Situated in Pensacola Beach, this attractive house for $1,334 per night is a great option for your next break. This 5000+ square foot home is built on ground level so no big outside stairs to climb. Our home Casa deLuna has additional 1600 square feet of wrap-around covered porches. The 17 x 40 game porch will afford your family lots of fun. Our home is ideal for weddings, anniversaries, or special occasion gatherings. Enlarged kitchen--new in 2023. With 9 bedrooms and 8 full baths (6 bathrooms connect to private bedrooms), our home sleeps up to 26 people in beds - no air mattresses needed. Our bedrooms are all legal and all have windows; no cubby holes here. We have a wood crib, a Pack 'n Play, and a high chair. For the professional cleaning crew, Guests pay $1 with VRBO reservation and pay $481 in labor to cleaning crew on departure day. $496 in 2025. (There is no sales tax on labor so you save $60.) There is off-street parking for up to 12 cars. There is room for sports team bus. We have ordered a Level 2 EV Charging Station for optional use by electric vehicles later in 2024. We are 40 feet from the Sound with public access for you, and for your boat and other water toys. The Gulf of Mexico is a 2 short block walk. USA Today named Pensacola Beach as 'Top 5 Florida Beach' again! Trip Advisor has named Pensacola Beach as 4th BEST BEACH in the US. Our pool is private and refreshing. Available gas heater is 400,000 BTU. Optional daily gas heating reimbursement in shoulder season starts at $45/day, depending on month, for 85-degree water. Gas reimbursement rates are not firm until month of check-in due to unstable natural gas prices. The game porch includes ping pong, hobby pool table, Foosball, and XBox ONE Gaming. There are 3 over-sized king bed Master Suites on the 2nd floor, each with its own bathroom, sitting area with table/chairs/mini fridge/coffee maker and its own private covered balcony overlooking Santa Rosa Sound with its amazing sunset views. At night the lights over the water are twinkling rays of color. There is a Jacuzzi whirlpool tub in one of the 2nd floor baths. There is a wooden crib and we have a Pack 'n Play. The ground floor has 6 bedrooms including: two masters, one with 2 queen beds with private bath and one with king bed with private bath. Both have French doors opening onto the porch and swimming pool. Also on the first floor is a huge bedroom with 3 queen beds and handicap-friendly bathroom; a room with full size bed; and two rooms with two twin beds. There are five bathrooms on the first floor. Every bedroom on both floors has its own SmartTV. Every bathroom has a hair dryer. There is a commercial ice maker for those hot, thirsty days, and a second large refrigerator with ice maker on the gaming porch. We have a new 85' HDTV television in the living room; perfect for up-close sports watching or enjoying movies on the big screen. TV has great Samsung sound system. The kitchen is fully furnished with toaster oven, microwave, waffle maker, air fryer, two drip coffee makers plus a Kurig and almost everything you will need. There is a gas grill for use outdoors on the sand. We supply the LP cooking gas. We are continually upgrading our home. The pool liner was replaced in 2023. Our downstairs air conditioning system was replaced with a 40% bigger one; upstairs air conditioner was also replaced. Come stay at Casa de Luna, kick back, relax and live the beach style! We accept credit card payments through VRBO payments. Rental Customer absolutely must be 25 years of age or older, and be able to prove it. Primary renter must be reside in the house for the entire duration of the rental. We cater to large families & sports teams. Person booking rental agreement must provide legible photocopy of current Driver's License and provide verifiable home street address. Rentals are Saturday to Saturday during peak seasons. Check-in time is 4:00 PM. Check-out time is 10:00 AM, so that we may clean for our next arrival. (Times may be flexible during the off-season.) No refunds will be given for late arrivals or early departures. Small dogs may be accepted with prior approval and a nonrefundable fee of $240 each; up to two dogs. You must clean up after your pets or your security deposit will be forfeited. Please, NO SMOKING anywhere in home or on grounds. If there is evidence of smoking, a $500 charge will be assessed. Your security deposit will be forfeited and you will also be charged additional for rug/drapery/upholstery, etc. cleaning or damage caused by smoking products. Occupancy: The total number of persons allowed in the home at any time is restricted to 26 plus crib-using babies. Your security deposit will be forfeited if this number is exceeded. Maximum 26 children & adults (plus 2 infants -- we have 1x crib and 1x Pack 'n Play). Parties & Events: These are allowed with Owner's specific written permission at the time home is booked and contracted. The refundable security deposit increases to $1000 for occupancy other than by families or formal sports teams. Primary renter must be 25 (& prove it before arrival with driver's license) and must reside in the house every night for the duration of the rental. Housekeeping: Accommodations will be professionally cleaned prior to your arrival and after your departure. House linens are provided and must not be removed from the unit. There is no on-site housekeeper. There is a $481 cleaning labor charge in 2024 & $496 in 2025. Guests pay $1 with VRBO reservation and pay balance to cleaning crew. on check-out day. . Severe Weather: If hurricane occurs here, and Escambia County Emergency Management issues a mandatory evacuation notice for Pensacola Beach, refunds will be prorated from the time of required departure from the island after such a mandatory evacuation order. We have paid to list our home with VRBO/Homeaway for 10 years and they have listed us in the Villa Segunda neighborhood of Pensacola Beach. Even though VRBO pricing calculator may show less, the minimum rent is $1200 for short stays. State sales tax is 7.5% and County TDT taxes are 5%. There is a $1 toll bridge to come onto Pensacola Beach. This toll plaza now has "Toll by Plate" so do not stop. Florida SunPass will send you a bill at end of the month. Recent charges were $1 per entry plus $2.50/month for using Toll by Plate billing. Cash is no longer accepted at this bridge. People sometimes ask about our Cancellation Policy. We are more flexible than the cancellation category that VRBO/HomeAway shows. Here is ours: If Guest cancels rental before the Guest Arrival Date, the Reservation Deposit and rent payments (but not VRBO fees) can be refunded if Manager is able to re-rent the Property for same dates under the same terms and conditions. The property fit our needs perfectly. Lots of space and amenities. The game room was great and used everyday for pool and ping pong matches. The heated pool was a great bonus as the weather was a bit chilly during our trip. The kitchen had everything we needed to cook meals for our team. Plenty of of beds, rooms, and bathrooms for everyone. It was very close to the ocean and the bay. Plenty of parking and our bus fit with room to spare. The host was there to greet us and checked in daily. Will return in the future!

