VINTAGE 1925 BEACH COTTAGE BEAUTIFULLY RESTORED AND FURNISHED HOUSE FEATURES: * CENTRAL AC! * Three Bedrooms (incl sleeping porch), One Bath - Perfect for family, couples, or girls' weekend. * Main bedroom has a King bed. * Second bedroom has two twins and sofa bed. * Living room has a sleepable couch. * All-weather enclosed porch has another twin bed, and can be used as a third bedroom. Additional Home Features: -Hardwood floors -Fully-equipped gourmet kitchen -Ocean view -Charming enclosed porch for sunning and sleeping. -Stack Washer and Dryer, all linens, and many amenities, including games, Cable TV/DVD, high-speed internet, and Chromecast. -Front yard sunset patio with BBQ, fire pit, and seating area. -We provide beach towels and chairs, a picnic basket, and an umbrella for trips to the beach.

This place had all the bells and whistles. It is equipped with everything you need for a short or long stay. I can't express what a great value this place is, and it is as it says in the description. Very close to the beach, amazing host, great outdoor space. JUST LOVELY

We had a great time at the beach cottage. Lovely, quiet neighborhood close to downtown Newport. A short 8-10 minute car ride away. Easton’s Beach is a short walk from the house and David has everything you need including beach towels, chairs, boogie boards and even a beach buggy to carry it in if you desire. You can view the Cliff Walk and Mansions along the water from this area which was very nice during our walks along the beach and through the neighborhood. Sitting around the fire pit one evening was relaxing and the home was comfortable. Parking was easy with our own driveway and David always responded quickly when contacted. It was also super nice the hosts leaving a bottle of wine and chocolate for our stay. There are some restaurants within walking distance from the house including seafood, pizza, burgers and ice cream which were very good, especially when we didn’t feel like going into busy Newport at night. Overall would recommend this home as it is very convenient to all that Newport has to offer and the home has many items and amenities that we didn’t need to lug with us for our trip so that was very helpful.

Our family of 5 (2 adults and 3 kids, 7 and under) had a great stay at Easton's Beach House! The proximity to the beach was perfect, especially with young kids. The house was very family friendly and well-stocked. We loved being able to enjoy the beach chairs and boogie boards. We had everything we needed inside too, even with our good sized family there were plenty of beds and places to sit. The house was comfortable and the hosts were very welcoming. We appreciated the information of things to do in the area!
We are already missing our time in Middletown/Newport and would definitely stay here again!

We stayed from Monday - Saturday & loved the location. It’s perfectly located near Easton’s beach, with beach chairs, umbrella, picnic basket, and so much more! There was a pack n play with a booster seat available & even the kitchen had unexpected extras! Definitely recommend a visit with these lovely hosts who communicate as needed (we had a power loss one day) and offer support as needed. Great location, great home away from home & great people!

This property is amazing! So clean beds were very comfortable & great for our little batchalorette girls weekend!!! Definitely would stay again. Our Uber was $7 into Newport, can’t beat that!

Great place with plenty of room for a family to spread out. The sleeping porch was a highlight for the kids. If you’re running the Newport marathon, then your family can cheer you along just by walking out the front door. The hosts are super responsive and we had a wonderful stay.

Easton"s Beach house was wonderful. It was a lovely home within walking distance from a great beach. And short drive to all the Newport attractions. The house has everything we could possibly need. Enjoyed the fire pit in the evening. Thank you David for a great three days!

We've stayed in a number of VRBO properties during our travels, and this one is one of the best we've experienced. The cozy home was so well equipped with everything you could possibly need and was just a short walk from a beautiful beach. We aren't regular visitors to RI, but if we were to return we'd definitely stay at the Easton Beach House again.

We just spent a week at this beautiful house with our 22,17, and 13 year old children. The 5 of us fit very comfortably. The house is steps away from a beautiful beach. There are 3 other beautiful beaches in the area as well.
The house was very clean and came equipped with EVERYTHING that we needed. It was so wonderful not to have to pack towels and linens. Attention to every detail in making our stay easy and comfortable was thought of. We loved this house and the hosts were extremely friendly, kind and helpful!!!! Can’t say enough wonderful things about our stay!!

Clean, Well Appointed Beach Cottage
I found David to be a great host. Things are very organized and well labeled to make everything super easy to navigate. I really appreciated the small details and thought they have put into this rental. They really go above and beyond to make the most of this cottage. I've stayed in this neighborhood several times so was very familiar with the area and it is my favorite area to stay around Newport--convenient to downtown Newport, close to 2 great beaches and walking distance from some awesome restaurants and my all time favorite ice cream. I found everything about the space to be quite comfortable and really enabled me to have a great week+ at the property. I cooked almost all my meals here and found the kitchen to be very well appointed and functional. The grill is great and the outdoor space with fire pit is a really nice touch. There is a nice outdoor shower for rinsing off after coming back from the beach. Plenty of televisions everywhere with cable and Chromecast for streaming services from your computer. A+, definitely exceeded my expectations.

This listing does not do the actual house justice. It was so stunning inside and out. Stones throw to the beach and very clean! Everything you could need was written down. Communication was fantastic!

The house is very nice; perfect size for my family. House was spotless and had lots for the kids to do. The location to the beach was great - we ran back and forth to use the bathroom/get food. Loved the local restaurants and the aquarium. The owners went above and beyond to make sure our stay was perfect. Very helpful and kind.

This house was even more beautiful than the photos. Every detail was thoughtful and carefully executed. From the fully stocked kitchen to make-up removing wipes in the bathroom, it is clear the hosts want their guests to feel at home.
Just steps from the beach and close to many restaurants, this is the ideal location for anyone who is trying to stay out of the hustle and bustle of downtown Newport.
I cannot recommend this property enough. We will be back!

Perfect Getaway
Perfect location. We loved our stay. Anytime we wanted, we could walk a block to the beach. And we were just a short drive from Newport to the west or to great state parks and more beautiful beaches to the east. The house had everything we needed including a fire pit and seating area out front. It was such a great stay.

Great location, easy to get into newport or walk to the beach. Middletown has a nice laid back atmosphere. The owner was there for check-in and opened the door for us. Smart details at the property as well, usb charging outlets everywhere was a great idea. We couldnt have asked for a better experience.

Better than expected!
We stayed at this property for about 5 nights in April. Our expectations weren’t too high considering the cold weather. BUT, thanks to this place, we ended up having a great time! The house was clean, we watched a few movies together, played some of the board games that were there, made good use of the well stocked kitchen. All of us enjoyed our stayed a lot. David was a great host.

Return family stay
Another great stay here in Newport. The beach house is clean, well appointed and just what our family of four with two teens needed though it has room for more. We really appreciated the owners responsiveness to our late arrival(plane troubles) and they were very accommodating throughout the stay. Great location and lots of little touches all make this a great place to stay if you’re visiting Newport.
