Nestled in Nuevo Vallarta, this lovely condo for $259 per night is a fantastic choice for your next break. The view….Unparalleled, Uninterruptede and Unbelievable! Bienvenidos. We welcome you to Playa Royale, one of the finest resort developments in Nuevo Vallarta. Our spacious 7th floor oceanfront studio unit eagerly awaits your visit. Perched high in Tower 1, this unit has uninterrupted and unparalled views overlooking shimmering palm trees, cobalt blue pools and the endless Pacific Ocean. And did we mention the sunsets……? During your stay, enjoy all that Playa Royale offers in terms of the beautiful and immaculately manicured grounds, secured buildings and on-site amenities. Adjacent to Tower 1 is the Beach Club which offers food and drink pleasures. If your stay is 2 weeks or longer, you can reserve oceanfront palapas on the beach for your comfort and relaxation. For shorter stays, there are eleven first-come first serve palapas on the back row for you to enjoy (more details below on this). Right out your doorstep is the gorgeous Banderas Bay and literally miles of the most beautiful and walkable beaches to be found. Shopping, dining, water activities and fitness opportunities abound in the immediate area, and are easily within walking distance or a short shuttle/cab ride. Our newly, and sharply decorated unit offers the finest in contemporary Mexican design. The key features of the unit are its spaciousness, openness, light and, of course, the terrace. Inside you will find a king size bed, 55”Roku smart TV, high-speed Wi-Fi and custom-made furniture. The unit also has a secured parking place for those with cars. But for sunset lovers, you will find it difficult to leave the terrace before the sun goes down! We hope this gives you a sense of what your time with us will be like, and we look forward to answering any questions you may have. Buenos dias y adios. Bill & Barbara Note#1: In these pictures you see approximately 200 beachfront palapas. These palapas belong to the Paradise Village Beach Club (PVBC), not Playa Royale. As of Nov. 2022, the PVBC updated their rules on palapa reservation for Playa Royale renters who have less than a 2 week stay by restricting palapa usage to 11 palapas on the back row of the beach on a first-come, first-serve basis. In the unit, we provide 2 beach chairs and an umbrella that you can take closer to the ocean if desired. For those guests staying 2 weeks or longer, you will need to purchase a social membership ($19USD per week pp) to have your choice of any of the 200 palapas using their daily reservation system. This membership also allows you access to the beach club pool (by the food palapa), beach towels, boogie boards and access to the gym (1/2 mile away). If you do not care about using a palapa or the gym, then you do not need to purchase a social membership. Note #2: Effective Jan. 15, 2023, Mexico has established a complete ban on smoking in public spaces including hotels, parks and beaches. This ban includes all of Playa Royale and surrounding beaches except a small area on the NE corner of the property. Note #3: There are 2 “remodeling seasons” in which owners can make updates to their condos so there may be some extra construction noise from 10:00 to 5:00: May 1 to June 15th and Aug. 15th to Sept. 30th. Please note that from 8-1-24 to 10-30-24, the elevator is being replaced thus only stairs will be available to access this 7th floor unit.

My wife and I stayed here for our 25th wedding anniversary. It was perfect for us. We love the location because it was quiet, but we could take a taxi to the Malecón and enjoy that as well. The condo is as close to the beach with an amazing view as anyone in Puerto Vallarta. Owner was great about giving us suggestions and helping us as first time visitors. We would definitely return.

We have stayed at Playa Royale several times. We love that it is close to everything we love in PV. Barbara’s condo is lovely and has the best view of the beach! She is very attentive if a need arises. Sunsets are amazing from the balcony! Oh…..let me add this…The bed has an amazing mattress!!!! We enjoyed our stay and can’t wait to return!

The view from the condo was amazing. Everything was clean and in good condition. Easy walk to the grocery store, and they have a fantastic Farmers Market on Tuesdays very close to the property.

It is time for new sheets and towels! Our sheets had holes in them, the towels were thin. The kitchen faucet needs to be replaced. It was hard to get it to work and couldn’t find hot water.

My daughter and her family live in Puerto Vallarta, it was very important to me that they be able to come and spend time at the pool with us. When I first booked the owner told me that was permitted and it was not. I would not have stayed here if I had known that. She said she did not know and perhaps she did not, the owners of the condo are allowed to have visitors but not if you're renting. In the ad it does say no children that's why I reached out to her and asked.
Upon entering the condo the dishwasher was full, the coffee pot was dirty and when I turned down the bed there was sand on the sheets, a big yellow piece stain on the mattress pad and a large footprint on the duvet. I reached out to the owner with pictures and she apparently reached out to the staff and they admitted to not unloading the dishwasher and cleaning of the coffee pot but insisted the sheets were clean. So I felt like she did not believe me when I said there was sand in the sheets. My first instinct was to brush it off not to take a picture . She compensated me $75 but did not send anyone up to take care of the situation. Said she would take care of it when she came out and said there was a clean quilt in the closet. There were only three bath towels, three hand towels and four washcloths for five nights two people. Her instructions say to replace anything you use. No trash bags only the ones in the bins. My daughter brought over her air mattress with clean sheets and blankets and that's where I slept. The condo itself is a nice enough unit the management of it is poor. I can't say about the rest of the complex because I spent all my time with my family not at the resort. The wristband that I was given at check-in did not work so it took us a while to figure that out. Any other place that I have rented on VRBO has been more than adequate.

Frequent visitors to Nuevo and this was one of our favorites. Amazing sunsets from the balcony. Very quiet and peaceful setting. Condo was well equipped and very comfortable. We walked for miles on the beach and on the path out front every day. Easy to get to the grocery store and several great restaurants. Highly recommend. Thank you Barb for sharing your place with us. We will be booking again soon.

My wife and I have been to Nuevo more than a dozen times. At least half of those were on Floor 7 of Tower 1 at Playa Royale. We go back each year because it is our own piece of paradise. But thiis particular unit is easily a step above the others we've stayed at. The Jennings' have maintained, decorated, and furnished this unit to exceptional standards. You can tell that they treat this unit as a home, not just a place to rent out to others. We are going back to this unit for our next trip and will honestly keep booking with them as long as they'll have us!

This condo facing the ocean was just beautiful and just as advertised. Playa Royale is a beautiful resort to stay at and very safe, the staff were all very friendly and helpful if we had any questions.
The only issue we had was a bit of confusion about where we could sit on the beach, but Barb was quick to help clear things up for us.
I would definitely recommend staying at Barb and Bill’s condo, you won’t be disappointed.

Playa Royale
Property is excellent, extremely clean, very friendly staff. This is a residence property so very quiet, on the Nuevo beach, and relaxing. Location was perfect as we rented a car and travelled to the farthest North to Salyito, Burcerias (A MUST) and fartherest south into the southern area and the romantics of PV. All food is outstanding on these daily trips. We will return!!!!

The kitchen was well stocked, good supply of towels. Washer and dryer work very well(have had poor experience with other rentals).
Could improve cleaning, devet cover has a lot of stains and decorator pillows were definitely not recently washed.
The hostess (Barb) of the condo was excellent, extremely pleasant, prompt and a pleasure to work with. We would stay here again.

We very much enjoyed our stay at Playa Royale. We had an ocean front view and access to all the amenities of the complex. The pool and beach palapas were very quiet and people were very friendly. All staff wore masks and were constantly cleaning. Barb’s condo is comfortable, clean and has everything you need to enjoy your vacation.

Playa Royale is a beautiful property with amazing grounds and pools right on the beach. Lots of chaises poolside and lots of palapas on the beach although they must be reserved daily through the front desk. Great communication with the owners who promptly replied to all inquiries. Recommended and would love to return!
