About this house rental
Located in McQueeney, this attractive house for $1,664 per night is a great option for your next vacation. The river is flowing just fine. Come enjoy it!! - Booking includes BOTH the Main AND Guest House (Guest House is only 15ft from the Main House. Houses can not be rented separately) - Direct River Access. We have water y’all! There is a short 10 step (6ft wide) staircase that leads down to the beach style area (small river rocks) and water. (see photos for stairs/river) - Water level is currently holding at 6 feet towards the middle of the river but can fluctuate during/after rainfall, etc. Please be aware the water level does gradually go up a little late at night and back down early in the mornings. We recommend not leaving any items along the river overnight. - Kayak & Paddle board rental nearby (Delivers!) or bring along your own personal watercraft! (No motorized watercraft access point at this time) - Bring your fishing gear and water toys/tubes! (Maybe some water shoes for the little ones) - Huge Circular Fire Pit big enough for the whole family surrounded by bench seating and cafe lighting. (Wood provided for ONE fire per group. You’re welcome to bring more) - Small Wedding Friendly! (Must stay within 32 maximum. See the ‘Accommodations’ & 'Weddings' sections below for details) - We have a list of Local Caterers, Chair/Table/canopy rental, Florists & Bakeries. - Huge Shaded Yard Great for Outdoor Games, Group Meditation & Events - Pet Friendly! Relax under the 120+ year old pecan shade trees, dip your toes in the water, roast some marshmallows around the fire pit and create wonderful long lasting memories. ACCOMMODATIONS: - 11 bedrooms, 5.5 bathrooms, 3 kitchens (Freshly made beds and towels in every bathroom) - 28 in beds and 6 on futons. (Home Max on the property at all times including visitors/those not staying at the home is 32. Again please refer to your Guide Book for a full itemized list of What to Pack/Items Not Allowed** WEDDINGS/EVENTS NOTICE: We are not an official "venue" and we do not provide outside furniture such as tables and chairs other than what you see in our photos. It is on you to plan, provide and set up anything you would like to use for your event as well as have it removed prior to your departure. We do have a list of local caterers, florists, bakers and table/chair rentals available upon booking to help with your planning. INTERIOR OVERVIEW: Our property features a Main and Guest house which are bundled together when you book (Can NOT be rented separately) The Main House is 2 stories built on the side of a long gradual hill overlooking the large spacious yard. The main floor features a large fully stocked kitchen which is open to the Main Living Room and Dining areas that overlook the gorgeous panoramic view of the tree tops. The outside patio deck and gas grill are also located right off the main kitchen. The patio deck is equipped with two large umbrella tables with seating for 14. The Lower Level is ground to the large back yard and the large outdoor fire pit. It is complete with a small kitchenette and great views of the river as well. The Guest House directly next to the Main house has 4 additional bedrooms, 2 full bathrooms and a small kitchenette along with it’s own concrete driveway. NOTICE: there are a handful of bedrooms that have to be passed through in order to exit the building/access a bathroom. All Doors are able to lock in order to create a flow of traffic of your choice for your groups convenience. See our floor plans in our photos for the layouts of the pass through areas. If you’d like a larger version of the floor plans please let us know and we’ll send you a copy no problem. Together both the Main and Guest house can comfortably sleep 28 in beds, 6 on futons, 32 Max Occupany. Both houses combined create a very large vacation home offering a total 11 bedrooms, 5.5 bathrooms, 3 kitchens, large deck, patio and fire pit.This property offers much privacy for larger groups to easily spread out. WE ARE NOT HANDICAP ACCESSIBLE: Please note the house is not handicap accessible by any code or standard. We have however had a number of guests with limited mobility say they found it very well suited for their needs but they likely did bring a shower chair and had some assistance during shower time, etc. Note there are 2 steps at the front door entry of the home. Based on previous guests feedback they consider the house to be "handicap friendly" noting it has proven to work well for them. One main reason our guests rent this home is that the first floor/street level of the Main house is all one level and has 3 bedrooms, 2 full bathrooms,1 half bathroom, direct access to the Main Kitchen, Living room and back Patio overlooking the large yard and river view. From the feedback we’ve received these features are perfect for guests who may need a walker or wheelchair to get around or have trouble with constant elevation changes. With almost everything they need all in one level of the home it’s the ideal location for them without the worry of getting around in an unknown home. They’ll be in the heart of the main gathering areas. The hall bath does have a wider door than average. The hall bath also has a standard tub/shower that is not set up to be handicap accessible. Please review the floor plans and pictures and feel free to contact us for further information. Again our home is NOT handicap accessible nor has it ever been. We’re simply providing you with information previous guests have given us over the years and their experiences when navigating our home.

