It is perfectly located in a quaint and quiet neighborhood close to the Yellowstone River. The darling West Clark Getaway in beautiful Livingston, Montana and the people and scenes you see and meet here among the most memorable you will find anywhere. At the West Clark House you walk 2 blocks to the mind-blowing trails that follow the mighty Yellowstone River- the longest free flowing un-dammed river in the lower 48 States. As the river cuts through the picturesque town of Livingston, (home to 7000 people) you stand in awe of the mountains behind the river - the Beartooth-Absaroka Mountain Complex that leads directly to Yellowstone National Park, just 45 minutes south of the home. You can walk to our world class skatepark, parks that border the Yellowstone River where you find the outdoor Farmers Market, playgrounds, city pool, trails, and more. The picture perfect home has a fabulous covered porch with couches and dining table and chairs - a lovely place to watch the local residents and children play, walk and pass by. The private and darling back yard area has a dining table for 6, string lights, and propane BBQ grill. The West Clark House is a perfect example of the architecture of this thriving railroad town. Hardwood floors, high ceilings, quaint spaces, all modern amenities, luxury linens, a stocked full size kitchen, 2 bedrooms with one king and one queen bed, and 2 full baths and a spacious "legal basement with full size window" common area with an additional 2 twin size bed, entertainment area and writing desk. LIVINGSTON, MT Livingston is always vibrant but is especially alive in the summer time with various festivals, rodeos, nightly music choices and more! Critically acclaimed restaurants line the neon-lit downtown area with choices from local farmed lamb to brick oven bakeries to Chinese to good ol' Montana fall-off-the-bone ribs. Lively western bars and microbreweries dot the picturesque downtown. Various bands from all over the country liven up the night giving listeners a choice of what music they'd like to listen or dance to. Two live theaters, casinos, movie house, and bowling alley add to the nightlife options. Daytime activities include shopping at many of the boutique and specialty shops downtown, some with history back to the 1930's. Recreationally, there are endless hiking/biking opportunities in the Livingston Area, as well as world-renowned fly fishing, adding to one of the many reasons that Livingston is also headquarters to the International Fly Fishing Federation. Swimming, golf course, art galleries and museums prove that there is something for everyone in Livingston. The West Clark is in very close proximity to many other attractions beyond the city limits. Only 45 minutes from the main entrance of Yellowstone National Park, it's no wonder that Livingston is called the original gateway to Yellowstone. Livingston is surrounded by mountains, rivers, hiking trails, adventure companies, and more. We have a lock box at the house, on the front porch, for convenient self check in. Guests have access to the entire home, yard and off street driveway parking. We are local! We love to interact with our guests and have an enormous amount of information about the area, what to do, where to eat and are always happy to assist with anything during your stay. Prior to arriving, we send you information about our local eateries, goings-on, guides, and more. The most desirable neighborhoods in Livingston are on the South West side of town. This area has beautiful tree lined streets, sidewalks and walking distance to historic downtown Livingston, our river front parks, and schools. Extremely quiet and safe area. You can walk most any place in Livingston if you are in moderate physical condition. Biking is ideal.

The home was clean and well-appointed. Great location within walking distance of town and all its amenities. Comfortable beds. Would stay again. Highly recommend.

First, property manager was very responsive and helpful. We had several issues, starting with day one… the freezer did not work. We adapted using our cooler and they refunded us $20 for our ice purchases for a week. Second, the one and only bedroom on the main floor had a bed that sank toward the middle. Owner stated it was a new mattress and would look into it. We made due by one person sleeping in that bed and second slept in the twin bed in the basement. Third, friends joined us for 3nites and found the king bed in the basement very comfortable. Bathrooms were clean and showers awesome. (Same for upstairs bathroom). Fourth, The house is a rental and this owner definitely put money toward upgrading the bathrooms and not the silverware, glassware or dishes. we found flatware and glassware to be old and hard-water stained (glasses had cloudy look). Fifth, we did have a problem getting the tv signal but the property manager came over right away, called Spectrum disconnected and reconnected wires and all worked. Lastly, this house is not air conditioned and box fans were provided. We had unusual warm temps and had to run the loud fans and keeps windows and blinds closed during the day. I believe this was not a good value for what we paid.

I stayed at the property last week (8/16-21) with my 83 yo father and my 15 yo son. Boys trip so I could fly fish, and they could enjoy downtown Livingston and surrounding area. In summary the house was largely as advertised. Clean, modest 2 bedroom house. One of the bedrooms is in the basement, and there are two twins in a sort of 'hall' outside the bedroom. Basement had a mild 'musty' smell (it's a basement) but wasn't terrible; we stayed down there for number of days. Upstairs bedroom was fine. Other comments: - Be aware that *the house has no Air Conditioning*. At all. On our day of arrival, around 6pm it was 90+ outside, and 82 inside. the advice to 'open the windows so it can cool off' helps by the middle of the night, but evenings are a bit warm. - We bought ice cream at the grocery store, came home to learn that the freezer did not work. At all. - Diverter on shower in basement bathroom didn't work properly - about half the water went through shower, half through the tub faucet. Was enough pressure to shower, but resulted in standing in a pool of water. - Deena from Property Mgmt was nice, but (a) there is no fix for the 'A/C' issue, and (b) on the latter 2 issues, they were reported on Thursday and by our departure on Sunday had still not been addressed. Overall, location and access to town is good, quaint little property renovated for short term rentals. Does the job with the above caveats.

The house was quaint, the neighborhood was quiet and the front porch was our favorite hang out location. We enjoyed grilling out and having dinner at the outdoor table. House had everything we needed and was within walking distance of the river, downtown and huckleberry shakes at Mark’s In and Out. The master bed was very comfortable. The twin beds were very firm and the upstairs bedroom mattress was reportedly a bit too soft. The occupants felt they had to sleep on the edge of the bed to keep from both sinking to the center of the mattress. Overall, a thumbs up from our party of 5 adults.
