About this house rental
Guests can check in any day of the week so long as minimum # of nights (varies by time of year) are respected. Rates based on 3 bedrooms occupied (6 guests) additional fee of $70 per room for extra rooms used, maximum added fee $140 per stay if all 5 bedrooms used. An additional charge of $75 will be added for Sunday check out (because of additional Sunday cleaning costs charged by cleaners). Our year round house is directly on 35 mile long Lake Memphremagog that spans from Newport Vermont to Magog Quebec. In summer enjoy time on the lake with a 2 two person kayak, and / or one three person canoe, life jackets, 2 wind surfers and an abundance of sand chairs and water toys for younger children. With 2 water front accesses areas, this waterfront home offers private dock for tying canoe or kayak during the day and a waterfront with separate small beach ideal for younger kids to play in sand with shallow water for hundreds of feet. Property includes an outdoor BBQ for cookouts and fire pit for relaxing evenings by outdoor fire. Memphremagog lake offers some of the best and varied summer and winter ice fishing in north east. The north west facing lot offers incredible summer sunrises and sunsets. In winter warm up in front of the large indoor fireplace (with wood provided) and baby grand piano and or google home mini for relaxing musical evenings. 2 smart TVs provided (55” in main living room area and 34” in upstairs den area). Directly on snowmobile trails crossing lake in front of house and directly on Nordic ski trails in back yard. The house offers secluded finished basement and upper floor areas for quiet reading time with assortment of books and plenty of space for quiet time alone or for memorable family and friends to get togethers. This home is quite a large house and sleeps 10 people comfortably however rates shown are based on 6 persons (3 bedrooms) staying for duration. An additional fee of $15, per additional guest per night is added for occupancy of 7th to 10th guests to cover additional cleaning fees. Home offers 5 bedrooms and 4 bathrooms (2 full and 2 half baths).The five bedrooms are situated as follows: #1 master suite with 1 king bed (78" x 80") and private in room bathroom # 2 1 queen (60" x 80") #3 1 queen bed (60" x 80") #4 2 single beds (39"x 75") #5 1 double bed (54' x 75") The home has modern amenities including Wi-Fi, Google home mini and two Smart TVs (one each in the common living room and upstairs reading area). The house is fully equipped with towels, bed linens and necessary kitchen equipment.

We had family in Newport growing up and came back to visit from different states after forty years away. Our time in Mike’s home was relaxing and convenient to all the places that we wanted to visit. The house is beautifully appointed, very spacious and right on the lake.

The property is wonderful! The house is large, well appointed, and exceptionally comfortable. The property is right on the lake and the kitchen and living room have a beautiful view of the lake. I have been to Newport several times and have fallen in love with the area. This has been my favorite place to stay so far. The property owner is very communicative and leaves clear instructions. I would love to visit again.

The perfect location right on the shores of the lake with spectacular views. The house was comfortable and spotlessly clean. The outside included lawn furniture and a fire-pit. There were bikes, a kayak and a canoe.

My large family made our third trip back to the Newport house. We love the beautiful location and gorgeous views, and the house accommodates us all very nicely. It’s clean,spacious and equipped with everything we need, and the large lawn and waterfront provide lots of entertainment for the kids.
There’s great biking and hiking trails nearby,and we enjoyed a trip into Magog, Canada this year.
This us a special place for all of us, and we hope to return.

We were in town for my son's wedding. Family from all around the country joined us for our stay at the house. The location was beautiful (right on the lake), and the house was perfect for our needs. Mike was very responsive to us whenever we needed to contact him. I would highly recommend this property.

When we arrived the property was clean and the waterfront was beautiful. Having stayed in the area for the last 10 years on vacation I was familiar with the area and was the reason we wanted to stay here. Close to the bike trail, downtown and great area to be able to go for morning runs.
Mike lives next door so if we needed anything he was right there when he was home. My recommendation would be mow the grass weekly so that it might control the ant problem outside. Make sure the cleaners are cleaning under the beds… wasn’t very happy with that, more towels, more than one roll of toilet paper, paper towels in the bathrooms for large groups. Steak knives, blender would be great.
The house was definitely the right size for our group of 8 and would probably rent again if we were able to get a Saturday to Saturday check in. We are very easy and are able to adapt to anything so everything in this review is constructive criticism no hard feelings. Thank you Prospect Acres OCR Team

We booked this house for a family vacation, and a celebration of my Mom’s upcoming birthday. The house was very clean, easy to find, and looked exactly like the pictures. It was lovely walk from the house into the nearby town of Newport, which we did almost every day. The only other item to note as others have mentioned in previous reviews is that the host lives nextdoor and the fire pit is on his property. It is still available for use but is not really private. Overall, it was a lovely stay and our family was so glad to vacation here. We have deep roots in this part of the country.

Location and house were great for our needs. We had a family get together to handle some difficult family business. This location was great as there was enough space for many to stay. Good shared spaces for family meetings and discussions, and nice quiet hideaways for some private time. The views of the lake were great and a nice recharge. Thank you.

The host Mike very nice! Gave us some history of this house and really responsible!
The kitchen is very beautiful and well done. You can see the beautiful lake when you cooking. We love the fireplace very much and used lots of woods in the snow day. Mike even stopped by supplied more woods when we needed!!!our kiddos had a great time.

Great location, not far from Jay Peak. Down the road from all the stores, restaurants, etc. however far enough away to feel you are in the country. The view on the lake is beautiful. Hiking across the street. Very comfortable property. It must be spectacular in the summer!

