VILLA LAVINIA #9 is on the east edge of 'The Villas on Great Bay' complex, directly on the beach of Philipsburg, dutch capital of St.Maarten. We are a we are a small gated property with all night security guard. We sit on a lovely beach, infinity beachfront swimming pool and breath-taking ocean views. This complex with on-site management service is the perfect place to relax around the pool or to just lounge on your private lanai or elevated deck overlooking our beautiful beach. Unique of its kind, Villa Lavinia #9 is on the west corner of the complex, it means no one need to walk in front of your lanai, privacy and peace guaranteed. On the ground floor: terrace on the beach with wooden floor, a partially shaded lanai to enjoy meals and drinks in front of the ocean and a small side garden with hot water outdoor shower (it's the only villa of the complex so featured) and a gas barbecue; inside there's a spacious living room with sofas and armchairs, flat 52" Smart Tv with HBO. A comfortable queen sofa bed adds 2 sleeping places. Two steps lead to the dining area with a big round table and four chairs. Finally a brand new kitchen fully equipped with stainless steel appliances, dishwasher, a big fridge with ice maker, microwave, coffee machine and blender. Recently we fully re-stocked with dinner ware, cooking supplies and bar accessories. For guest convenience there is also a half bathroom. On the upper floor: one ocean bedroom (queen bed) with private deck over the beach, one garden bedroom (king bed, ocean side view), each one with modern bathroom renovated with walk in shower. Basic soap, toilet paper, towels and hairdryer provided. Each bedroom is equipped with ceiling fans, Smart Tv and air-conditioning unit. Beach towels are also provided. Getting Around: The Villas on Great Bay complex is on the west side of Great Bay Beach. Few steps away you can find shops, fine restaurant and casinos. All these in the newly renovated areas of Front Street, and the new 'Promenade', the beach boardwalk. Just around the corner are two small grocery stores for convenience shopping and they will carry your purchases to your villa. There are many supermarkets to choose from if you choose to dine at home, but St. Maarten is the gourmet capital of the Caribbean, with 245 restaurants to choose from, ranging from the totally casual to top-of-the-line gourmet dining. There are 2 ATM's within walking distance from the Villas, 770 meters or 1/2 mile, that accept most credit and debit cards. Cash is dispensed in US Dollars or Guilders on the Dutch side and Euros or US Dollars on the French side. A tip... Notify your bank that you will be using your credit/debit card in Dutch St. Maarten/French St. Martin before you leave home. This will prevent your card from being blocked by your bank for security reasons. Remember we can help you with recommendations and reservations, and also arrange a car rental for you, if you wish, to explore the rest of the island, including the charming French side, and the 37 gorgeous beaches the island has to offer. We would also be happy to arrange activities and excursions for you, such as a day sail to a desert island with lunch and drinks included. If you want a quieter, stay-at-home sort of holiday, our lovely infinity pool and patios right on the beach are the perfect place to park yourself and read a good book. My wife and I thoroughly enjoyed our stay. The property and the unit was perfect. We strolled into town each day and loved mingling with the locals. The market across the street was very convenient and their freshly baked breads were fabulous. Wally, the local contact was very nice and helpful. We will definitely be back someday.

Probably the most private villa on the property, at the end, so no one walking by your patio, private entrance and shower in the garden breezeway. Very comfortable, had everything we needed, and the owner’s information ahead of the stay gave us great insight into the area before we even got there. Wally the property manager was great and really made sure iur stay was perfect. Can’t wait to come back!

We loved the Villa, it’s so comfortable and inviting. The villa is very quiet with a gorgeous beach view and just steps to the water. The location to anything you want to do is perfect. We will definitely be back.

Overall this is a great place to stay. The Villa is in a great location, right on the ocean, and a short walk to the boardwalk in Philipsburg. The only two issues were that the pool was not working properly during our stay, and the beach in front of the property is not cleaned like other areas of beach in Philipsburg. This was not a big deal for us, but is worth mentioning. We would definitely stay at this property again.

Property manager was friendly. The property overall decor and aesthetics were not good and needed updating. The bathroom was the only room that seemed recently updated. The TV was difficult to operate and there was no help with it. The Wi-Fi worked well. The beachfront area was not clean with lots off seaweed. There were dogs barking throughout the night around the property. No umbrellas for outdated beach chairs. Thank goodness for other nearby beaches to visit.

We couldn’t have chosen a better place to stay on St. Martin. The unit is roomy and comfortable and you can’t get any closer to the water. A short walk to Phillipsburg for food and drinks and convenient to other areas of the island. You’ll get a kick out of Wally the property manager. Wally is knowledgeable about the area and was attentive to our needs. The owner, Luca, makes sure that you have everything in the unit you will need for enjoying your stay.

Peace and Relaxation
Both the location and the villa were outstanding. We were just steps to the ocean from our villa. A short walk down the beautiful and picturesque beach, we connected with the Great Bay Boardwalk. From here we had access to excellent restaurants and boutiques. The villa was comfortable, clean, and met all our needs. Wally, the on-site manager, provided excellent service in that he touched base with us daily. He was an excellent source of information about the area and the island.

