Perfect for a weekend getaway, visit to local farmers markets, winery and top restaurants. 15 minutes from ski resorts and mountain trails. 25 min from LEGOLAND. The Space: Our guest suite includes the following: -Private bedroom with a queen size bed -Kitchen with dishwasher, pans, fridge, coffee maker -Organic fresh eggs and veggies from local farmers upon arrival -Living room with sofa (sliding door to back yard), TV and high speed Wi-Fi internet -Bathroom -Dining area -Heated floors throughout the suit, even bathroom. -A/C Our house sits on three acres of land with large field and stream, outside sitting area, grape vines, charcoal BBQ grill, bonfire pit, gardens, and plenty of green grass to go around. Deer, groundhogs, squirrels, chipmunks, red fox, all kinds of birds are frequent visitors here. Only 52 miles from New York City and a relatively undiscovered gem in the Hudson Valley; Warwick, NY offers: beautiful open rolling hills, dairy farms, apple orchards, farmers markets, wineries, antique stores, great restaurants, a bowling alley, a great Drive-In movie theater, many golf courses, world-class frisbee golf course, yoga studios, hiking on the Appalachian Trail. Take a quick drive to Wawayanda State Park (over 34,000 acres!) with sandy beachfront, large lake with boat and canoe rentals, and miles of hiking/mountain biking trails. Seven miles from Warwick is Greenwood Lake (the largest lake in Orange County), six miles to Sugarloaf Arts and Crafts Village, 15 minutes to Sterling Forest (New York Renaissance Festival, Paint Ball facilities), 15 minutes to Vernon, NJ, (Mountain Creek Water Park and Ski Mountain as well as Minerals Spa), 20 minutes to Woodbury Commons Shopping Outlets in Harriman, NY, and much much more! Winter Activities include: skiing/snowboarding/tubing/cross country skiing/snowshoeing. There are 4 ski resorts within 15 minutes of our location, snowshoeing on Appalachian Trail and Wawayanda State Park, ice skating, ice fishing, Minerals Spa, etc! Guest Access: -Whole property -Driveway parking -Stream -Field The Neighborhood: The Town of Warwick was formed by act of the State Legislature on March 7, 1788. The inhabitants of the Town met on the first Tuesday in April 1789, to elect the first Supervisor, Town Clerk, Constables and Overseers of the Poor. It was resolved at that first meeting that the sum of 100 pounds should be raised for the benefit of the poor and 20 pounds for contingent expenses. From the first, for purposes of administration, the Town was divided into three districts: western, middle and eastern. For each district, an assessor, a commissioner of roads, a collector and two fence-viewers were chosen. At least as late as 1856, when a "military roll" was taken, the three districts of the town continued to be important. Roads, bridges, fences and stray animals were concerns of the early town officials. Roadmasters were chosen, 38 in all, to see that each citizen in their neighborhoods did his share toward keeping the roads in front of his property in decent condition. Several poundmasters were responsible for rounding up strays and caring for them until they were reclaimed by their owners. The Town of Warwick retained its original boundaries until 1845, when the northeast corner was cut off to become a portion of the newly-formed Town of Chester. It is still one of the largest towns in area in New York State. The name "Warwick" was first applied before 1719 to a farm of thousands of acres covering much of this area; and the designation become so well-known that it was natural to give it to the town when it was created and also to the village which grew up around the crossroads near the center of the town. Several other hamlets were in existence before the town was formed. Early settlers made good use of the Longhouse Creek, building dams and mills and an iron forge and thus giving Bellvale its start. The Doublekill was another fine stream for water-power and mills, and there New Milford grew. The community of Florida was also established by the middle of the 1700’s. During the 1800’s, Amity, Edenville and Pine Island became centers of population in the midst of the surrounding dairy, fruit and vegetable farms. Iron mining, charcoal burning and lumbering were occupations of settlers in the mountains from Sterling to Cascade; quarrying provided work near Mount Adam and Mount Eve. Greenwood Lake became well-known to hunters and fishermen and evolved into a popular resort and recreation area. There are now three incorporated villages – Warwick (1867), Greenwood Lake (1924) and Florida (1946) – within the boundaries of the Town of Warwick. From earliest colonial times, a well-traveled route passed through Warwick. The King’s Highway came up the valley from Pennsylvania and New Jersey and led northeastward to the settlements along the Hudson River and thence to New England. When the Warwick Valley Railroad in 1860, and the Lehigh and Hudson River Railway later, followed the same general route, the location of the offices in the village of Warwick encouraged the growth of that community as a business center. Wisner and Lake were established as station stops on the railroad; and the whole town benefited from the freight and passenger service provided by it. In a short sketch such as this, it is impossible to record all important events or to name all groups and individuals who have moved into or through the town, giving service as officials, working to build up its economy, enriching its cultural and social life; but the results can be seen in all aspects of life in the Town of Warwick. Getting Around: Best way to get around is your vehicle or a bike. There is a great restaurant though in a walking distance. Other Things to Note: We do have a small dog (Scottish Terrier), her name is Fufa as well as Border Coli (Coco) and two sons, Alexander and Sebastian (8 and 11) We allow pets on property for additional fee of $50.00. Pets need to be kept off the bed and couches. Interaction with Guests: We give our guest total privacy, however we are easily available when needed. We do like to meet new people and make new friendships and are always willing to spend time with our guests, be it a bone fire, BBQ or a walk.

