Situated in Miramar Beach, this attractive condo for $404 per night is a fantastic choice for your next break. ***You must be at least 25 years old to rent with us*** *** MAXIMUM OCCUPANCY Eight (8) *** %&%&%&%&%&% UPDATE November 2023: Replaced queen bed set with a bunk bed configuration. a double bed and two twin beds are now located in the 2nd bedroom %&%&%&%&%&%& %&%&%&%&%&% UPDATE September 2022: We renovated unit 810 again and this time we removed and replaced the entire floor with a brand new hardwood floor which is soft on your feet with gorgeous colorful beach look; also both bathrooms got remodeled. I have added these pictures to the end of the phone gallery so you can see the new floor with the current furniture %&%&%&%&%&%& Unit 810 is a perfectly updated, luxurious 8th floor condo. From the entrance hall, you can see straight through the condo to your private, expansive, 8th floor balcony and the breathtaking gulf of Mexico. In addition to a dining table, your balcony includes a small sitting area for you to enjoy your afternoons. From your balcony, your view will stretch from the gulf all the way back over the lush greenery of the Destin resorts. The kitchen is fully equipped with breakfast bar. You will also find a washer and dryer for your up-most convenience. The master bedroom has a luxurious king size bed, flat screen HDTV, DVD player, and the master bathroom has beautiful tile work, a whirlpool tub, and a walk in shower. The second bedroom holds one queen bed, flat screen HDTV, DVD player, and its own private access to the second bathroom. The living room sofa also converts into a bed. At The Tides @ Tops’l. If you’ve never made your way to Tops’l you don’t know what you’re missing. This place has everything. Beautiful beach. In fact rated best by Southern Living. And if you can’t trust them who can you trust. Incredible views. Close to golf. The Tides are part of Tops’l Beach & Racquet Resort which is smack dab in the middle of 52 beautifully landscaped acres bordered by the Gulf of Mexico and by Topsail Hill State Preserve. WOW! There’s 600 feet of private, sandy white beaches. There’s a ton of stuff to do here, with the daytime activities and nightlife of neighboring Sandestin and other noted communities to the west, and a nature preserve for quiet and solitude to the east. Tops'l provides the best of both worlds. At tides you will have many wonderful amenities such as free wireless internet, pool, community grills, basketball, putt-putt, nature trails, and many kids programs. Also, tops'l hill nature preserve is upon a national historic registry spot (next to beach manor on tops'l resort) where usa military tested captured German v2 buzz-bomb rockets there in 1944. And if that weren’t enough, Silver Sands Outlet Mall, one of the largest in the US, is less than 5 minutes away. Sandestin's popular Baytowne Wharf is just across the street to the west with shops, excellent restaurants and entertainment on the bay. Concerts on Wednesdays and family movies on Thursdays are popular family outings on the lawn at the Wharf. Sandestin's recently developed Grand Boulevard Town Center, nearby to the east, has upscale shopping and many excellent restaurant options. There’s so much to do here you won’t be able to fit it into a week’s vacation. So stay two! That’s what I’d do. Please note no canopies or tents are allowed on TOPS'L Beach. Beach service is not included. You must be at least 25 years old to rent with us.

The upper pool was not available to us- - no key card.
Went to management office and was told there should be one available. They called the owner but received no response. Lower pool had no umbrella or sun protection which we need during the day do to our age. We stay at the Tides twice a year. This unit will not be a choice for us in the future.

Needs to have access to heated pool. Condo very nice. Had a leak under the sink. It was addressed promptly.

The property was clean and nicely decorated. My only complaint is that that this unit does not have access to the top Tides only pool, and so we had to use the more crowded lower pool. We were not aware of this prior to making the reservation.

Overall had a good stay but had some issues with the main TV which were corrected with maintenance.Also had some issues with the garbage disposal and the poor shower head flow in the guest bathroom all of which can and should be corrected.Communication with the property manager was good but had to call several times. The view was very good and the update was appreciated.

Place was as described condo is beautiful! Just a few suggestions…. A broom or vacuum would be nice to have in the condo since there is no housekeeping and all the sand. Also mattress pads need to be washed. I understand with turnovers that would be hard but maybe have some backup ones to change out from time to time and better sheets would be a huge plus! Overall was a great stay an would stay again!

I stayed here for a wedding weekend and it was great. Owner is very timely with responses and check-in was very simple. Located right on the beach with great amenities. Would definitely stay here again.

