This is a beautiful, spacious and nicely-decorated home right on the water. Nice furnishings and we appreciated the large bedrooms with full baths.

House and location was great for a family get together. We loved the pool, hot tub and gulf all in one location. Beautiful views from all balconies. The house could have been a bit cleaner! Small maintenance jobs are needed.

Pictures can be deceiving. After spending a lot of money to stay here, we were extremely disappointed in this property. It is in need of the largest maintenance up haul - cabinets in horrible condition , wires hanging from fridge, mold in the showers, can lights hanging from pool patio area, dead fish in the pool, dirt and debris under furniture, dirty rugs, etc. We filed all these complaints to basically get the run around. It was such a let down, especially after spending so much money to stay. I would not return to this property. The other reviews were right! Needs major work!!!

Annual Family Getaway
The property was great located right on the beach. Lots of dolphin. manatees, starfish, hermit crabs and sand dollars. Great place for standup paddle boarding. The kids enjoyed fishing.

The house is beautiful but in serious need of repairs/cleaning/maintenance. We saw reviews from July, 2021 that mentioned issues, but assumed that those would be corrected by March 2022. Unfortunately we were wrong. Cabinets were hanging off hinges, sliding doors coming apart, stains on furniture and holes in furniture, oven was really dirty, house needs a deep cleaning. Small holes in walls, stains on walls, peeling paint, loose stair tread. Pool equipment was leaking, limited towels and kitchen supplies (one dishwasher pod for a week). The coffee maker took 5 cycles to clean. We left early, after only 2 nights instead of a week. Not the luxury vacation we had planned.

Combined with reading the most recent reviews and having stayed at this property, I can agree that this property should no longer be rated 5 star. The only 5 star rating worthy of this property is the location which is fantastic. I was concerned about staying on the bay side because there was very little beach and no waves. In retrospect, the bayside was perfect for just about everything else. We went to Manatee Beach one afternoon and the grandkids boogie-boarded to their hearts content. We fished off the rod & reel pier, ordered lot's of takeout, paddle boarded, hunted for shells, saw dolphins and manatee daily and floated all day long. The water temperature was perfect. Now back to the house. I rented this house over 2 years ago when it was rated 5 star. The size of the home, bedroom configuration, bathrooms in each room and the large pool was ideal for our party of 15 of varying ages. The house is beautifully decorated but it is showing lot's of wear & tear. The beds squeak when getting in and out and the floors upstairs squeak as well, so if you're sensitive to noise...this might not be the house for you. There are 4 wine fridge's of which only 2 work. The refrigerator/freezer ice maker does not work but AMI will bring you bagged ice. Request this early as it does take them a while to bring it to you. The secondary ice maker was frozen over as is one of the wine fridges. We managed to defrost enough ice away to get it to produce ice on the last 2 days of our stay. There are broken kitchen cabinet doors and the slip covers on the sofa are stained. Apparently new covers are ordered but will not arrive for a while. All in all, we had a wonderful trip and this house served it's purpose but for over $2500/day, it did not measure up. Be sure to bring bath soap, dishwasher & laundry detergent, salt & pepper, paper towels & trash bags. Much of this is not provided. It mentions a "starter" kit but it lasts 1 day. There is only 1 beach towel per person (16). AMI was responsive to all calls during our stay.

This was the best vacation we have ever had! This house is beautiful and the location couldn't have been any better. We had a few maintenance issues but AMI had people sent over that day. One other downfall is that the AC units are on the on the main balcony which was noisy when outside but these seemed like little things considering the house and location are spectacular. We hope to go back next year.

Best family vacation house!
This was the best vacation we have ever had! This house is beautiful and the location couldn't have been any better. We had a few maintenance issues but AMI had people sent over that day. We stayed at this property for our fall break. The layout of the house was great for 3 generation family with a couple of large closets that were used for infant rooms for naps and sleeping. The beach was very convenient but pretty small. Not far for a drive to one of the gulf side beaches. A couple of improvements could be a place to rinse off from the beach, and ground floor bathroom. The home is beautiful and the property managers are very accommodating. Would recommend.

The house was extremely comfortable for our big party. The rooms were a nice size and each room had their bathroom which was a major plus for us. The location is perfect! The beach was Literally a step away from the house which was amazing because you can be in the pool and also enjoy the beach with no effort.
The house was beautifully decorated and really was kid friendly. The house did come with a ping pong table and fooseball all that the kids really enjoyed.
The pier next to the house was also nice as our boys were able to fish off the pier and yes you catch fish there. The kids enjoyed the dolphin show every morning as they come to feed off the bait fish.
Overall we really enjoyed the comfort of this house and it’s location and would rent it again in a heart beat.
The reason we didn’t provide this house a 5star rating is for the following:
The house does need some TLC.
You can tell the wear and tear is there and can use some love.
The ice maker did not work no different than the reviews mentioned by all of the previous renters. You would think that they would fix it but apparently that’s not happening. So if you plan to stay here bring ICE.
The upstairs washing machine and dryer did not work and were broken with pieces of rubber inside of it.
The house lights in the exterior are rusted and hanging off the ceiling.
The 2nd floor can get hot if you are cooking as the Ac is working hard with no AC on the first floor with The opening and closing of the doors.
For the price you pay for night it would be nice to have paddle boards, kayaks.
We did reach out to AMI locals and they did immediately respond but who wants to be bothered with people trying to fix things when you are on vacation; no one. So we did not have them come to fix any of it. They should have been fixed prior to the arrival of guest.