Great layout for large family like ours. Nice big kitchen/living room/deck for all to get together, but when someone wanted privacy, there were plenty of separate rooms for that. Weather cooperated to allow lots of fun in the large back yard/river area.

We had a fantastic time at The River Haven. There was plenty of room for everyone and the beds were comfortable. Sitting by the river was so relaxing. We especially loved the sound of the waterfall and watching the ducks swim by with their little duckling family. It was such a sweet time; a great venue for memory-making and family FUN!

We booked for a Corporate retreat and it was perfect. Great location, great space and enough rooms for everyone. The lay out is a little weird but we designated the pass through rooms as “dead zones” and kept them as quiet spaces and no one slept there.

Very nice, quiet location. The house and guest house are great. Deck is very nice. Plenty of seating for everyone. Kitchen had plenty of room for our meal preparations. Check out was the easiest of any property I've stayed out.
We had 14 people, 11 bedrooms needed. Bathroom access is a bit of a maze, but it works. Thank you for a great stay!

By far the BEST place we have stayed. It definitely felt like home!! The view was amazing! Although it rained… the scenery and location was PERFECT!! It brought our love for family a lot closer and stronger together!!

The house met our needs as a place for our family to gather and we had a great time. The kitchen was well stocked with dishes, glasses, flatware, cookware, ext. The houses accommodated our family of 22 well with enough beds and bathrooms. We were able to wade in the river, had a big deck to gather on and room to get some space when needed. Although we never got around to using it, the fire ring is a nice feature as well. The downside: this house is not in the hill country. It is actually in a kind of scruffy spot directly across the road from an industrial facility. The layout of the two buildings were oddly configured with some windowless rooms and several bedrooms that were pass throughs for others to access bathrooms. There is at least one inaccuracy regarding the bedroom accommodations (i.e.: no futon where there was supposed to be one). And some maintenance is needed throughout: sliding glass door is barely moveable, a clogged drain, a broken door that my brothers fixed… Additionally, there are a few hospitality related policies- like only providing 1 roll of toilet paper per bathroom- that were inconvenient and kind of stingy.
In the end, the property worked out fine but I wouldn't stay again.

We had 21 in our group and this was the best location ever! There were plenty of rooms and bathrooms, which was our first concern. But we realized the kitchen in the main house upstairs and the kitchenettes in the downstairs of the main house and the guest house, were great. The main kitchen was well stocked with the pots and pans, kitchen utensils and appliances needed to accommodate all of us. In addition, there were plenty of trash bags (and we required a lot), dish soap, laundry soap, etc. Having 3 refrigerators was helpful when we loaded in the groceries the first day. There were plenty of towels and washrags (not supplied in all rentals). There was a nice washer and dryer provided (which is helpful with large groups such as ours). The river level was low, which was excellent. The kids were able to play safely in the water. We had planned several outings but everyone said they would have been happy just to stay at River Haven the entire time. The fire pit (although hot in mid-July evenings) was perfect for s'mores. The yard was perfect for games. And the water was perfect for getting cooled off. We were very pleased with this accommodation and so will you be if you choose River Haven.

This house is perfect for large groups of 18+ people! The layout is a little awkward, but helps it never feel too crowded or noisy. Having three fridges was great for a group of our size. The backyard and river access is incredible. There was plenty of water in the river to sit in, swim, or explore the waterfall that's just behind the house. We hung out in the river behind the house one day, then took a party bus into town to rent tubes and float the river the next day.

We had our closest family and friends together for the weekend to celebrate my daughter's wedding. The River Haven was perfect and well equipped for our group. Everyone had a memorable weekend. The hosts are really awesome with all the details and the app is handy and filled with area and vendor info.

Great location for a small team building event! Everyone had a room and a bathroom which worked out perfectly! It was a great location with the river behind the house and great wind down time after visiting work sites! The owners were great to work with and the place was clean! And I loved using the griddle on the back porch to whip up breakfast! Overall great experience and great place!

This property is definitely unique! We had quite large group for our stay - but yet there was more than enough room and places to sleep. The backyard and fire pit was amazing. Our church group was asking to come back!

