We love this area, and have stayed in this location multiple times. However, the condo we stayed in needs some upgrades. We love the interior and view, but we had ants on the first day and it took four days for maintenance to come address it. There were several household items missing (cups, plates, etc.) and the grill at the pool area didn't have any grill tools to clean the grates before use, so I had to get creative. We had a nice stay, but for the money we expected a better experience.

Stayed in 401 for 2 weeks. The condo was clean and very nice. We had a few questions and every time we contacted royal destinations they were very quick to respond, both by text and phone call. Maintenance was very friendly as well. The beach chair and umbrella setup included in the rental was a huge bonus for us. This is what convinced us to try this condo vs a house we normally rent on pantina blvd. Two of the boys (18) rode the bikes every day. They really enjoyed going to the big chill to eat and shop.We truly had the best time here and are looking forward to coming back again next year.

Our condo exceeded our expectations! The beds were very comfortable along with large bathrooms! The living room area was large enough for family gatherings and the large deck was great for having our morning coffee to start the day. The large kitchen/bar worked well for making meals and the large dining table was perfect for family meals together! The close access to the boardwalk to the beach and beach chair set up made our beach days fun and easy. Waterhouse 401 is a great place to stay for our extended family of eight to have “the best vacation ever.”

We always enjoy our stay at Waterhouse. The main drawback for us is the number of steps we have to take to get to the beach. We love having beach chairs and an umbrella coming with our rental so we only have to rent one set. The living area is very lovely and the kitchen is great!

Perfect location just out of the busy areas, we could walk or ride the bikes (included) a little more than 1 mile to either Alys Beach or The Hub (food & shopping).
Brice and his brother own the beach chair/umbrella company on the beach and have your spot ready & waiting every morning. They are super nice!
Royal Destinations was excellent as well and quickly responded to every request we had. The condo has comfortable beds & bedding, plenty of hot water & A/C, lots of room for a small group. Our last 3 nights we had another couple come join us so we had 5 adults and our 2 little girls - with enough room to still be comfortable. The full-size washer & dryer in our unit helped a lot while we were there.
Being beach towels...the only thing missing in the condo unit rental was a hot pads for getting things out of the oven and a dish towel in the kitchen.
We’ll be back and loved this Penthouse condo and 30a!!!

It was beautifully decorated but with very limited kitchen utensils( except cutting knives), equipment an d silverware. The microwave probably needs repair- the table inside often did not turn and caused items to overcook. There are drawers in refrigerator broken. These items did not take away from our wonderful stay and loved seeing the ocean from our condo. It was basically very clean except for sheets for sofa bed and porch area. The shower liner in bath needs to be replaced with one that doesn’t attach to your body when showering. I mentioned this several years ago. We loved the setup of the condo and having had rental property before these items mentioned that need attention will make this condo 100 per cent perfect. Also, we needed mats for the table which helps to protect it as well.. Shaun an d his brother do an excellent job with the umbrellas and chairs.. see you next year!! We are older and going up and down all those steps is hard but not sure what the solution is..

We loved Waterhouse 401. The condo was in a great location and was very comfortable, with a lot of space to entertain guests. The open kitchen with a huge island and the large outside patio space (with a partial ocean view) was perfect for entertaining. And the furniture and decor had been updated since the pictures were taken. Even better than the pictures!! Our only notes are that the unit needs a broom and dustpan. With all of the sand that got tracked in, the provided sweeper just did not do a good enough job. I almost bought one, but forgot and didn't want to go back to Publix. Also, a nice touch would be to provide a starter salt and pepper shaker and coffee creamer/sugar. Finally, the dishwasher doesn't seem to be bolted into the cabinet. It worked great, but it felt like it was going to fall forward, so that seems like something you would want to fix to extend its' life. And the complex grills on the 4th floor by the pool did not work. The management company was very responsive to the two minor issues we had. Within minutes, they were there, which was unexpected and very appreciated.

The location is amazing and the complimentary bikes are so easy to ride. We rode to Rosemary several times and it was so quick! The unit is a bit worn (furniture shows some wear and so do the Viking appliances). There was also construction going on across the street which would rattle the building (luckily that part only started on our second to last day!). Would highly recommend to friends and family. Looking forward to the next beach trip!

