New paint, new bathrooms, new floors throughout. Exceptional townhouse condominium in the Colony Villas at Waikoloa Beach Resort, a gated community on the perimeter of the Kings golf course in the sunny crescent of the Big Island with sunshine 350 days a year. Two pools and tennis courts on the property, as well as two golf courses. Shopping, restaurants, and grocery stores are close by--everything you might need you'll be able to find within the resort's many shops and stores or at the nearby Waikoloa Hilton Resort. Lots of sun. Upstairs and downstairs lanai. Two bedrooms, two bathrooms (renovated 10/22), laundry room, washer/dryer, and full kitchen. High ceilings and island design. Excellent home base for seeing and exploring the island. All carpet and flooring has been replaced in stages since 2018. Entire interior repainted 09/2023. Volcanoe view from upstairs bedroom. Totally quiet. You won't hear a thing. A-Bay is the nearest beach, located within the resort, a 20 minute walk. Lava Lava is a fantastic open air restaurant right on the beach. Hapuna, Mauna Kea, and Puako beaches are nearby. Barbecues are located on the property poolside. Excellent grocery store in the resort or nearby in Waikoloa town. Big Island is full of things to see and do and our condominium is so comfortable to come home to after a day out. Big Island is rich in history, culture, and natural beauty. From the beaches to the volcanoes, the botanical gardens, and the wonderful farmers' market in Hilo. We welcome you to the Big Island to enjoy our island home. Well they spent two whole days working on the back gate but still never got the entry gate to open. Still blocked off with pylons. Also the downstairs toilet is a bit wobbly. If the next occupants could pick up some pepper that would be great. The place has salt but no pepper. The beach chairs are a bit worn but still functional. Other then these things it is a great place to stay and we would definitely come back again.

Large townhouse with everything you could ever need. The kitchen is well organized with labels. The area is really quiet. Would definitely stay there again.

Paul's unit was beautifully appointed. It had everything. A very well stocked kitchen and perfectly located. Only complaint was the blinds in the kitchen...very difficult to use to get out onto the lanai. Paul was easy to deal with and very accommodating. Would highly recommend this unit to anyone.

This is a very nice place to stay. I was a bit concerned about the check-in ahead of time, but it worked out perfectly.
The unit is beautiful and very upscale. There was an abundance of beach towels which was very much appreciated.
The grounds and facilities available in this complex are very well kept up.
It was too bad that the back entrance gate was not working as this unit is located very near that back gate. Hopefully the complex can get it up to speed in the near future.
I would definitely recommend this unit and hopefully we can stay here when return to the Big Island.

Our family thoroughly enjoyed our stay at the Waikaloa Colony Villas! The property itself is updated, clean, and had everything we needed for our stay. There was plenty of space for our family of four (kids, ages 15 and 10). There are beach chairs, umbrellas, towels, boogie boards, a cooler, etc. as well. The two pools, hot tub, and workout center in the gated community was a nice touch. The unit could be a little cooler; it was difficult to sleep at night. We messaged Paul around day 4 and he was prompt to knock the temp down a bit for us to make it more comfortable which was wonderful.
The directions on the listing takes you to the back entrance which is coned/blocked off and cannot be accessed, so make sure you enter through the opposite gate.
Overall, it was an amazing trip. Our family would absolutely stay here again!

Everything was great except the living room seating was very uncomfortable also being a chef the kitchen was well equipped but pots and pans could be upgraded worn out. The grounds are beautiful condo location to sights was perfect pool wasn't heated the beach was Definitely would stay again

We stayed in the property in August 23. The location is very convenient to Hapuna beach and Mauna Kai resort. The condo is in excellent condition and has everything you need for the comfortable stay. The AC and the fan are sufficient to cool off the rooms. We enjoyed the stay very much!

We looked for properties in Waikoloa, most required at least 5 nights. We were staying 4 nights in Hilo and needed only 3 nights in Waikoloa. So grateful that we were able to rent this clean, well stocked, condo. The host was attentive and responded to us when we asked that the A/C be turned down a little more. We will return!

