Great Value, Fantastic Host, I Rate Kickback Cottages Equal #1 with Bellevue for Lakes Accommodation

I loved the fact the host was patient with our late arrival, and that our host was contactable outside of regular office hours!! This alone hits my rating for exceptional service and a property highly recommended as a first choice when seeking accommodation in Lakes Entrance

Nothing to not like. Yes, the property is outdated aesthetically, but it has all the comforts of staying at Grandma's on the holidays and really, that.s all that was needed

Was on 2 week travel. Had booked way before. Was disappointed as to the cleanliness of the property.

The accommodation would of been good if it was clean. The area was good and felt safe in the area.

It was very dirty. Had to clean things before using. Kitchen cupboards had water sitting in them and smelt musty. Oven, grill was filthy so did not clean and did not use. Mould in the shower. Filters dirty & top of air conditioner very dusty. Maintenance on windows required as were filthy also. Management were not at the office.

Reception was closed on arrival people living there who were emergency housing tried to help we received a msg with cabin number and code we walked in to the cabin it had the worst smell of damp the shower was mouldy the carpet very stained and the stove griller was dirty the verandah timber was so bad we felt we would fall through it we locked up and went and found other accommodation that was amazing for 10 dollars cheaper a night kick back cottages needs to be taken off the website it's a run down old dump

Every thing it needs to close down The photos advertised somewhere that wasn't Like the real place the photos must be very old because the kick back cottages were un kept the fences falling down weeds everywhere it looked like no maintenance had been done in years

Nothing at all.

Wifi, AC, and microwave weren't working properly. There were big holes and broken plywood in the bathroom. The owner deducted 200 dollars even without letting us know and not refunding it. They weren't a single person in the reception. It was closed. The place was not tidy or clean enough. The owner isn't responding to our text anymore. Overall, it was the worst experience ever.

Do not stay at this place!!! The room was disgusting. smelt like cat urine, used towels and bedding.

Nothing to like about this place! Stay away I had to buy a tent and go camp it was that disgusting!

The place smelt like cat urine. The room hadn’t been changed since the last person left. Bed unmade used towel on the floor.

A pleasant cabin showing its age but clean.

Location was close to the beach bridge and supermarket.

There was confusion with the booking .There wasn't a welcome pack of dish detergent, dish cloth and tea and coffee. Towels were provided on request, the beds were comfortable but were not made with top sheets.

Worse place and overcharged

Communication was ok via online although there was no one at site. Still waiting on a refund for overcharge though.

The shower and bathroom was unclean with hair from previous users. The place hadn't been dusted well. The cupboard in the kitchen had direct shelves and the sink tap was held on with silicone

Quaint cottage amongst the trees

Individual little cottage, an old/original holiday house that’s many years old and a bit ruggard! set amongst trees, quiet and with a little grassed sitting area between cottages. I was a little sad to leave there as It was back from the main road and in a quieter part of the town.

not really a good choice

this is 2-bedroom cottage, the shower facilities are not bad.

The bed linen are not clean. Windows can’t be closed properly, so you can feel cold during the night. No aircon in bedroom, only one in living room.

The smell, it was absolutely terrible. The whole place could do with a make over. Also take those fryers out that wouldn't help with the smell.

Great spot. A very comfortable place with a great outside area for kids and pets.

Location great walking distance from every thing. The host extremely pleasant and friendly. Great place for kids and pets. Could do with an update.

The place needs a really good clean. The showers were a bit dirty. There were lots of cobwebs and spiders. A good paint job would really improve the place.

What we said in { what didnt we like says it all ]

Nothing . this place is really bad , Booking .com should inspect these places before they list them ,I thought I had seen all the worse places to stay ,but after seeing Kick Back I am sure there must be more . All standards have been scrubbed here.

Everything the place would not pass a health inspection . there were insects crawling up the walls, across the floors ,Millpedes } and spiders , the place smelled of dampness ,we stuck it out for the [7] seven days as there would be no refund .We were glad when it was time to go home. Kick Back never again . We had to change cottages as the hot water system broke down Ihad to shower in another vacant cottage .then we got moved to another cottage which was a bit better ,we stayed there for the duration of our stay .

The cottage was not clean on our arrival and the proprietors were not onsite at check in to discuss

The location seemed reasonable although a little off the main strip for Lakes Entrance. The property was straightforward to find.

The place was not clean. There was dirty food in the sink, the kitchen area smelt like fish and there was hair (possibly pet hair) on the sheets in the main bedroom. We decided to stay somewhere else (as the proprietors were unavailable to discuss the situation). We have requested a refund but the proprietors have ignored our request and have not responded to messages.

Disappointing end to our holiday

Good location for a break on the way back to Melbourne from Merimbula.

We were frustrated that the advertised 'pet friendly' price did not include $25/night/dog extra. This advice was in a confirming text but buried way down amongst other information. Had we known of the extra $100 cost at the time of booking Booking.com we would not have made the booking. You need to lift your game on this Booking.com as we have never struck this ‘extra’ charge when making ‘pet friendly’ bookings. I should add we advised 2 adults and 2 small dogs when searching for the accommodation. Also the grounds and gardens are overun and in need of maintenance.