Bay Beauty, Cold Pool
Home, accessories, location, and amenities were all top notch. The only downside for our family was the pool and spa. Temperature of the pool never reached higher than 78 degrees while it took the spa an hour to hit 88 degrees, but never over 92 degrees. One of our family members runs a pool business in a colder weather climate (Minnesota) and even he couldn't increase performance.
All that aside, we would still return to this beautiful property managed by AMI.

Bayview Beauty is a charm!
We always enjoy Anna Maria Island and we loved our stay at Bay View Beauty! Everything we needed was right there. The home was spacious, the decor was in line with Anna Maria's beach ambiance. The view was spectacular! VRBO did a wonderful job! We are already looking through their catalog of homes for next years trip.

The house is perfect for large families. A lot of space and areas for entertainment. We loved the pool and jacuzzi (although the pool was cold at times because of climate in December).
Because our travels were in booked during the busy holiday season, we were paying double which was fine and expected. However, paying double the price, we did expect a house that provide luxury accommodations. A few call outs that hopefully can be changed for future guests.
There were no oven mits or dish towels so we had to use pool/beach towels.
Ice maker was broken. Although I knew this going in as I read a review about it, AIM management went out of their way to make sure we had bagged ice. A house of 13 can’t run on ice trays.
Pillows in the bedrooms were like rocks and even a few king pillow cases were stuffed with several 9’ square pillows. Was not very restful.
Grill was rusty and the propane tank wasn’t even filled. That being said we couldn’t grill our first night there. We called AIM and they quickly came to replace the grill and propane the next morning.
A pool vacuum was left in the pool for two days and it wasn’t even operational.
CONSTRUCTION NOISE ON THE HOUSE NEXE DOOR! A house is being built right next door. Construction was only halted for two days...the crew was even blasting their music which we kindly had to ask them to move their speaker away from our fence so we can hear our own music.
Although the view is pretty, it is on the Tampa bay side so there is not much of a beach. If we were to put our beach chair out (which was provided by the house) on the beach, people are constantly closely walking by you as they walk on the beach.
We were really surprised that only two bathrooms had floor mats, no floor mat entering from pool or anywhere in the house. Seems cheaper to replace mats than wood floor?!
They do tell you that a starter kit is provided (toilet paper/paper towels, etc) however, they don’t even provide liquid soap or lotion for each bathroom. We’ve rented luxury homes thru home away so just assumed these details were streamlined. These are small items to make the guests feel comfortable and want to come back. Small details like these are important. And again given the cost, it’s a small luxury item that you would assume is provided.
AIM management was very responsive and helped whenever we needed something.

Beautiful Rental Property
This rental exceeded our expectations. Beautiful property with a beautiful view. Easy to check in and out and had great amenities.

A mixed bag
Location and parking are great! Lots of bedrooms, but only one faces the water. Kitchen was woefully inadequate, grill unusable. Heated pool and spa as advertised. Property manager AMI Locals was very responsive to things we requested, but not so good with repairs. Ice maker didn't work. Ice maker in the freezer makes 20 cubes a day. but was full when we got there, even though there was evidence of freeze melt. Loved the comment from the maintenance guy that "7 degrees is below freezing." Freezer is too warm, so top of refrigerator freezes things from running too much. No hot pads in the kitchen. Induction cooktop and oven required manuals to operate them (fortunately, they were in a cabinet). Plenty of plates and glasses, not many coffee cups. Lots of towels and bath towels and kitchen towels. Ping pong and foosball in the garage were great for recreation. House was decorated beautifully and is very quiet.
All in all, we had a wonderful time visiting together at Bay View Beauty. We made do with some deficiencies because we felt we were asking for a lot ... but there were a lot of items needed. All the issues can be cleared up easily, there were just a lot more of them than we expected, especially for the money we were paying.

October 26 - November 2
Apart from the fact that some bathrooms lacks hangers for towels, the house is in itself very good. We were however not pleased with the outside areas, such as the baloneys and the pool area, and the outdoor furniture.
When we arrived the pool, the area around the pool and the baloneys were full of bird droppings and we had to start our vacation by cleaning these areas. Even though we reached out to AMI Locals immediately after checking in a cleaning crew did not arrive until two days later. To my understanding the bird dropping problem is well known to AMI Locals, why it is surprising that this issue is not checked directly prior to every check in.
Moreover, the cushions for the outside furniture (and the furniture in themselves) and sun beds were either missing or dirty from bird droppings.
The pool area has to be upgraded. At the moment, the whole pump machinery for the pool is placed in the sitting area within the pool area and it makes sounds, leaks water and has cords sticking out (the latter not very good when you have small kids). Off course the pool machinery should have been placed elsewhere. The pool area also lacks a shower where you can clean off the sand from the beach, which means that the pool and the pool area quickly gets full of sand. To sum up, more thought should have been put into making the pool area cosy and enjoyable.
Moreover, the machinery for the air condition system is placed on the main balcony instead of along the sides of the house (like on many other houses on AMI). This means that you have to listen to a constant sound from the air condition system when sitting on the balcony. Not accaptable!
When you rent a house of this size and price it also surprises me that no canoes or paddle boards are available at the house and that no house cleaning is provided during the stay.
Further, when check in is at 4 pm on Saturdays it not satisfactory the AMI Locals close at 6 pm and is closed on the following Sunday. This makes it very hard to immediately get the potential issues with the property remedied. Instead you have to wait until the following Monday which is not good enough.
To sum up, we have been renting properties at AMI for the last 4 years and this property is the least cosy and thought through property we have been renting. If you are a maximum of 8 people I would recommend renting “Cloud 9” or or “Serendipity” instead…..much more thought put into these properties and much better feedback if you have