This is an amazing VRBO located in the resort area of Waikoloa. It is located next to the posh Hilton resort and close to the Mauna Lani resort as well. Both have beautiful grounds and nice beaches. Paul is very organized (kitchen cabinets label where everything goes) and the place is well stocked. The kitchen has everything you need in case you want to prepare your own meals. There are plenty of beach towels and beach gear.
It is very modern and spacious. There is a nice pool right around the corner. The upstairs bathroom has an awesome double shower. Also, a full bath downstairs as well. Easily accommodates a family of four. Highly recommend this place. Thanks Paul.

We came back for a staycation after staying at this property last year. The bathrooms have been renovated since last year and look beautiful. Well stocked with supplies for cooking and cleaning!

It was a great space to spend with my mother who has a heart condition that interferes with activity. She could easily relax, have everything she needed on one floor. Unfortunately for us our pool was closed for repairs and the other pool was too far for her to walk to. There was also no place to park the car near the other pool that didn't have a 20 minute time limit. She didn't want me to risk getting towed, or have me drop her off, park at our unit and walk back to her. Because I would have to leave her at the unit, I only went to the pool/spa tub twice for a short period during our 1 week stay. I was also uncomfortable drinking the water from the fridge because the filter needed to be changed. My mother also uses the TV to help her fall asleep and the TV in her bedroom didn't work. We messaged the property owner on the TV and the water filter and we were thanked for providing the information.

It all went well once we cleared up the parking pass concern. Condo was comfortable and very clean. The one regret for us was that we would have preferred to turn the air conditional off completely and been able to have windows and doors open a little bit to get fresh air and enjoy the climate there. The set temp was much higher than we prefer but we could not control that at all. But, since we were rarely there except to sleep, it all was okay and the condo had everything we needed in the kitchen, etc.

Cons-
Thermostat locked on 76. Felt stuffy inside condo at times with no way to adjust.
Hot/Cold water hookups to washer were backwards, making washing clothes difficult as everything was rinsed in hot water.

We had a great stay in this condo. Check in was very simple. The location within the resort is fantastic, right by the back swimming pool. The condo was very clean and had all the necessary items we needed in the kitchen and for the beach. The bathrooms had both been recently redone and were very nice, however there is no bathtub if you're traveling with an infant. There are removable showerheads in both bathrooms that were helpful for bathing our 3 and 5 year olds. We did have a technical problem (completely out of anyone's control) while in the condo and Paul was very responsive in resolving the issue.
We would definitely stay here again!

Property was awesome. Only complaint would be not having the tv in the bedroom downstairs and in the living room the tv was only streaming that we could figure out. TV’s too complicated.

Quiet, Clean, Roomy townhome with beautiful pool and grounds. Great for evening walks to shopping and A bay for sunsets. Centrally located for many restaurants and beaches. The unit has beach gear and a well supplied kitchen. We bought most of our food at Costco and cooked/gas grilled at pool.

We had been planning this trip for a while, but kept postponing due to COVID-19 restrictions on travel. We were not disappointed at all once we finally arrived at Paul's condo in Waikoloa. Very clean, comfortable, and well situated. Excellent check in and check out process. Paul was attentive the few times we needed to contact him. We have zero complaints. Beautiful bathrooms 😉

Great property to base out of on Big Island
This property fit our family's needs perfectly. Close to public access beach and it was great to be near a pool and grills. Would suggest clearer directions and how to get into the unit (bit of confusion on duplicate lock boxes) and could have used more basics supplies (paper towels, soap bars) since we stayed for a week. But overall a great property and experience.

This property was clean and well stocked except there was no Kleenex. Check in/out was easy and convenient. We’ve stayed at a few different units before and this one was really good. Would stay again. Kitchen sink faucet was leaking, but other than that, we had an excellent time.

The only thing I could criticize, were the mattresses and pillows!! Not terrible but not the great either.
We would definitely go back to it !!

Great hosts and location
Loved the location and amenities for this unit. The hosts were wonderful in working with us when we needed to reschedule our original booking and with a maintenance issue while we were there. Great suggestions for visiting the nearby beaches and General Store in Puako! Well stocked kitchen and comfortably furnished, very clean. Unit shows some minor usage signs (paint, floor and shower grout) we rate it overall 4.5 and would definetly recommend
