Welcome to Ocean Villa 1202! If relaxing with stunning views of the beach and the sound of the surf are what you’re looking forward to, then this is the condo for you! This beachfront condo is located on the 12th floor of Ocean Villa and has unobstructed 180 degree views of the world renowned Emerald Coast. With an oversized balcony, you can enjoy your morning coffee with a view, as well as evening drinks, while you take in gorgeous sunsets or watch the storms roll in. I’ve even seen end-to-end double rainbows from this vantage point! There are lots of kid-friendly attractions and restaurants nearby, or, head down to one of the three pools, Jacuzzi, or the beach, via a private gate with direct beach access. The unit is spacious, with two bedrooms, each with en suite full bathrooms, and a sleeper sofa – the condo sleeps a total of six. When you walk in, you’ll immediately notice how light and cheery the condo is, and the fun beachy décor. The master bedroom has separate balcony access and the second bedroom has beautiful views of the morning sunrise. Features of the Condo: • Lock box for easy access on arrival • 1100+ square feet of living space • Large 200+ square feet of balcony • Living room and dining table seat 6 • Queen sleeper sofa • Flat screen TVs in living room and both bedrooms • Fully equipped kitchen with toaster, blender, coffeemaker, dishwasher, and microwave • Master bedroom king bed with private balcony access • 2 full bathrooms including tub/shower combo and hairdryers • Guest bedroom has 2 twin beds • WiFi and cable TV • Stackable washer/dryer • 23-story building • Convenient covered basement parking and covered overflow parking across the street • 300+ feet of white sand private beach frontage with easy gated access • 2 outdoor pools, 1 indoor pool, Jacuzzi • Barbeque grill • Gulf view fitness center with treadmills • Luggage carts for convenience You must be at least 25 years of age to rent this property. During Spring Break , the minimum acceptable ratio is one (1) person 25 years of age for every two (2) persons under 25 years of age.

This was a very nice place. Had all the things we needed in the kitchen. We did have trouble with one of the ceiling fans in the living room area the switch was broken. They said they had one ordered if it had not come in yet other than that it was nice place very clean we really enjoyed our stay I would recommend it

The condo was in a perfect location close to everything. The balcony and the views are breath taking. The condo was clean yet needs an update. You can tell it is lived in and needs a fresh coat of paint, repair holes in the walls from missing towels racks, and make sure necessary updates to living room furniture, and kitchen appliances.
We called maintenance and they responded almost immediately and came the next day. I was impressed with the response time.

Overall was clean and had adequate amenities. There was some rust to the chairs and metals in the bathrooms. Other than that it was a really good stay. Pictures are accurate and very spacious.

We had a great week at the beach! Wonder views, great restaurants just steps away. We arrived to a freshly cleaned condo. We didn’t have any issues with the condo. It was a little worn but more of a lived in feel but clean. This was our second stay here and we’ll come again. If I had any complaints it would be with some of the people renting the chairs/ umbrellas in front of the ocean Villas. Unfortunately, some were very rude when their chairs were set up behind family’s personal chairs. But besides that, wonderful relaxing time ( definitely needed for two nurses and a retired firefighter 😊).

This condo was in a great area and had a wonderful view. Very quiet and never had any issues with the elevator. It did need some upgrades but a nice place for the price.

We had stayed at the apartment for 5 days and me and my kids loved the place so much. It was an amazing location, beautiful view, close to all of the local activities. We would love to come back next year again for spring break

Layout of condo was awesome, balcony was great views, could see sunrise while laying in bed, see dolphins from balcony and even a manatee. Could see sunsets too.
Could use a little more detail to cleaning as I took care of a some ceiling dust bunnies and few other details (May have been able to call for house cleaning but I took care of in little bit).
Communication Was missed at first with an important email going to spam, a lady from company took care of resending accompanied with a phone call. Also Informational notebook could use some info on property features, locations, etc.
Elevators were fast.
Beach is great. White sands. Could see small fish while snorkeling.
Pool and hot tub clean and good.
Location was close to serval good restaurants

Floor still had sand, bathrooms had mold, dishwasher had mold, walls were scuffed, umbrella in closet was ripped apart, hair dryer didn't work, safe didn't work, wifi stopped working the next to last day, bathtub was stopped up. Not enough blankets to use the couch. Appeared to have some feces on one cabinet by toilet paper. Overall not well maintained.

I have to keep up with a key for the door instead a keypad door lock. The T. V. Is older than my parents TV. Lol. The T.V. Remote control doesn’t have the battery cover on the back. All of them. The AC vent is red instead of white color.

Overall great experience amazing views, nice staff , floors were a tad bit sticky and the pictures were a little off to what was presented but advertisement is advertisement . Id definitely recommend or come again

Wonderful Location
Nice property with beautiful view! Quick elevators, easy parking, nice pools and short walk to beach. Condo was a little dusty and sandy and some of the furniture and fixtures could use a refresh/fix, but overall wonderful place.

Would recommend, however…
I would highly recommend this place based on the space of the condo, the view and location. However, there are a couple of things to be aware of. One, the room was VERY dirty and had a weird damp mold smell to it. There was also dust caked on the ceiling fans and vents. The floor was covered in sand upon arrival and when you walked on the floor your feet were nearly black. Second, they only give you two rolls of toilet paper for your stay so be sure to bring extra or hit up a grocery store to stock yourself up. Aside from those two negatives, it was still worth booking and the view is breathtaking.

Dust so thick on lampshades (all lampshades), dust about an inch thick behind bed. MOLD appeared to be in dishwasher. The furniture is horrible. I was afraid the dining chairs would break apart. I was so uncomfortable. The owners are paying for poor housekeeping. I hate that for them. They really need to spruce up the place.

We found the condo to be generally comfortable (it rained nearly every day while we were there, so we got very familiar with the space). It could use a little refreshing, but it worked.
Also, kudos for having a full size coffee maker!

Elevators are fast; in comparison to many other places I've stayed in PCB over past 10 years.

The dust on the ceiling fans, lamps, filters, and the floor was disgusting. If you dropped anything on the floor under or between the beds it was covered in dust and hair. Neither of the sliding doors locked. The cable didn’t work in the front room but they came promptly the following day after we reported it. The layout is great but the unit is in need of a deep clean and could use some updating.

The condo was as described. It was wonderful waking up and going straight down to the beach. I give it five stars. My only critique is it could do with updated appliances. The dryer didn’t dry well. Also, make sure you take coffee filters.
