I guess it is best for touring by car. The Minimetro Terminus is 4 km away with sufficient free parking and takes you to the city centre in 15 mimutes. Just be aware that the last return is around 9 pm currently.
The owner was very helpful and the breakfast is good and abundant.
"Pets not welcome" says there are some on premise - this was not clear for me.

Very clean and a pick up service offered from train station.
Breakfast was of poor quality goods. Very, very far from the centre of Perugia.
