About this house rental
The questions we get asked the most are: 1)Is the pool heated and is it open? The pool is not heated and it is usable June-October. 2)Can we host a wedding here? Yes, but you'll need to contact us before booking, rates are typical of a wedding venue, and we won't host more than 50 guests total. We only allow 4 events to be held each year. THE MANOR at SOUTH BAY One of the elements that sets the Manor apart from other rentals in the area (aside from its size, beauty, and professional staff) is the animal sanctuary on site. The lovely animals that call our farm home have been rescued from processing plants, neglect, abuse, and more. Our rental funds the sanctuary, which is a win win for our guests! We appreciate that YOU make this possible. Currently, the Manor is home to two rescued Old Spot Gloucestershire pigs who were bound for the freezer, 4 sheep who had the same fate (we picked them up from a lamb sale), 4 shelter cats who keep the rodents at bay (not allowed in the house due to our guests with allergies), several horses who were bound for slaughter in Mexico. The horses, pigs, and sheep are all available for guests to engage with. They love attention, and especially love treats. Please see our albums for photos of the animals who call the Manor home. When you're done visiting the animals, you can adventure out onto our many many trails in the magical forest. It is also a great way to connect with nature, as you can often spot owls, huge bird nests, coyote tracks, ant hills, bunnies, and other fun wildlife. **We have brought back our volleyball net, and added even more lawn games.** After booking, you will receive an email with optional upgrades you can order online such as pony rides, accompanying us while we feed animals, sheep petting, attending our working dog training (watch border collies herd sheep), farm tour, use of our large ballroom for family activities, and more! We have been providing outstanding hospitality for over 10 years, and our vacation homes are our main industry. This is not our "side hustle", this is our full time passion. Each Vacation rental owner may choose their own policies and fees. Pay close attention to other properties' hidden"hot tub fees", "administrative fees", etc. We don't charge these fees! We also have the lowest cleaning fee for a house this size in Olympia. We charge $180, we have seen them as high as $450! We aren't in control of how VRBO lists rates and additional charges, and we want to be as transparent as possible. At the Manor, there is an additional fee when you have more than 11 guests ($35 per additional guest, per night) and day time guests count towards your headcount, too. All guests, day time or overnight, must be pre registered with the office 48 hours prior to check in. The rate you were given by VRBO is in direct relation to the number of guests you entered. You must enter the correct number for both overnight and day time visitors. Events will be shut down and your reservation will be canceled without refund. The Manor at South Bay is a 4 story, 4000 sf remodeled 1920's farm house located on 35 acres of pasture and trees, one mile from the Puget Sound beaches and less than 10 minutes from historic downtown Olympia. The Manor's roots are as a modest Farm House and accommodates families well, and is not too fancy for children. Kitchen: For the culinary enthusiasts, you will love the large kitchen with double ovens, island, side by side sub zero fridge, two microwaves, 3 sinks and a modest selection of spices to use in preparing your own meals. We provide no food service. Primary: Large primary suite is almost completely windows on 3 sides, providing views of horses grazing in the pastures (seasonally), cherry trees, and Mt. Rainier. Primary Bath includes two sinks and huge walk in double shower. Large HDTV plasma tv with DirecTV and DVD library also in Primary. Pillowtop CA King Bed is as comfy as they come, and dressed in 800+ count egyptian cotton sheets, and you will never want to leave. Recently added 2 single beds to this room, one is a pull out from an overstuffed chair and one is hidden in the ottoman. Rooms: In addition to the Primary, there is a very large bedroom with a twin bed with memory foam mattress, two Queen size beds. The third bedroom has a King size bed. The top floor has a full sized bed. All of the above mentioned rooms are on the second floor. On the first floor, there is a smaller bedroom with a bunk bed, twin over queen, and a twin size bed. There is ample room all over the house to set up airbeds. We can provide 4 and a pump, for no extra charge. Back Patio: The best year round feature of the patio is the huge commercial grade hot tub! Always hot and ready to relax and soothe our guests. A close second to the hot tub is a fully functional BBQ and kitchen area, complete with 2 sinks, burners, and HUGE Lynx barbecue. There is also a crystal clear unheated 100' lap pool (available May-Oct) for your PRIVATE use, all surrounded by gorgeous, massive river rock wall. Living Room: Floor to (vaulted) ceiling stunning river rock fireplace, 60'" flat screen t.v. with DVD library and DirecTV, 3 large couches to accommodate large groups, (10 folding chairs also available) ,heated slate floor, open beamed ceilings and ample windows set the scene for the perfect Pacific NW retreat. Library: Gorgeous original wood floors and white brick fireplace with elegant mantle, well lit sitting area overlooks manicured grounds and horse pastures. Two extremely comfortable overstuffed chairs. For the Equestrian Traveler: For those with horse interest, we offer a lovely cross country jump field, outdoor arena, riding trails, and stadium jumps all on site. Privacy, Continued: The property is home to about 12 horses. In the summer, we offer riding lessons. There is pool/spa maintenance daily around 11 am to maintain healthy chemical levels in each, once a week lawn mowing at a reasonable hour, and the dumpster will be dumped each Monday around 10am. Charming rustic home with lots of space!