Excellent Location, nice accomodations
Overall, an excellent place to stay. We love dogs and animals, making the owner's two dogs, chickens and peacocks enjoyable and their interaction with our dog was very good. The location is close to grocery stores and only a few minutes out of town making this a great location. We will stay there again.

Cozy, warm and relaxing
We found the house very inviting and warm. It was perfect to relax after skiing to recharge for the next day. House is well stocked with everything you need for a short stay. The owners, who live in the attached next door house, were sweet and welcoming. It still felt secluded with its own fenced backyard and utilities. We hope to visit their place again!

We really enjoyed our stay. Too many good things to list them all. The home is modern, clean and inviting. The kitchen has everything you might need (even a bundt pan). We really enjoyed the eggs from the host's chickens. There is amazing art work in the living room and bedroom. The bed was comfy and there's plenty of heat and hot water.
We came for the fall colors, so had a great time driving around the rural countryside and leaf-peeping.
I drive a Mustang and the owner has a 66 Mustang (both red), so we had fun comparing the two cars and snapping photos of the two cars together.
In short, a great value and good time. I think it would be good for hunting season too, and ski season when the snow comes.

warm inviting home away from home
We really enjoyed our stay. Too many good things to list them all. The home is modern, clean and inviting. The kitchen has everything you might need (even a bundt pan). We really enjoyed the eggs from the host's chickens. There is amazing art work in the living room and bedroom. The bed was comfy and there's plenty of heat and hot water.
We came for the fall colors, so had a great time driving around the rural countryside and leaf-peeping.

Can't say enough about how much we love staying here. For the price it can't be beat. Yes there are properties that are more luxurious with leather furniture and granite counter kitchens etc but you will pay a lot more. This is more than adequate all clean nothing run down. Beautiful town too. We can't wait to came again a couple of times next summer.

Can't say enough about how much we love staying here. For the price it can't be beat. Yes there are properties that are more luxurious with leather furniture and granite counter kitchens etc but you will pay a lot more. This is more than adequate all clean nothing run down. Beautiful town too. We can't wait to came again a couple of times next summer.

Perfect tranquil idyllic getaway
Beautiful property nicely appointed suite. Much more than basic shelter. Outside is green and clean quiet and peaceful. We stayed a week and also have next month booked. Went into it blind when booking but now see it was the right choice. Marc and Maggie are great hosts always there if you need anything but also respectful of privacy and family time. We could stay there a month and still not want to come home. Our go to rental from now on and we've done several others before it.

This weekend was awesome. It was a nice mommy and son ski get away for his 7th birthday. I LOVED the home and hope to rent with them many times again in the future.

Family ski trip
It was a beautiful space and we were welcomed after a late check in. Despite a few concerns, mostly with heating and a large puppy on site whose play scared my own small puppy and child, it was a nice stay. My kids enjoyed watching the chickens, and playing on the playground on site. They were excited and happy and that’s my happiness. The home was close to our ski destinations, for this city family with no car.
I was successful in keeping my puppy off the furniture but not one of the dogs on site, but that created no issues. There is an electric fence for the dogs, and once I asked my kids to keep the sliding door shut, i didn’t have to worry quite as much. All in all a good experience.

Very Nice Guest Suite in a Good Location
The owners have a guest suite that is very spacious, well maintained, and quaintly decorated. Attention to detail indicates they care about your experience. We didn’t get to meet the owners, as they were away the same weekend, but they did check in with us to make sure everything was good. We went to local wineries and the outlets at Woodbury and the location couldn’t have been better. Very woodsy area including where the house is, and very dark and quiet at night, which was great ambiance. Very nice for a weekend away!

Relaxing Stay
Spacious accomodations on a large, bucolic property replete with an above ground pool ten minutes from shopping, fine restaurants and recreational activities. It's close to everything but far from the hectic pace of NYC. The property owners were helpful but not intrusive, though they were right next door if issues might arise. That might raise privacy concerns for some renters as the family is there much of the time having several children and two dogs, though we were not negatively impacted by that. The kids and dogs were well behaved. The cottage is well laid out with all the modern conveniences of home requiring you bring nothing but yourselves. Kick back and enjoy nature, freshly laid eggs and their garden grown veggies, the pool and the charm of Warwick, a hip little town.

Nice place, wonderful people
The property was clean and neat. Plenty of room for two people to stay comfortably. We enjoyed a nice dinner with our son and daughter-in-law in the very nice kitchen and dining table. Owners live in the attached house and were very pleasant. Our dog enjoyed the owner's dogs and their toys. Very nice stay.

Wonderful find off the beaten path
A lovely guest house with very friendly owners. Our 2 dogs and us were very comfortable here. Nice touches with fresh eggs and tomatoes in the fridge and coffee for the morning. Lots of care has gone into making this property comfortable and welcoming.
