleaning is always available.
Good Restaurant's and Café's in walking Distance.
Big Road Infront of the Hotel, always able to get Taxi fast or call UBER. (Traffic can be a lot)
The Kitchen had everything thats needed. The Fridge was very clean.
The rooms facing the Road site can be a bit noisy since there is a lot of traffic going on. If you need rest bring Earplugs. It's also big construction site for the King Salman Park right across the Street that will be going for a while. I'm sure the Park will be fantastic though.
Furniture and Bathrooms need a overhaul.
They only bring one big Towel per Person after cleaning, it should be at least a big and a small one per Person.

Part of a chain of hotels the stay was comfortable with the room offering privacy. Staff were helpful especially in arranging a taxi for an early start on the last morning. As with other Saudi accommodation no room service is offered but this does enhance the privacy. Riyadh is a big place but there are many facilities near the hotel.
Coffee shop had no coffee but there are plenty of other option available nearby

The microwave plate to available. So did not enjoy the microwave.

It’s Location, Parking, Reception Hall
Really smelly and dirty bathrooms, I found a bed bug on my bed while I was trying to sleep, often times the receptionist doesn’t answer the room phone calls, The photos of the property on booking.com were nice unlike when I visited it, the Billards wasn’t usable (because as they said “There aren’t any balls or cues to play it” when I tried to use it) in fact, one of the main reasons of my booking in this apartment is to use the Billiards, and there are many more things…

No microwave, toothpaste and toothpaste, based on the description of inclusion there are toiletries, soap and shampoo.. so i expect that the toiletries are for toothpaste and toothbrush. It should be detailed.