Orient Beach was the Best
Needs work. But so does the entire Village.
Insects in the kitchen. Beach was littered with dogs and droppings. If you have a beach front property the beach is also your responsability. so at best 3 stars

Wonderful stay!
We loved the property and location to the beach and the boardwalk. It’s a quiet location with beautiful sunsets! Wally, the property manager, is very friendly and knows everything about the island. He has great suggestions about restaurants and beaches!! He welcomed us and really helped us get settled. A great vacation!!

Great property for relaxing and exploring the island
Well furnished condominium with great kitchen. Enjoyed the outdoor decks with a great view of the bay while listening to the waves. In a quiet area with a small grocery nearby. A bit of a long walk to restaurants but along the water. Onsite staff is great and good communication with the owner. Great staging location to drive to other points on the island.

The villa was very clean and within walking distance to shopping and restaurants. The owner was very helpful. The villa had a great view of the bay area. I would recommend renting a car if staying for a week. The villa had common cooking utensils. Walking distance to 2 grocery stores for food items.

Our stay at Luca’s place was amazing! The place was spotless and exactly like the photos. It’s a great spot to explore the island from, with plenty of parking out front or nearby. We were a group of four adults and the space was laid out perfectly for us to spread out and be comfortable. Good A/C but we mostly left the massive patio doors open and enjoyed the breeze. The beach right out front is wonderful and there are many good restaurants within walking distance, although we all agreed the better food was on the French side of the island (no fault of Luca’s of course!). There’s a small grocery store directly across the street that we went to multiple times. Our dealings with Wally the property manager were also easy and comfortable. The only minor issue was that the neighbor’s dogs (we met the dogs on the beach and they are so sweet) would regularly bark in the wee hours of the morning, waking us all up. Again, no fault of Luca’s but just something to be aware of if you’re a light sleeper (I say this as a dog lover!). We all agreed we would absolutely come back and stay here!

Excellent place
My family had great vacation. The Villa was nice, clean and well equipped. It is perfectly located right at the beach and within walking distance to restaurants, stores etc. The view is beautiful, the beach was almost, and often literally, empty. The feeling was as if we were at private beach. There is a store right around the corner where you can buy all necessary stuff like food and water. Supermarket is within a few minutes drive by car. Luke, the owner and Wally, the manager, gave us a lot of useful advise. Wally was very friendly and helpful during our stay. We enjoyed out time.

Amazing Villa - great time!!!
Stayed a week with my family at Villa 9, we had an amazing time. Great place, clean, had everything we needed. Close to the boardwalk, and lots of shopping near by. Beds were very comfortable, and the TV's were new. We loved every minute, and Wally checked on us regularly to make sure we were ok! Beach and pool were amazing!!

A soon as we pulled up we were greeted by Wally the property manager who was absolutely amazing! The house was PERFECT & smelled amazing! The view was SO BEAUTIFUL!!!! This was the first time we stayed in Phillipsburg & it was the perfect location! Close to everything yet so quiet & so perfect! Our family would wake up & jump right into the ocean ! This was exactly what our family of 6 needed ! I can’t thank Luke the owner enough for being so responsive & answering every question we had. Luke thank you so much for sharing your home with us, we have made so many memories that we will have forever! We had to pinch ourselves every day as this was paradise !Can’t wait to come back next year !!!!!!

Can't Wait to Return!
What an amazing vacation at Great Bay Villas! From start to finish the vacation was absolutely perfect. The booking process was easy and the communication with Luke, the owner was timely as well as with Wally, the property manager. Wally met us in front of the Villas as soon as we pulled up in our rental car. He helped us with our luggage and was very welcoming, giving us a thorough tour of the accommodations as well as answering any questions we had. The accommodations were exactly as they were shown on the website and the view from the villa was stunning. The pool was beautiful and clean and was very refreshing during the heat of the day. Safe, secure, clean, spacious, great location for walking into Philipsburg and so much more. We can't wait to return to Great Bay Villa #9. Loved it!

An excellent host
We rented this villa for 3 days in Dec'19. We are a family of 4 (2 adults and 2 kids). We had a great time here. The villa had everything we needed and being right on the beach was pretty convenient. The owner was prompt in his communication throughout the process. But the highlight of the reception is the manager, Wally. He was amazingly helpful and gave us a a great experience throughout. The overall condo complex is lucky to have him as their manager.
The only downside is that Philipsburg is pretty dead after the cruise ships leave and you might have to drive out of town for good restaurants during the evenings. But that feedback is more about the town, not about this villa

The unit was excellent it had everything you needed. Great pool, close to the ocean, very private and good security! Wally The property manager was amazing and helped in every way possible. My one complaint that has nothing to do with the unit was dogs barking very loud at night. This kept me fully awake for two nights, this was from the building beside the complex and in the area, other than that 9.5 out of 10

One of Our Best Trips!
The Villa was just as described. The location was perfect. Have stayed in many beachfront condos in the Caribbean, but never been this few steps from the water. Beautiful views of the cruise port, the bay and neighboring islands. Close to shopping, bars and restaurants, both casual and fine. We arrived on Friday and rented a car...it was parked until Monday night. Wally, the property manager was fantastic and tended to every need and question promptly and friendly. Not that we needed much. The unit was super clean, well-equipped with all the little extras you would need, updated and comfortable. Luca, the owner was great to work with and very responsive. This was a do-over for us for a trip that was cancelled in 2017 thanks to Hurricane Irma WE had the same unit booked then and we will definitely book it again when we return to St. Maarten.