We loved it,nice place lots of room not on the beach but close enough to walk. Had a couple minor issues they were fixed right away with no problem. Dave is a excellent host!

The property overall was nice. There were a few issues that were eventually addressed. The times of address were unconvienent and not very timely. They were nice people to deal with and had solid intentions. Overall even with the hassles a good 4 stars.

Booked property for our family Christmas with 19 people. Clean house, great location, LOTS of room. Owner is FANTASTIC! We had an issue with the refrigerator the first night and he personally came to fix it THAT NIGHT! Game room was a huge hit for all! Definitely need to upgrade the beds/mattresses soon. Need rocking chair of some kind for families with babies. Will absolutely be back!

My wife and I are local to Pensacola, but our entire wedding party and their families were traveling in from out of town. The space fit us all comfortably and everything was very clean. I will be booking again should the group want to make it happen again. Its location made all the errands we had to do before the wedding very convenient.

Facilities were top rate, host attentive but not intrusive. Plenty of room for everyone, well equipped. Everything we needed for a good time. We recommend to anyone who wants to have a unique beach experience.

Our immediate and extended family, including kids - 8 months, 3 years, and 12 years - drove in from other states to have a beach vacation with those of us who live here in Pensacola. The house was absolutely everything we could have needed or wanted. It is spacious and well-equipped with every thing you need - everything. Dave was exceptional as a host, letting us know when the house was ready for check-in, meeting us to go over the specifics, and making sure the pool was heated so all my crazy family could swim in November. The location is great - a short drive to the 'busy' boardwalk area, and a 3 minute walk to the gulf, where we took family pictures :) It was the vacation to remember!

Arrived and was pleased to immediately recognize that this was just the place to accommodate the entire family. There was enough space for everyone to enjoy their privacy while they processed saying the final good bye to the matriarch of our family. There was plenty of room to also accommodate visitors and extended family after the burial to eat and visit and to share my mother in remembrance to everyone. Thank you for your kindness and use of your wonderful house.