We had a wonderful stay at the Manor at South Bay. We took advantage of the horseback rides for the little kids, lots of swimming time for all ages, plenty of space for each family and a great kitchen and dining room for our shared meals. We hope to come back!

The property and surrounding area are beautiful. The highlight was the back deck with swimming pool, hot tub and games, overlooking the animals in the pasture! We used the grocery delivery service offered by the Manor and helped to feed the animals. Everyone had a great time!

We had a nice time.
. Your area with all the tree the pastor with horses, Sheep were so beautiful. Two cats were part of our group and got lots of attention. As I mention before we our a older group we felt their were missing. The baseboards were very dirt. Bath room with the tube did not have any hand rails to help getting out of the tub, the big bath room hand rails would nice since the the tile floors were slippery. Nice size patio. Would stay again. A work conference in Olympia had me looking for a place for our group to stay. Our team is willing to share rooms, so this was a perfect location. We all agreed we would happily come back and rent it for longer (we were only overnight) in order to explore the property, make use of the amazing back deck, pool and hot tub and cook meals in the large kitchen. The bedrooms are very much as shown. Some have one bed and some have 3 beds per room. The staff working on the farm were friendly and chatted with us when we arrived. A great location for a staycation close to Seattle/Tacoma. Would be great for kids and families for a reunion, or a girls/guys weekend. Affordable for what you get. Thank you for the hospitality.

We had a group of about 10 ladies spending the weekend and a couple more that popped in for one evening. We all live locally but found that between the manor and the animals, we all felt like we were in another world for the weekend. The hot tub was huge and heated for our cold night soak, everyone slept very comfortably in the large rooms with lots of sleeping options to accommodate our individual needs, the living areas and kitchen are huge and all the ladies were able to hang out comfortably, and the house was well stocked and easily accommodated our large crew. We’re hoping to return in the warm months to enjoy the pool! Thanks for having us!

Property is in a beautiful location just minutes from Olympia Washington. Our kids had lots of fun in the pool, although the lush lavender by the pool attracted lots of bees that we couldn't avoid. House is rustic and some things need updating, such as the hot tub cover and more attention to cleaning is needed. Overall property is nice but not a luxury stay.

Most bedrooms are upstairs, but there were first floor options for those with less mobility. Bathrooms are updated and lovely.. Bedrooms are pretty ordinary but serviceable. More blankets would be helpful.

Beautiful property!
Five couples just wanted a one night get away to enjoy each other's company, cook together and play some games. This was a perfect spot for our group! We thoroughly enjoyed watching the sheep and their adorable babies as we walked around the property in the evening. There were two of the most friendly cats who came for lots of pets while we were outside playing corn hole. We enjoyed cooking dinner and breakfast together in the well stocked kitchen, a few of us braved the unheated pool before jumping into the hot tub, just because it was so picturesque. The house has so many great spaces to hang out in and even a piano for those who play! Excellent time!

A wonderful vacation
We loved this house and the pool, and the horses and the cats. A wonderful vacation during the pandemic because there was so much to do on the property. The pool and hot tub were lovely. We recommend arranging a horse back ride with the hosts! Our younger children and adult guests had a great time.