This was our second time staying at Waterhouse and it did not disappoint! This condo is in the perfect location, right across the street from the beach. Only a couple of miles from the shops and restaraunts at Seacrest, Rosemary or The Hub (cool outdoor place with shops, entertainment, and several dining choices). It has an open floor plan and is beautifully decorated. It has a huge balcony balcony with a beautiful ocean view. We loved watching the sunsets from the amazing roof top pool! We are frequent visitors to the 30a area and Royal Destinations far exceeds any rental agency we have used. We will definitely be using them again!

When we received a proactive phone call about renting when we asked an email question, we realized Royal Destinations wanted us to enjoy a vacation! All registration & communication prior to arriving & while there was great. Overall, the SPACIOUS & tastefully decorated condo is well laid out and stocked with a few exceptions. WE appreciated the 1 Master suite & 2nd bedroom with hall bath on one side and another Master suite on the other so our 2 families could be separated. We missed not having a pair of dish drainers with drainmats under them to drain into sink so handwashed dishes,cooking utensils, pitchers & pots/pans we don't put in dishwasher, could dry. We rested the items on a pizza pan & 2 hot plates on tea towel. The package should include 2-3 dish towels. WE didn't want to stain the hand towels. We discovered there is a right and left gauge on the stove top that varies the heat at the SAME numbers. WE were either burning the food or taking a long while to brown something until we discovered there were 2 sides to the burner control knobs. That is different. Instructions upfront would help because the numbers are wearing off. By sending the fridge repairman after your maintenance people promptly came twice to no avail, we hope the freezer & ice making issues are resolved for the next guest. The oven needed cleaning which we advised as well.IF you have any input to the condo association, they would be wise to add a few more umbrellas on the pool deck for shade.WE appreciated your prompt response to the service calls and to the correction of the exercise room code, which needs to be updated on your printed material. We think your customer service contact may have made that correction. We would not only rent again with Royal Destinations, we would rent this unit. The View of the Gulf gives you a sense of relaxation. The deck is sufficiently covered that even during the afternoon showers, you can be ON the deck to feel the temperature go down....ahhh.

1. Great location and view - very short walk to the beach. 2. Loved the unit's furnishings, kitchen, and baths (high quality). 3. Aveda products in the bathrooms are a very nice touch. 4. Property was very clean. 5. Only a few minor hiccups - a) Ice machine was not working but maintenance repaired within a day; b) Door keypad stopped working on day 5 but maintenance repaired within a few hours; c) Wifi coverage is very poor as it didn't work in the bedrooms; d) TV needed to be turned off and on repeatedly to get it to function appropriately with color, sound, etc. -- it may be going bad. 6) Loved the fitness room and pool. 7) Overall, we loved the unit. We would definitely return. The criticisms above were very minor and the management provided great customer service.

Overall great condo and very comfortable. Well stocked kitchen and nicely decorated.. Need to mention that access to beach is a steep descent with a lot of stairs especially for elderly guests or very young children. Also may need to post a sign for a while immediately after hot tub is treated or put less chlorine. Faded and ruined all of our swimsuits.

Very nice facility and professional staff. Would suggest adding some coasters and place mats to protect the furniture. Also the WIFI is pretty weak in the bedrooms, probably needs booster and faster speed. Overall very enjoyable stay. Would use Royal Destinations again.

While I appreciate that the unit had been freshly painted, the draperies in the master with the water view and in a second bedroom were not re-installed, yet the rods were lying on the floor. Since the unit is on 30A, there was noise from traffic, lack of privacy and the outside lights from the condos across the street were visible all night. When we called we were told the the drapes would be installed on Sunday. No one came. I called on Monday and temporary white flimsy paper shades with no ability to move were put up. Apparently the hardware for the draperies was misplaced. Since management didn't didn't solve the problem, I feel some compensation would be appropriate. Also the furniture on the deck needs to be re-finished, so we didn't eat our meals on the deck.

The view was true to the pics ! The walk to the ocean was great ! The rental was very large but needs some maintenance. The walls are very distressed. The door jame was rough and fell off . The freezer defrosted our food twice and didn't make ice. The porch wasn't clean there was food all over the ground. The master shower had mold in the grout .. Customer Service with a Royal Destinations was quick/friendly and we appreciate that !!

Waterhouse 401 was a great place to stay, conveniently located across from the beach in a quiet neighborhood. The unit was very well maintained and clean upon arrival. We enjoyed the views from the 4th floor porch and liked the rooftop pool. We would recommend to others and stay again in the future.
