COVID-19 Cancellation Policy: Assuming a guest is unable to travel due to a positive COVID Test taken within 72 hours of travel OR a government imposed/mandated travel ban, cancelations will be processed as follows: • REFUNDS: If a guest cancels their reservation and IPM is able to resell any of the guest’s reservation dates, IPM will issue a cash refund, upon receipt, for all dates that are resold. • CREDITS: Assuming a guest cancels their reservation within 60 days of arrival and choses to forgo a refund per the terms mentioned above, IPM will issue a credit on all monies paid based on the below terms and conditions: o Credits shall not expire o Your future reservation must be placed in the same Villa that was originally booked o Rate differences for future reservation dates may apply 2. Non-COVID Related Cancelations: For cancelations unrelated to COVID, Island Property Management will attempt to rent the unit during the specified contract period. Assuming the Villa rents for an amount equal to, or greater than, the stipulated contract amount, all client funds will be returned upon receipt by Island Property Management. Assuming the Villa rents for an amount less than the stipulated contract amount, client will be issued payment of said lesser amount (as REFUND IN FULL) by Island Property Management. Assuming the unit fails to rent, NO REFUND will be granted. Although not guaranteed, assuming the guest cancels within 60 days of arrival, the property will typically re-rent for the canceled dates thereby allowing the guest to receive a full refund. 3. Travel Insurance: Assuming you need a cancellation policy that offers refunds, we have priced our units so that you may purchase travel. The price of our Villas, together with the travel insurance policy, are still less expensive than 90% of our competitors. We price our Villas in this manner to provide options to our guests as most guests prefer to forgo insurance and utilize the existing Cancellation Policy + pay the lower price. 4. Moving Dates: We can usually accommodate all guest date change requests that occur 90 days or more before arrival, with the movement of reservation dates to the following year. Beautiful home with plenty of room in a great location! The kitchen was very well stocked with everything you might need. We thoroughly enjoyed our stay.
A couple of notes for those of you considering a visit:
1) The beach is a 15-20 min walk. Coming back is all up hill. Not a big deal, but it did discourage us from making the trip as often as we would have liked.
2) The pool and hot tubs were amazing, just remember to bring a towel. They are not supplied at the pool as all the paperwork indicates.
3) Beds are very comfortable, although the upstairs bed needs a stepping stool to get in. We are tall people and it was still a bit of a challenge.
4) The welcome paperwork specifically noted we would have enough coffee to get started. There was none.
5) We were on the fence about renting this location because of the stairs(One of the guests traveling with us was handicapped). We read there is an elevator and we simply needed to let the host know in advance that we will need use of the elevator, which we did. We checked in and the elevator wasn't working. It took several calls to get hold of someone. When we finally got through, maintenance was quick to arrive but unable to address the issue. It was 2 days before it could be fixed. Unfortunately, our guest was forced to remain on the ground floor for the first part of our vacation.
In the end, we would rent again but only if we travel with friends and family who can manage stairs unassisted.

GREAT place for family(ies). The place is huge and the complex has a pool with a very shallow area for infants and toddlers can sit and play in. The place is walkable to numerous shops, restaurants, coffee, etc, and across the street from the Grand Wailea and the Four Seasons Maui. Would stay again.

This was great for our family. We have two teenage kids and brought grandparents as well. There is a lot of space and it’s very convenient! We will be back!

We have stayed in several Ho’olei villas and the kitchen here is so well stocked with equipment. There were spices and other things that just made cooking easy. The Villa was close to everything, the beds were very comfortable and the linens were very good. Loved everything! There was a friendly feral cat that seemed to live on the main level lanai and we all loved him. So it was a little cat bonus.

This was our third year staying at a Hoolei Circle property and once again we were not disappointed. From the self-contained, fully functional villa to the satisfying pool to the privacy (and convenience) that comes with your own rental, we were able to nestle in and quickly develop a vacation routine. The unit was also well appointed and perfect for our family of four.

Luxurious condo that is very well equipped. Several small maintenance issues dealt with quickly. Wonderful pool and view. Downside is that it is located directly across street from complex maintenance yard. While most days it was a bit of noise with garbage and leaf blowing, but on on Friday the crews were removing large branches and debris throughout the complex and running the chipper most of the day. If the crews had taken the chipper to were they harvested the trimmings and chipped there we would not have had to endure the noise all day.

While our stay at our condo was not cheap, it was well worth the cost. Beautiful home with beautiful art and a nice view. Just minutes from shops and restaurants, and it had a nice swimming pool area and gym. We felt very spoiled.