Great property
Property itself was beautiful and very well maintained. The grounds keepers work hard and pride of ownership was evident. We truly enjoyed our stay, however the VRBO listing was a little misleading. If you are looking for a private getaway, this isn’t the place. The owners live on the property across from the house and there is constant in and out traffic due to equestrian school that is ran by the owners. It is also listed that it accommodates 30+ people, but there was additional fees added per person over 9 which was a surprise to us. Being a VRBO owner myself, it is apparent they have unfortunately had some very negative experiences with previous renters by the demeanor of their posted rules, check out procedures, and control of the amenities; including no use of the washing/dryer along with guest having no access to the temperature and controls of the jacuzzi. One last note: the cats seem very friendly, unfortunately one cat bit one of our guests. We did enjoy our stay overall, just a few things we felt that we should share.

Beautiful setting, much fun
Everyone enjoyed the horses and pastures. I really enjoyed the hot tub and huge kitchen. Cats, chickens, sheep and.pigs to visit as well. Pefect place to relaxe before our policy conference.

Thanksgiving family garthering
This house worked great for our extended family to celebrate Thanksgiving together. Plenty of room for adults and kids alike. The kids really enjoyed the horses. The adults enjoyed the hot tub and fireplace. Lovely location. Quiet and comfortable.

Amazing place with everything we needed
The owner (Misti) was very friendly and response. The Manor was well-equipped, clean and made for a perfect place for our overnight event. We would definitely recommend the Manor to anyone.

Fabulous place for parties and large gatherings.
We hosted a graduation party and family reunion at this property. The deck is huge and easily held 80 people. The outdoor kitchen, jacuzzi and swimming pool made it the perfect location for adults and children. The house is huge with lots of room for our 25 family members.
One of our guests mentioned that he's going to host his daughters graduation at this very location. Graduation is 4 years away.

Overall a great place for a family reunion. The deck was great for my family's gathering. The rooms were comfortable and the kitchen was well stocked with pots, etc. The grounds were well-maintained and lovely. The cats added to our entertainment and relaxation.

Amazing & beautiful setting!
Because most of us now live out-of-state, we had a family gathering for a Memorial Service for my very special 100-year-old dad at this great place. The beautiful setting & multiple rooms provided the perfect set-up for conversations & reminiscing. For a large group, we were lacking a few supplies (like soap for all bathrooms & wash cloths & a few more cleaning supplies), but, we could not have enjoyed the place anymore. Thank you!

Lovely stay at a lovely house
Our gaming group had a cozy visit at this relaxing farm. There was plenty of room and privacy for those that wanted it, as well as plenty of space for great gaming. We also enjoyed being amongst the animals!

The place is a bargain for the number of people that the place easily accommodates.
Misti was great whenever we had an issue. It took that first evening to understand what worked and how. Once we were set up it was great. (Tile floors are heated but that info isn’t in your house arrival info, & it takes awhile to warm up. Ice machine doesn’t work, but Misti nicely brought us a bag of ice. TV and stereo system needed explaining, but she got it figured out for us.)
The photos make the place more polished looking than it is. But that was fine. Made it more livable and user friendly. We all wished that there were more table and floor lamps in both sitting rooms, for games, reading and puzzles... Be sure to top off the hot tub after every use, or it trips it off and then you have to wait for temperature to come back up.
The kitchen is very well equipped. Belgian waffle maker was fun to use. We did lots of cooking and baking. It rained the whole time, so we were pretty much house bound. Never got to find the biking/walking trail. But we used the air hockey table and foos ball table, enjoyed seeing the pigs and horses. Had a great stay. Thank you!

Perfect Teen Birthday Party Spot
This is the gorgeous farmhouse vacation rental that is on the same property as my daughters weeklong summer camp. We have admired it from the outside for years and were ecstatic when we found out it was available to rent for parties. We rented it for the weekend for my daughter and her best friend's combined birthday party. It was the best time ever. The house is huge and full of charm. My mom and I collect antiques and we were amazed actually at the beautiful antiques and decor in this home. The deck and pool are huge and the kids had a great time. We made full use of the outdoor kitchen/barbecue, pool, hot tub and the kids used the deck for dancing on Saturday night. We only paid $600 per night for about 20 kids. For all that came with the property, we felt it was an excellent value. There are games like ping-pong air hockey, there is a volleyball court, horses, chickens, plenty of space for them to run and play, and then the beautiful deck that I already mentioned. My daughter said it was like a fairytale waking up to horses at her window. If you love the country and the charm of a 100 year old well-kept farmhouse, you will love the Manor.