I apologize for the negative review, but had I been able to see the condition of this unit, I would have never booked it.
This unit is without a doubt the worst unit I have ever booked on VRBO. We travel to a different beach every year and book exclusively through VRBO. I booked the unit to take my wife and two young girls, 1 and 3 yrs old. On arrival the unit was very dirty, so much so that I contemplated leaving. However, we decided to contact the owner and see how to remedy the situation. The property owner, was very polite and accommodating. He had the cleaning company clean the unit again which I very much appreciated. But after the cleaning crew left for the second time, the dishes had dried food on them in the drawers. Floors and baseboards dusty, sandy, and sticky. The dish washer did not work properly. The shower faucet dripped the entire stay (not an issue for me, but is an indication of poor maintenance). The coffee maker was broken and there were only 3 coffee cups of which only 2 had handles. The baseboard in the guest bathroom is rotted from water damage. The floors appear to have been replaced and do not have trim around the walls (cheaply done). The cabinets and fridge surfaces were caked in grease and dust. Didn’t appear to have been cleaned in quite some time. Furniture was heavily worn and stained, disgusting underneath the cushions.
The pools and beach were nice. However, the beach access is quite a long walk around the pool areas or you must be able to accommodate 3 sets of steps. The beach access is only an issue with small children or the elderly.
Overall, I would not recommend booking this unit unless you want to clean the unit yourself on arrival. It was a poor overall experience and I will never stay at this complex again. The photos featured in the ad are not an accurate representation of this unit. If you want these conditions, book a room at the SUPER8 and save your money.

Condo was fabulous, Two small issues the maintenance crew should look in to...the refrigerator has a small continuous leak and the light assembly on the fan in the master bedroom is loose and wobbly.

Perfect for Family with people if all ages
This is our 3rd stay at the tops'l tides building and we love it each time we visit! There is so much to do without ever having to leave but also, right down the road there's so much more! The building is always clean and is in a super nice location! The walk to the water is minimal weather it's the beach or the pools. The only issues we've had with the actual property as a whole is with the pool gates. It seems each year we have been, there is some sort of issue with the gates. You have to enter a pass code for entry and the code readers don't seem to work, or the gates themselves are defective and the locks don't open properly. Otherwise the place is great! We look forward to our visit again next year!
This particular unit we were in was very nice with a beautiful view of the ocean front. The unit was clean upon arrival and smelled wonderful. We did an initial walk around in the unit to be sure everything was ok and noticed the master bedroom's king size bed was U shaped as if broken. We looked underneath and noticed all of the boards underneath were broken and looked like an attempt was made to fix it prior but with the materials they used it was obviously an unsuccessful fix. We notified the owners immediately and waited for maintenance to come and fix it. They never came the duration of our 8 night stay and we ended up lifting the bed, removing the boards and leaving them in the closet.... and sleeping with the mattress on the floor. Hopefully that is fixed by now but otherwise all was well!

Yearly Florida Trip
My daughter and I have stayed at Tops'l resorts before but this was our first time in this condo. We had a great experience. The communication was great, the condo was clean, the view was beautiful, and the check-out list was easy to follow.

The property was as advertised. It was nicely decorated and roomy, with a reasonably well-appointed kitchen. We like to cook (particularly now during COVID) and the home contained most essentials to make that easy. The only downside odf the kitchen was the refrigerator, which was incredibly noisy. When I turned the thermostat down to a normal level (it had been on the coldest setting), water dripped from the freezer compartment onto the top shelf.
We enjoyed the deck for a glass of wine and meals. The Internet and good TV made viewing the Olympics possible in the evenings. The pools and beach are wonderful, and the poolside cafe has good meals and drinks. All the staff are friendly and helpful.
The king bed could definitely use a new mattress, as we rolled to the middle and it is a bit lumpy. The bathrooms could use an update, but they are roomy and clean. All in all, we would certainly stay here again, particularly if the mattress and refrigerator issues were addressed. It was a lovely week for a reasonable price.

The condo was surface clean, but many of the dishes we took from cabinets were dirty, drawers in the bathroom have not been cleaned in a long time, and furniture has not been moved to vacuum or sweep as it is very dirty behind the dresser and headboard. View is ok, but most of the patio is rooftops and parking lots. Furniture is worn and one of the outdoor chairs was broken. We had friends that met up with us and stayed in other units that were better furnished with beach chairs/towels, toaster oven, etc.
Drapes are not hooked properly, towel rack missing in spare bath, dishes mismatched, etc.
Overall our stay was good as the property is nice and the beach is gorgeous, but I would not give the room more than a 3 star.
Also there is no transportation outside taxi service as many Uber drivers are not working so getting transportation was very tough and expensive. We did find a driver Eric 850 420 1147 who was a lifesaver for us. Call at least a day or two ahead so he can get you scheduled.

Only bad thing is when my daughter pulled out the sofa bed to go to sleep, it was black nasty stuff on the sheets like they haven’t been cleaned. She just didn’t sleep on it. They need to get that straight. Other than that everything was prefect.

Great condo by the beach!
Our family (2 adults, 2 kids) loved this condo - it was very clean and comfortable, beach access was quick, and the two pools on property were awesome! We also loved that the beach never seemed very crowded, even in mid-June!

Great location, easy access to the beach.
The condo was comfortable and in a great location. We appreciated the size and layout of the space. The patio area was very large and offered a wonderful view. The unit could benefit from a little updating, I.e. broken tile in patio table, master bath cabinets are peeling their laminate, master bedroom mattress is very hard. Overall the unit is in good condition and we would stay here again. The kitchen was lovely and well stocked. A great place for a weekend getaway.
