Patty is amazing! Very responsive to questions. The location is perfect for what we needed and she thought of everything. Everything you need to know is in the household handbook, which makes each person's stay fabulous. The beds are super comfortable and the outdoor area is wonderful. No need to pack shampoo, conditioner, or soap! She even has toothbrushes and toothpaste! Beach towels, beach mats, umbrella, and sand toys made our beach excursions so much easier. Don't forget to take the water jug for your feet - very useful!

Quiet secluded neighborhood but minutes to the stores and beach.
Rooms were very large and lots of living room space for everyone and a 14 seat kitchen table, great for big meals together!
Plus everything you need for the beach!

We had everything we needed! The owner was prompt to respond with any concerns. We enjoyed the fire pits, lizard hunting and the hot tub! The outdoor space is amazing. There is plenty of room for your entire family!

House is in a great area and close to the store. Lots of open space for exterior gatherings and very large living room for indoor activities. Host provided many kitchen seasonings, oils, foil, and pretty much all the things you need to make a meal taste good and to put away in the refrigerator for leftovers. Overall, the place is great for a large group and very comfortable. The only issue is check in is a bit late (5PM) and was a little issue as most of the family arrived by plane between 7:00am and 10am, so we had to find things to do for the day before we could check in.

The house was amazing it also had a beautiful back yard and an area that everyone could enjoy. The owner of the house was great to work with. They gave use a lot of information for what was around the area to do. I would definitely recommend this house to anyone with a large family that wants to spend some quality time together in a area that is relaxing and peaceful.

SUCH a nice house! Description very accurate and outdoor area fantastic. Two bathrooms got a little cozy but we knew that going in. Lots of rules but all very clear so no surprises. Patty SO responsive and helpful. We were there for a funeral so really nice that the house was not a concern. Would definitely return. Thank you Patty!

Great Stay
The outside area was great for us to gather with our family. Kids enjoyed the puzzles and games. Overall good experience but there was a lot of signs about additional charges. I would recommend communicating that in the house instruction book vs displayed throughout the house.

Great San Diego Family Home
As a former San Diego north county resident, this was the perfect home for our family reunion of 6 adults and 4 children. The home is incredibly comfortable and well-equipped. And I can’t speak more highly of Patty O’Banion, the owner. She was simply wonderful to work with and extremely supportive. It was a joy to stay at her property.

The backyard of the house was very nice and can accommodate a lot of people. We played games on the outdoor table, while my niece was playing bartender. Because it was dark, it would of been nice to have more light, but we managed.
The inside of the house is setup nice, in that there is a large living room with lots of seating and game table. Bedrooms are large with comfy beds.
My only complaint is there isn't air conditioning upstairs. We made do by putting a fan in the window.

Vista
This property worked well with our family of 15 with families coming and going. There was sleeping space for all which is what we needed. We didn't use the hot tub and fire pit because we were away but they looked enticing.

My only frustration about staying here was the concern due to all of the notices and disclaimers posted when we submitted a request for the house as well as in the, that any misstep would cost you money. That said we had absolutely no problems. We even pointed to the owner items needing repairs, which was happily received. Yet we sort of walked on eggshells while we were there. It was a bit hard to relax.
One final item when I initially looked at getting this place there was a security deposit, which was fine, but when finalizing everything to commit to the reservation, you either had to buy an insurance policy to cover any potential damages, which there were no damages, orput your credit card down for a total of another $5,300. didn't have so it's extra or I felt that this was a bit out of line I have not had to put an insurance policy in place for any other house I've ever rented and I'm hoping that the charge on my credit card will drop off here in the next day or so. Seems a little bit extreme but I did again thoroughly enjoy myself.

Nice place in a nice location. Laundry rules were confusing and left us a little fearful of additional fees.

Family time
There is a large yard with lots of seating and a big hot tub for outdoor entertainment. Even though you’re in a close neighborhood, Patty’s shrubs made it quaint and secluded. The house has lots of sleeping space for bigger groups.

The house and accommodations were nice. It was big enough for the number of players we had. The owner however was staying on the property and was involved at a level that she should have not been regarding every little thing. She did not respect the tenant's privacy, she booked other families after we had expected to rent for full months, so my players had to move out and in several times. She blamed issues solely on the players when several other tenants could have also been responsible for the issues (such as a plumbing issue). I would recommend you ask if she is staying on the premises while you are renting any of the homes, as it was not a typical experience and one that became very stressful. She had said she was fine with a small dog, then did not remember making that statement as the coach was going to stay on the property with them to keep things in order. She wouldn't allow it after the fact and he could not, then she complained about them having their friends over, etc. We paid an exorbitant amount of money per month to rent the house and felt as though we were in a bit of a police state. She should have respected and been more mindful of the tenant's privacy and tenant law. Cherry on top was when she changed the lock code, and our boys still had their items in the house that they were moving out that day. She stated that they were supposed to be out by 10am which she never communicated, and we paid for the entire month, which means we had the right to collect all of our items up to midnight on the last day. It's a nice place, as long as the owner is not there keeping a watchful eye over everything you do. She should probably re-think renting out the homes if she is so nervous about strangers being there.

Lovely home
The house and the property were immaculate. The location was fabulous. It is on a well landscaped lot and the area is quiet and well maintained. We met with Patty when we arrived and she made sure we had everything we needed. She was very helpful.
The kitchen was very well stocked and had a large pantry. The dining area had ample seating. We had 13 people staying and an additional 5 local people visiting. So, we were cooking meals for 18 and there were enough plates, utensils, glasses, etc. I was pleasantly surprised by that. The living room was cozy and spacious, too. It rained every day we were there so were unable to enjoy the yard but it was beautiful.
I had a few issues that certainly did not ruin our vacation but I feel people should be aware of before booking. 1. There are only 2 bathrooms and one is the master. We had 3 people in the master upstairs so that meant that 10 people had to share a relatively small bathroom downstairs. 2. There are so many “rules”. Some of these rules were reasonable and I understand. However, some seemed a bit over the top, like: don’t leave excessive fingerprints (we were 13 people staying for 9 days! There will be fingerprints) and step by step instructions on how to fold towels. The rules are written in several places with veiled threats of the management reviewing us poorly. I have never used VRBO before so I don’t know if this is normal. It’s not very welcoming and conducive to relaxation. 3. It was cold (for San Diego) while we were there. The beds had very high- quality comfy blankets and linens, but they were lightweight (understandable). There were lots of extra blankets in the closet but they had large warnings that we would be charged a large cleaning fee per blanket if we used. This seemed excessive so we borrowed blankets from our in-town family. To be fair, I did not complain about this last issue to Patty. In retrospect, I probably should have discussed with her during the visit.

Great Weekend
Came to Vista to visit our son who is a Marine. there were 11 of us and plenty of room for all of us. The house is beautiful and I can not say enough about the backyard. something to do for everyone!