The online photos matched the house to a "T." We were not disappointed at all and everything I saw and read in the listing is what I got. We book through VRBO to save costs on food so we don't eat out every single time and this house had everything you needed, including a blender, lettuce spinner to drain excess water, toaster, big fridge, etc. There was also a smaller fridge outside on the lanai along with a grill. Bonus-there is a closet in the garage with beach stuff, including chairs, boogie boards, umbrella, coolers, etc, so you don't need to buy any of that stuff just to throw away or leave at the residence. My only complaint was that the night before we checked out, I received a text from the cleaner in a round about way asking me to leave before the 11a.m. checkout time because the cleaners were overbooked. Needless to say, we didn't leave early because we spent time cleaning up the house and our flight to the next island didn't leave until 3p.m. You won't be disappointed in this house; public beaches are anywhere from 5 minutes away to 15-30 minutes, depending on what you want to explore. Enjoy, we will consider staying here again when/if we visit Maui!

We thoroughly enjoyed our stay at villa 21-6 Hoolei. We are a family of 6 with 4 kids ranging in age from 14-21. The development is in a great location walking distance to shops, beach, restaurants and resorts. Check in and communications were great. We appreciated the villa location within the Hoolei complex, very close to main gate and pool which also meant not too hilly when walking home from shopping, beach, dinner etc. The Villa had everything we needed really-plenty of towels, kitchenware, space, nice ocean view - the beach gear was a bit rough with broken straps, cooler handle etc but we managed and it was better than nothing. We were able to get check out extended by one hour -thank you Revie! The gym was fine and had a decent amount of machines, free weights etc. Only went to the pool 2 times but it's wasn't crowded and was clean with water and iced tea provided. We received a wonderful recommendation for a private Road to Hana Tour with Charlie Blue Soul Maui thanks to Tracy Dill concierge with IPM. We had groceries delivered through Maui Grocery Service which I would also do again, so nice to have the fridge stocked upon arrival. Quite a few things were substituted unfortunately but that is just a risk you take (and one I wasn't completely prepared for) but it worked out. I would definitely recommend staying here and hope that we can too if we come back to Maui. It was a great experience and truly made our family vacation so much better, more comfortable and enjoyable.

So I booked this property with 2 other couples in mind to share our AMAZING MAUI vacation with. Due to Covid the decided to back out last minute... So I was a little upset... However, having this amazing place to come back to was nothing short of amazing. The kitchen was great for those who can cook... The view from the top Lanai was breathe taking. You could look off in the near distance and what the Humpback Whales breach the water... We actually canceled a day at the beach to stay and hangout at the property....

We stayed with a group of friends (6 total) and this place blew away our expectations! Super spacious, beautiful balcony, ginormous bedrooms. It was truly hard to leave the Villa each morning. The pool/hot tub area is top notch as well. We will be staying here again.

I wanted to love this unit and was looking forward to a peaceful and relaxing stay. This property was so noisy we could barely have a conversation on the lanai. There was constant mowing, raking, weed whacking, and other landscaping activities conducted directly outside our unit almost every day of our 11-day stay. And it started at around 7:30 am and lasted until around 5 pm. And since this unit is located directly across the street from the property maintenance shed, we could hear conversations and yelling between maintenance workers throughout the day. This property also doesn’t have any posted “quiet hours”. During the last three nights of our stay, there was a group of college aged kids who partied very loudly on their lanai until after 3 am every night. Needless to say there was nothing peaceful or restful about our stay.
On top of the noise, there were also several maintenance issues with the unit. The internet didn’t work and we had to send in a work request which, although it was dealt with immediately, we had to hang around while it was being fixed. So, we simply lived with the other issues because we were on vacation and didn’t feel like we should have to deal with them. Only 1/2 of the burners on the grill worked, the A/C went out intermittently and had to be reset, one of the bathroom door locks was broken and there was no cutlery in the kitchen.
The unit was not very clean when we arrived. The glass table tops and coasters in living room were stained and had old food stuck to them. There was also old food on kitchen counters.
The bedrooms were way too hot at night. The A/C can’t be set below 70 degrees so it was like having no A/C at all when we were sleeping.
The pool was great and the unit was spacious so we made the best of it. But, I will not stay here again and do not recommend it to anyone who is looking forward to a relaxing, peaceful stay.

Vacation Bliss
This was the perfect vacation rental. We usually stay at the Grand Wailea but decided to try a VRBO this time. So glad we did! This property was so relaxing and it accommodated my family really well! The beaches nearby are great and the lanai on the property was perfect!

This property is so nice it made it a difficult choice for us to leave the beauty and comfort of the lanai to explore Maui

The Taj Mahal!
We LOVED this property!! It was outstanding in all aspects. Our view was wonderful from the lanai. The beds slept wonderfully with excellent quality sheets. The pool, fitness center and other amenities were lovely. We would recommend this property to anyone. The elevator was disabled but we only needed to call the property manager to get it set up for our elderly parents and hauling the groceries upstairs to the gormet kitchen. The grounds were emaculate. It was quiet, peaceful and very beautiful. HIGHLY RECOMMEND. Thank you!

Everything was as beautiful as the pictures. Everything you need is there. The entire property is immaculate. The location is perfect as well. The pool and hot tub area is awesome with the waterfalls. I highly recommend this property.