Lake, land trust hikes, bike trails that go into Canada, beautiful home. What else would you want?
Immaculate , large home with a lake view kitchen. No one minded getting meals ready!
Access to trails close by. Bikes and a canoe and kayaks. Great communication with owner.

You can't beat it this experience. The house, location, view, and hosts are all great. The sunsets were very nice, the night sky was clear, and there's lots to do if you get a little bit creative. The hosts have generously equipped the house, with kitchen items, paper products, foil and plastic wrap, as well as kayak, canoe and quasi-paddleboard. We had a great time.

Spacious, well equipped and comfortable accommodations make this property a great value. Kayak, Canoe, take a swim or sit by the fire pit and enjoy s’mores. Breathtaking views and sunsets complete the dream. Great for all ages, especially if you have young children as the lake is shallow. Michel, the host is responsive and helpful, and an all around interesting and nice guy. The house is called “the space house” but you have to visit to find out why it’s so special. We had a great vacation.

My husband and I are avid bikers and loved the proximity to the bike path. We saw deer, turtles, squirrels, chipmunks, ground hogs, and many different varieties of birds on our daily rides. We also met some very friendly people and some very friendly dogs. The water at the end of the property is very clear and shallow so we were able to see the paths of the clams in the sand. We even had a friendly sunfish that swam around our ankles as we waded in the water. There is a very small beach where it was perfect for the little ones to wade and toss rocks. Mike was very helpful and available to answer all of our questions. We love Lake Memphremagog and this house was the perfect place to stay to enjoy it.

Pictures cannot do this beautiful home justice! The views are absolutely breathtaking; you can see straight into Canada while drinking your morning coffee. From the backyard you see nothing but the lake and mountains, and hear nothing but waves. The house is perfect for a family vacation, and the layout leaves space for everyone. The homeowner, Mike, is really friendly and approachable, he made my family and me feel very welcome! By the end of the week we could barely tear ourselves away from this oasis!

This is property is perfection for a summer vacation. Mike's house is so comfortable and well equipped … the beds are great, the master suite perfect for the grandparents and everyone else was very comfortable. The kitchen had everything we needed and surprisingly these days, plenty of toilet paper! The location was wonderful … toward the end of the road but 5 minutes from groceries and takeout. And the lake is beautiful. Shallow so no stress watching the younger kids and it is not a lake that is overly busy with loud boats. Yearly family vacation
My husband and I and our three daughters and families just finished our second week at Mike's property. Our group consists of 8 adults, 4 kids and a baby, and the house accommodated us all very comfortably. The downstairs is very spacious and 5 bedrooms and 4 bathrooms worked out nicely. The location is perfect for water activities, and biking and golf are nearby. The view is just spectacular and Mike is a very kind and considerate host. We hope to go back again!

Beautiful location, comfortable property
My family (2 parents, 2 kids, 2 grandparents) stayed in this very comfortable property for a week. The location is wonderful, with breathtaking views all day. With small children, we spent a lot of time playing in the water and boating. In this location the lake is extremely shallow. You can walk out for a few hundred feet and it’s still only up to your waist. That was great for the little kids, but meant you had to go way out if you wanted to swim. We also went out in The provided boats and/or our boats almost every day. The morning starts calm and the wind seemed to build throughout the day. There were islands, rivers and lots of shoreline to explore in canoes/kayaks. We also saw lots of power boats, but the lake is so big they didn’t come near us. The owner lives next door (though he isn’t always home) and he was very responsive when we contacted him. We were looking for a place we could go and enjoy ourselves the whole week Without going anywhere else (COVID summer...) and this was a really beautiful, relaxing place to do that.

Wonderful family vacation
Our week at Mike's property on Lake Memphremagog was perfect! The house was large enough for our family, and very well equipped with everything we needed. The view is spectacular and the outside grounds are very spacious with plenty of room for the kids to play. The water is clean and Mike left plenty of water toys for us to use. We loved our evenings at the firepit too, and we all agree that this was our best family vacation. Thank you Mike!

Great place, Unique location and a fantastic host
We had a great vacation at this wonderful lake house. The house is very spacious and was well equipped with everything to make us feel at home. The location is amazing and offers great views and sunsets. We had a lot of fun with fishing, kayaking and walking in the shallow and warm lake water. Mike was a great host and went out of his way to help make us very comfortable. At the end of the trip, he also gave us a special surprise with a ride in his 64 Mustang. Thanks Mike. This house is very close to the downtown area and we enjoyed the lovely town of Newport.

Quiet, Waterfront Location
Great Location. West facing for beautiful sunsets. Good size house with plenty of room for families. Well laid out with all of the amenities. Rural location less than 10 minutes from downtown Newport. No AC but not necessary with breeze off of lake. Fire pit for evening Smores. Gas grill for cookouts. Everything we needed to relax for the week.

Great house in a nice little town.
Perfect house for our ski trip to beautiful Jay Peak Vermont. House is very large and clean, plenty of room for 2 families. Jay Peak is about 30 minutes away, and the town of Newton has some nice restaurants, great grocery stores, and everything you could need close by . The house is right on the water and would be beautiful place to stay in the summer as well! It is a perfectly preserved time capsule from the 1960’s- 1970’s, but everything is so well cared for and you have all the amenities you could need. We would definitely stay again!