We had 28 people and had plenty of room! The river is definitely low but it is still beautiful to look at and we even had some people do a “polar plunge”! Each bed had ample pillows, bathrooms stocked with plenty of towels and the hosts even provide throw blankets to cozy up with! The kitchen is stocked with anything and everything you could possibly need. And 4 coffee pots!
The fire pit area was our favorite place to hang out while the kids explored. We will be back! The host is super responsive and friendly and we had ZERO issues or complaints!

The home is definitely spacious and has the amount of beds and rooms as advertised. It took us some getting used to to figure the home out...the layout is quirky, but it holds a lot of rooms! It is an older home, so just be prepared for that. But everything worked... it had exceptional hot water and most of the TV's worked. It may be a little more difficult for older people because all the TV's used streaming to get to the channels, but with a little help you can get everything working. The kitchen had everything that we needed. There was enough towels, but we did have to get more TP, and paper towels (which is explained prior to check in). We didn't get a chance to get in the water or do anything with it because of the time of year it was, but I'm sure it would be great in the summer.

Our team met to plan our strategy for next year. the space was enough that everyone had their own room. the main house living and dining allowed for enough space to give presentations and encourage involvement from everyone present. The property is beautiful - far enough away from distractions, but close enough to run to town for dinner. Would definitely recommend for team retreats!

Every year 11 women get together and have been friends since high school. When we go to a hotel, we don’t get to spend as much time with each other and it’s always impersonal and rushed so we looked for a home where everyone can have their own bedroom but yet we can cook and drink wine and talk for 48 hour weekend. Loved outdoor atmosphere with all the yard lighting, fire pit and great sound system; played smooth jazz and drank mimosas in mornings:)

This property gave "backyard wedding" a whole new meaning. We were able to spend 3 days with our family and friends swimming, cooking, hanging out by the fire, and overall blending our two families! It felt like a holiday, where all of your family comes into town to spend quality time together! The grounds are absolutely gorgeous and made for the most beautiful pictures and atmosphere. It was our fairytale dream wedding and were so thankful for the owners of the River Haven for answering all of our questions and making it such an easy process. We were very cozy and we hope to make this a family reunion place to return to. We cannot say enough about this place and our experience!

We had a couples retreat for our church group with 8 couples. The property exceeded our expectations! There is SO much room! House was very clean and great amenities. The huge firepit and circle seating was amazing! Being right on the river with the waterfall so close was peaceful. Having 11 bedrooms that all fit adults is rare and one of the reasons we selected this property. The communication with the owner was a breeze with very fast responses. We will be back!

Our group had a great time hosting an intimate wedding ceremony right on the river. The rooms were great and private enough for all of our guests. We were able to spread out throughout the property comfortably. We loved it here and would definitely return in the future.

Great property! Very clean, well-maintained, and functional for our family of 25 (6-mo. - 90 yr old)
This property worked out very well for our family reunion. Plenty of space to comfortably sleep the 25 adults and kids that showed up but it would’ve been a little cramped if all 32 made it. The house has been very well maintained and was very clean. The floor plan was a little odd in places but I’ve also never seen a high occupancy short-term rental property that wasn’t odd in places so it wasn’t really an issue. The common areas inside and the outside living spaces and rec areas were roomy and worked well for meals, playing, or lounging. Although water levels were low at the time we went and this area was experiencing a drought, it was actually very pleasant and worked perfect for our group for kids to swim and play in areas they could touch but deep enough in deeper areas for the adults to “play”. The waterfall was a popular attraction for the older kids to jump off of and the water in that area was deeper than I was comfortable enough to swim down and find. If you or your guests like to fish you definitely should take your poles. We caught a lot of large mouth bass and catfish using artificial lures, hotdogs, and with the minnows/shiners we caught with a cast net. Overall, I give the property an A+ and give the property Manager Carlos an A+

Great views & spacious
Awesome experience with this home, communication with Carlos and Owner was excellent. We had a little hiccup with lower level not being a cool as the rest of the upper level, nonetheless we messaged Carlos and then the owner contacted us promptly to address the issue. We are so grateful for the hospitality! Thank you very much. We definitely will recommend this location it had all we needed for our whole family to stay and enjoy. There is only one little recommendation… a tree swing! The yard is gorgeous. Thanks again y’all!
