Great location for visiting Edinburgh- walk-in distance for the harbour and a short cheap bus ride to the centre. Really comfortable room and fantastic breakfast! Highly recommend the Veggie Haggis!!! Thank you 😊

Good location, had a warm charm.
Unfortunately we were located on the top floor (2 flights) and it was a struggle carrying our bags up and down. Not suitable for anyone with walking difficulties.

The property beautiful, easy to find easy to park, easy access to the City it was perfect, David was the perfect host, I recomend this stay very much.

Lovely, family run small business with lovely stafg and proprietor. They clearly enjoy looking after visitors and show genuine hospitality.

Breakfast was excellent. Staff very welcoming. Although the room was sold as a small double it wasn't too small.
Shower cubicle very small. Please reinstate the hook on the back of the bathroom door.

the place is perfectly well situated to easyly access the hussle and bussle of Edinburgh and have some peace and quiteness in the adjecent costal parts - the staff was amazing considering the overpricing of Holidays in the UK the service was outstanding - going there would feel to my UK friends like a nostalic family trip to your childhood memory - I will definitely come back on my own

Great location: convenient to walk to Leith or take bus into Edinburgh. The street was quiet at night and property had secure parking for your car. Good breakfast options.
Some mold/damp issue on ceiling and shower glass door of the bathroom. Noticed some dusty surfaces like the toilet paper holder.

This hotel was wonderful! It was cute and charmingly decorated for the holidays. The breakfast was included in the room and made hot each morning. The bed was the most comfortable bed I have ever slept on!! Both David and the hostess were so friendly and welcoming. They assisted with local transportation and tourist information as well as an early check in and early morning check out! The hotel is not in the center city but there are multiple bus stops just out front. It is walkable to many restaurants and the Royal Yacht Britannia. I would highly recommend staying here for anyone looking for a warm Scottish bed & breakfast!!

Friendly and helpful hosts, good breakfast, easy and pretty walk into Edinburgh along a disused railway line.
I was in a single room and it was dinky but functional. I understand all the others rooms are larger but this was the last one available.

Hotel with atmosphere. Owner and all staff were very kind and attentive. Breakfast was served in a beautiful dining room. Bus stop right before hotel which takes you to the centre. Can only recommend!

Fantastic value for money. Reasonable size room, clean with en suite. Parking included with gorgeous Scottish full breakfast. Staff were extremely helpful and allowed us to book in early. Around 20 minute easy walk to city centre. Can’t fault them. Would definitely stay again.

Lovely staff very welcoming nothing too much trouble. Very nice breakfast 😋. Very easy to use the no.11 bus straight in the centre (Princes St) about 25mins but lots of road works due to the extension of the metro line..Had our own keys for the front doors as they were closed at 10pm. Walking distance to the Britannia (25mins ish) also the shore area with lovely pubs n restaurants and very friendly people local people.
As the building is so old but lovely little things could do with Improving. Maybe a hook behind the door in the ensuite the shower was too hot for my husband but I loved it. Such a great shame the bin men were on strike when we were there and the littler around was terrible but every local person apologies for the state of the pavements as it was spilling out a lot.

The hosts were very welcoming and helpful, it was clean, comfortable and perfect for my solo travel needs. The breakfast was absolutely delicious and freshly made. Parking was also a huge plus too. I'll most certainly be back again.

We had a warm, very clean and cosy room, a very comfortable superking bed with soft linen and enough hanging and drawer space for our 3 night stay. Breakfasts were excellent, prepared freshly and very good quality, with as much extra tea and toast as we wanted. We really appreciated how warm and welcoming, yet unobtrusive David was throughout our stay, along with all of the staff who were so friendly and efficient. It is a gem of a hotel with old fashioned good service at its heart.
The shower was electric, so not very powerful.

A warm welcome after a long journey. Excellent breakfast and even allowed my son to join me free of charge. Would recommend to anyone looking for a cheap but comfortable stay. Not in city centre but bus stop opposite and also walking distance to Leith Shore for good choice of restaurants

reasonable price, and convenient for work.
My room was in a converted Garage, which didn’t have much insulation with the next room ( in the other half of garage).This meant I was woken up & could clearly hear my neighbours talking, tv, shower etc.
