What a place! The moment you walk in this house impresses. The view and modern updates cannot be beat! The home is fully stocked with anything you may need! Communication with the host was superb and incredibly accommodating. Wonderful stay & cannot wait to go back!

Clean, spacious, everything-you-need property on a gorgeous beach. The property was exactly as advertised, everything was in fantastic working condition, and the kitchen was outfitted with high quality tools and appliances. The owner was super helpful, with great communication. We had a wonderful stay!!

Wonderful home in a great location. We played on the beach, fishing and crabbing and swimming. Explored all over and especially liked visiting Lewes and Rehoboth.

We had a wonderful family vacation here! The house is great! The views are breathtaking, the house is well appointed and very comfortable. The owners have done a great job of upgrading an older home while keeping its sweet “beachy” charm. The kitchen has everything you need, they even go above and beyond compares to other places we have stayed with cozy throw blankets, some kid toys/books, and a variety of beach supplies.
The beach is just steps from the house and we felt like we had it to ourselves most days. We did battle some serious bugs (biting flies and mosquitos) during our stay but the water was warm and calm so staying in there all day to escape the critters wasn’t hard. We did have a couple days where the wind came off the ocean and kept them away. The owners also left an awesome list of local attractions/restaurants which we definitely tapped into when we wanted to venture out.
With young early rising kids, we caught the sunrises most mornings via walks on the beach and it felt surreal at times how serene and beautiful this sweet strip of beach is.
We have zero complaints or suggestions on the house. They’ve really done a great job. We will definitely be back!

Our family of six had a healing, relaxing week at this beautiful home on the beach. We loved the house and the setting and the sound of the waves.
The newly redone, spacious kitchen was thoughtfully outfitted with everything we needed to cook together. Upstairs bathrooms are newly redone and lovely. We spent lots of time on the decks and in the wonderful porch and playing, relaxing, and walking on the gorgeous beach that is just down the private path. We would definitely return!

This is a beautiful home on a lovely quiet stretch of Broadkill Beach. We loved waking up to the gorgeous views of the bay, enjoying meals overlooking the water, swimming and playing on the beach just steps from the house. The quiet coupled with the proximity to excellent restaurants in Lewes and other activities is a winning combination for a perfect summer vacation. Thank you!

This beach house was the absolute best! It is clean and well stocked; especially in the kitchen! The furniture and beds are also comfortable! The decks are fabulous! We loved the views of the beautiful beach; even on rainy days! We fell in love with Broadkill Beach; found crabs, turtles, horseshoe crabs as well as dolphins in the evening! My sons kayaked and fished in the bay and marsh. We cant wait to go back! The property owners also checked in via email to make sure we had settled in! 5 stars for everything!!

My review is two-fold: one of those who aren’t quite so picky and love location above all else and one for the more discerning traveler (see below). The positives of this house is that it is in a great location: right on the beach, hear the waves no matter what, totally secluded, mostly relaxing, and very comfortable. Bring your food, unless you want to drive 30+ mins to pick something up. We cooked in almost every night and enjoyed all of our meals among the relaxation of the waves and the shore. That’s an experience you can’t beat. You sit outside when it’s nice and enjoy your tea as you watch the sunrise. Most days, the beach was ours and ours alone - not a soul for miles. Great for walking the dog and just being. Relaxation at its best. BUT…
For the more discerning traveler - this house is old and only about half renovated. The kitchen, living room and outdoor area are all new and very comfortable/functional. The master bed (the only one we used - except the night when the winds picked up to gale force winds and my husband had to go sleep in another room because the windows and house, especially upstairs where the master bedroom is shook so bad he couldn’t sleep) is very comfortable. The upstairs bathroom is shared with the room across the hall and is very old and small - you can barely fit one person and we are small people.
We had multiple issues while we were there - eg. Windows not closing and a clogged tub. The owner/manager was mostly very responsive but that didn’t make up for the rusted old windows that we struggled with all week (even after they were fixed - we were too afraid to open most of them since they would get stuck again), and the fact that the bathroom, when not clogged, would whirl like a whistle whenever the shower was on. The other two bathrooms appear to be renovated but it’s mostly cosmetic - they need to be fully redone. SO, the discerning traveller DOES NOT reserve this house for a relaxing bathroom experience or to ventilate the home naturally (allegedly the windows will be replaced in January, according to the contractor who fixed them). These were two big downfalls for us (especially when you’re paying more than $700/night including taxes and fee (IN OFF SEASON!). Oh, and the washer, which is VERY old, didn’t work on the last day we were there - luckily we didn’t try to use it earlier in the week.
In sum, go for the location, but if you want a 5-star experience (or even a 4-star) stay somewhere else.

If you are looking for a great spot to get away from the boardwalk crowds but still be close to good restaurants, this is the house for you. The house is well maintained and sits on a quite beach. We were drawn to it because they allow us to bring our two dogs but soon discovered this is wonderful beach house well appointed for staying in but close enough to Lewes and Rehoboth for a night on the town. We have been vacationing here for several years now and always look forward to returning.

This was my and my family’s second time staying at this beautiful property. There were more updates to the home since our last visit. I am always amazed at how well equipped this home is. The owners really take pride in it and really put thought into your stay. The kitchen is well equipped and there are so many options for activities such as bikes, a ping-pong table, floats, sand toys, chairs, umbrellas, etc.

Fantastic
I've stayed at a lot of rental properties, and this is one of the best. It was exceptionally clean, well maintained, and had many "extras" that made the stay special (all the kitchen supplies you could need, comfortable beds, games, beach supplies, etc.). We had a wonderful view of fireworks from the deck on July 4. The ping pong table was also very fun. Ashley was an excellent host and very communicative. We would definitely stay here again and highly recommend!

Home has all appliances, dishes, anything you can think of. Loved that it supplied kids cups and utensils as well. The hot/cold outdoor shower is convenient after going to the beach. The community is super friendly, where everyone waves hello.
As the beach is private, do not expect that it will be as clean as public beaches. We went during horseshoe crab season, the beach had lots of seaweed, a dead horseshoe crab and sting ray wash upon the shore.
Location is in driving distance to Rehoboth Beach and Cape Henlopen Park (saw hundreds of horseshoe crabs there).

Very nicely furnished house. The kitchen was great. The bedrooms were all comfortable. There were beach toys for the children. My adult daughter was impressed and would consider spending time there again.
