Friendly host. Comfortable room. Great location lovely view of Exmoor from my room. Excellent breakfast. Very good value for money.

Breakfast was good. Cooked breakfast as we wanted. Fruit and cereals , coffee and herbal tea available.

Located just outside Lynton in a beautiful countryside away from the noise of the town.
If you love nature, stay here, good for early morning run and walk. Friendly staff and dogs.

The sign for Coombe Farm at the top of the hill was missing. It would have been helpful if it was next to the sign for Bredon.

Good breakfast, set you up for the day
Shower could do with being a power shower. Took so long to rinse shampoo out of my short hair. Bed was too soft and blanket only just reached over the side of the bed when you weren't in it - would have been better if it was bigger.. hairdryer would be good to have

Friendly, comfortable, Susan (owner) was very nice and helpful telling us about local places to visit.
There was some building going on at the property while we were there but it didn’t bother us.

Once you get to the room this is quite comfortable, though very dated. Breakfast was ok.
There was no signage to show that this was even a guesthouse. The yard had a tractor and many cars in so it was difficult to find a parking space. There were two large dogs running free and a dead bird on the ground. It's a working farm but I was expecting a different set-up for the price they charge. There was no real place to 'check-in', I just happened to meet someone as I arrived. There is no information in the room at all and no phone reception. Also, nobody to ask so I didn't know there was WIFI until breakfast. It was ok for one night but won't stay again.

We had the full English breakfast, which included fruit juice and cereal, and fresh fruits. The cooked breakfast was served hot with brewed coffee. The host was charming and delivered a very good service, always ensuring that COVID-19 procedures were followed.
Being my first experience of being accommodated on a farm, was not sure about checking in, so because the gate to the entrance was shut and there wasn't a sign indicating where to check-in was not evident which door to open. We did in the end find the right entrance, ring the bell, and were eventually greeted by our charming host Susan. Once the checking formalities were completed our host advise us on matters such as breakfast time, showed us our room, and wished us a pleasant stay.

The kids loved the friendly farm dogs and going to look at the tame lambs, pony and horses in the field nearby. the welcome was warm and friendly and the rooms were comfortable. We enjoyed our breakfast. it was just what was needed for an overnight stay.
The farm is obviously a working farm and so there was a lot of farm machinery about . The surrounding buildings seemed to be under construction/repair. There weren't any public footpaths to explore around the farm and so the immediate surroundings weren't very inviting for a longer stay.