All Around Great Place, Awesome for Our Large Group
We arrived tired and irritable after a long flight from the East Coast, rental car woes, and kids who needed naps. We weren't in very good spirits and just needed to chill. There were a few things we needed and the owner, Misti, was so sweet and helpful getting us settled. She was just a doll, and we could tell right away that she took our comfort seriously. We felt bad for being so grumbly but she understood and didn't take offense. She was quick to point out one deck chair that had a 1" strip of webbing missing and we laughed at how that could be an issue. She mentioned a guest had left a bad review about it. At that moment I made a mental note to leave her property a good review, since we all know it's only the complainers who ever feel inspired enough to log on and gripe about stuff. The manor couldn't have been more perfect for our large family. The kids just loved the horses, pool, the game room, the trails, the pokemon, the volleyball. Us big kids loved the hot tub, beautiful views, comfortable beds, and ease of getting the whole family in one place and comfortably so. The house isn't perfect, but we are talking minor stuff. Like one drawer was a little hard to pull out in the kitchen and the outdoor bar had a small tear in the awning. And in the spirit of full disclosure we did have to ask for extra bar towels in the kitchen and we ran out of TP during our stay, which the caretaker was quick to replenish. Certainly nothing that could detract from the gorgeous house and grounds, unless you are a complete jerk looking for a problem. We felt very lucky to have this house to ourselves, and loved every minute of it. Oh, did I forget the blackberries? There are blackberry bushes with the largest berries I have ever seen around the property. We made 4 delicious pies during our stay! The kids got to ride, we had a really fun scavenger hunt, the runners in our family loved the Chehalis trail so near by. I can't say enough great things about this house and farm. The week went way too fast, but we are sure to come back!

Not happy
I have rented this property three times for a non profit Board Retreat. Each time the property is in worse shape. We were there 18 months ago and there was a sign on the dishwasher - be careful of the dishwasher door - spring broken, and a marginally operative shower in one of the bathrooms, with a sign on it to let you know how to use an attached wrench that was necessary to turn it on and off. We arrived 18 months later and the same signs were on the dishwasher and the shower. Very disappointing. And then, of course, there is the need of interior wall repairs and a paint job, deck chairs with broken webbing, the house is musty because this is a damp climate and I guess the heat is not kept on when renters are not in the house. Too bad because there is a lot of potential. But the owner is not keeping it up.

We Loved Our Stay!
Not sure where anyone could fault this gorgeous estate. The below review is bogus. I feel bad for the owners because it is a believable review and we wouldn't have checked it out for ourselves had it not been recommended to us highly by friends.
The grounds are beautiful & well kept. The house is very clean as well. The property itself is very private. There is a caretaker who takes excellent care of everything. It's a large place and he keeps very busy, but he was on hand any time we needed anything. (directions, towels, soap, etc) If we sent him a text, he was at our door within minutes providing what we needed. We loved that he vacuumed and treated the pool and hot tub daily, and on schedule just as the check in info said he would.
We had no trouble using the jets or any other aspect of the hot tub. It was heaven!
When we needed to do laundry we simply asked and the caretaker made it available to us. No big deal. We certainly didn't need to launder towels as there were 18 of us and 60+ towels, and we were given more when we asked.
There were screens on all but one window, but that was a room with 6 windows, so again, we had plenty of air. When it got really hot, we shut up all the windows, turned on the A/C and the entire house was almost too cold. Again, SMH at the commenter below.
The kids in our group were kept entertained 24/7 with the volleyball, game room, trails. The runners in our group loved the proximity to the Chehalis Western Trail.
Again why we think the below review is bogus is that we couldn't even find a crumb in the couch creases. And they are leather, so definitely not dusty. We found one small hole that had been repaired in the corner of a cushion, and a burn mark on the largest couch, but it hardly ruined our time or detracted from the beauty of the property. We were very impressed and loved the Manor very much. I would suggest anyone renting it read the check in info and don't just assume that there is no laundry, or there aren't more towels, or the A/C doesn't work. But I'm going to assume that the reviewer had a personal beef or something. It just doesn't ring true.
